Title One, LLC is unprofessional, unethical, and provides false information and documentation. The buyer of our house chose this company, he does a lot of business with them. They ignored our emails when asking for specific information. They gave us a settlement statement stating the correct escrow deposit then when it came time to sign closing docs they put the accurate escrow deposit on the statement which was half of what was required according to the signed contract. We called them on this and they said "what difference does it make?" Really?? I reminded them that they are liable for false documents. Then I was told that if the buyer canceled, we would never get that money anyway. They offered to send a correct settlement statement showing that the buyer was in violation of the contract by only putting half the required amount in escrow!?!? They sent the notary to the wrong address to meet with us which delayed the closing from Thursday to Monday. Save yourself the aggravation! Find another title company!Review from Jessica S

Title one LLC works closely with real estate acquisition express and the amount of unprofessionalism is unreal. Title now employee T funds it necessary to yell and scream at clients real estate attorneys. Title one now will also delay closing and doing title searches. They wanted until 3 days before the original closing to even start. The owner M showed great bias where everyone involved could tell he prefers and gets a kick back from real estate acquisition express, where he's making statements that J from real estate acquisition express doesn't have to answer the phone, won't answer for goid reasons ans justifies it by trying to imply that they have no duty to the seller. Title one will help J from real estate acquisition express default on contracts (between J and other buyers)out so he can get the escrow, which title one gets a kick back from. M owner of title one barks to release escrow to J from real estate acquisition express without having any power to do so. Another employee from title one is dating or sleeping with J , owner of real estate acquisition express (all the post on socal media to prove it) . Between them yelling and screaming from title one to clients, them unethically delaying closing so one party is in default so j from real estate acquisition express gets escrow paid to him, and give title one a kick back ans take their employees on vacation to Columbia..the unprofessional service, bias ans unethical practices are beyond unbelievable. I had to use this company one time because the wholesaler I was buying the property from selected them as the closing agent. Weeks before the closing, this title company was provided with all my lender's requirements including the need to order a survey. Unfortunately, our closing processor named *************************** was quite incompetent and consistently ignored all reminders from the lender regarding the survey so she failed to order the survey on time. The day of the closing, both lender and the buyer (myself) were ready to close but there was no survey and the deal fell through because of it. Although the contract was not contingent on a loan, the reason we could not close was that ****** and her team dropped the ball on the survey because everything else from the lender's side and my side was ready to go. Even though it was their negligence that caused the deal to fall through, they said I was in default of the contract and immediately released my escrow deposit to *********** Express Acquisitions, the wholesaler, without my consent. I am a real estate investor and have completed a ton of closings and I have never had any title company forget to order the survey and be so unresponsive and negligent. My lender who has worked with even more said the same thing and as such they decided to blacklist Title Now and never work with them again. This is the worst closing agents I have ever worked with so stay away as there are plenty of good title companies out there for you to choose instead of having to deal with this incompetency. The owner ******* does not seem interested in making this right so I'm moving forward with court proceedings to get my money back.

Good afternoon *******, We are obviously sorry we were unable to close a successful transaction. Nobody desires (or makes money off of) a failed deal. Without going into details regarding this specific transaction, I can adamantly say that we are obligated to follow the agreed upon terms and conditions of the Contract, and that process was followed in this deal- just like it is in any of the other thousands of successful transaction weve been fortunate enough to be involved with.
