I RENTED A PROPERTY FROM THIS COMPANY. NOTHING FANCY TO BE EXPECTED, BUT DEFINITELY DID NOT EXPECT THE FILTH THAT BECAME OF IT UNKNOWINGLY TO ME. THE FIRST TIME IT RAINED THE ROOF WAS LEAKING AND THROUGH THE BACK DOOR. THEIR SOLUTION..PUT A TARP AND BRICKS ON THE ROOF. THE FLOORS HAVE SOFT SPOTS. NEVER FIXED. MOLD AND MILDEW ON THE WALLS IN WHICH THEY JUST CAME AND PAINTED OVER. ELECTRICAL OUTAGES EVERYTIME YOU PLUGGED IN SOMETHING LIKE A HAIR DRYER OR VACUUM. HOT WATER ONLY LASTED 5 MINUTES AND I WAS TOLD THEY WOULD FIX IT, BUT IT NEVER WAS. AND WORST OF ALL A RAT INFESTATION!!!!! MY KIDS AND I ARE SO TRAUMATIZED BY THIS!! I HAVE NEVER BEEN IN THIS SITUATION OF FILTH IN MY LIFE! THEIR SOLUTION..THEY SENT GUYS TO PUT YELLOW FOAM CAULK AROUND ALL THE CABINETS AND DOORS!! RODENT PEOPLE CAME OUT, BUT QUOTED A PRICE OF 8K AND SONYA TOLD ME THE TRAILER IS NOT EVEN WORTH THAT SO SHES NOT PAYING! IMAGINE YOU CANT EAT THE FOOD AT YOUR OWN HOME CAUSE THERE IS RAT FECES AND CHEW MARKS THROUGH ALL OF IT. RATS ATE THROUGH OUR CLOTHES. MADE NOISE ALL NIGHT AND GUESS WHAT!?!? ONE CRAWLED IN THE BED WITH ME!! I THOUGHT I WAS GOING TO HAVE A HEART ATTACK! I HAVE PICTURES AND VIDEOS TO BACK UP MY ENTIRE STORY! EVEN A VIDEO OF MY DAUGHTER USING THE BATHROOM SCREAMING BECAUSE A RAT WAS RUNNING TOWARDS US!!! I CLEANED UP BEFORE I LEFT. I HAVE PICTURES AND TEXTS. AND I STILL DID NOT RECEIVE MY FULL SECURITY DEPOSIT!! HOW DARE SHE!! THIS WAS THE MOST NASTY, UNSANITARY PLACE IVE EVER BEEN! AND GUESS WHAT?!!? ITS FOR RENT AS OF THE 7TH OF THIS MONTH!!!Business response

Ms. ******** lease states that pest control is the tenants responsibility. I personally felt bad about the situation and convinced the owner to send pest control AND a wildlife removal company out as well as spend money trying to help her. Once the wildlife removal company notified us that the mice problem was due to the tenant keeping her dog outside on the porch with food and large amounts of straw/bedding, the owner was no longer willing to help. I then offered for her to move into another unit which she declined. Then I voluntarily reached out to her and told her that we would allow her to get out of her lease early and return her security deposit. She was very grateful but then moved out with zero notice. She was returned $800 of her $1,150 security deposit. The remainder of the deposit was used to remove large items from the property, paint some damaged walls, repair damaged flooring, and clean out garbage that she left behind. As far as the other maintenance items, I addressed EVERY maintenance request that she made in a timely manner. Everything was always taken care of within the next couple of days. These are mobile homes that were built in the 60s and she knew that upon moving in. I am the property manager, meaning that I am the middleman between the tenant and the owner. Even though the owner was not legally obligated to address the mice issue, I convinced them to. Ms. ******* was a legally binding lease that we also let her get out of.Any other property owner would have made her pay to take care of the mice problem, would not have let her out of her lease, and would have kept her security deposit. I feel the owner and myself were very compassionate, understanding, and helpful through the situation that the tenant brought on herself. The fact that after all of this she still is bashing me on the internet and filing formal complaints to me is mind-blowing. I can understand why other property managers are so cold and by the books. If this is what happens when you try to help someone and work with them, unfortunately I will not be doing it again.I am attaching the report from the wildlife removal company where it states that the problem was caused by the tenant. Along with pictures of the damages and how she left the property. I am also attaching a screenshot of her lease where it states that Pest Control is her responsibility.
