      1/20/2023 thru 12/14/24, we entered in contract with Dream Custom Homes of ******** to build our dream retirement home. We had nothing but problems midway thru the construction. While his office staff "*****" is aggressively and proactively collecting the funds. He has no one monitoring the sub contractors, to ensure paid change orders are done on the site. While he charged us for Custom High Prices, but the sub contractors they hired are apprentices, non skill workers and many with substances abuse problems and we witnessed many drinking on our job site. We complained, he never addressed it.We had many issues we found during the construction, some were addressed for example he tried to fit a 118 inches kitchen long to an 108 inches by putting filler to make up for the difference. We paid for a larger buffet, but the wall was built for the regular size we had to accept the smaller cabinet and never refunded us the difference. We had a change order to add plumbing drainage and hot and cold pipe for further outdoor kitchen, did not get carried to the job site either. We had 2 windows bent frames, one broken window, we refused to close until he fixed those. He had no choice to fix them in order to close.Most were addressed except for these 2:1.- He hid the crack the garage floor by putting empty boxes in that area, we never noticed until we brought the boxes to the recycling place. He refused to fix it. We are asking for Better Business Bureau help in fixing this.2.- The stucco outside on the Lanai and garage bean support are uneven. We found this when they were giving us an estimates my model is built the same way. We did not pay for uneven stucco. This is a big problem for us, we are unable to install a bird cage to protect us from mosquitoes bites. We are asking for Better Business Bureau help in fixing this.

      I am rejecting this response because:

      he concealed the crack floor from **.  By covering with left over materials cabinetry from the kitchen and bathrooms on the specific area. After closing they cleaned the areas and how we discovered the issue,

      We have no choice to escalate to arbitration now.

      Builder is not honoring their warranty. Concrete driveway at apron has large void under the center and Dream Custom now says it is not warrantied even though 1.) The attached contract states it is warrantied 2.) They already acknowledged it and sent someone out once to try to make a repair which failed.

      Per our conversation, See attached pics of red circled void before repair. Then see picture of green circled void that was repaired. As explained to the ****** there is no
      evidence of wash out at either end of the apron that we poured. There would be sand washed out at one of the ends. There are often times small gaps where driveways meet the roads that do not cause
      washouts. We went ahead and repaired by filling the gap between their private rd and their apron to ease their concerns. Dream Custom Homes has zero concern about washout/void the ****** mentions of
       based on what we see. This is a very common gap seen on many driveways. We are only pouring up to the existing rd.  Once again this has all been explained to the ****** to their Displeasure.

      A void can be created without wash out on the sides. The water will follow the path of least resistance. Contractor came and patched the seam only, did not fill the void. They dug a hole in our yard 20 feet away from the repair and buried the excess concrete.

      Dream custom homes has clearly described what it did to try to have the Mr and ************** feel more comfortable with their concerns of a void under their driveway apron in our previous response/pictures.  There is nothing more that we can do to ease their mind. It is our opinion their was/is nothing wrong with their driveway apron. Again, every driveway meets up to an existing road,  that joint where the new driveway meets the old road is not a water tight seal ever.  It is not caulked/sealed in any way.  Water does go into that joint where the 2 meet,  that does not mean its going to create a void or cause the driveway to fail.  The water absorbs into the soil. Water absorbing into the soil does not create voids.  No different then water absorbing into the grass/yard, there are not voids thruout peoples yards.  With that being said,  that would mean every single apron meeting the road would develope a void.  I have not seen that anywhere or those same aprons being ripped out on county roads.  What was there was cosmetic and Dream custom homes tried to make it look better for the homeowner.  There is nothing else we can do.

      Dream custom homes always try to provide a beautiful and exceptional priced home.  We listen to homeowners concerns and try to remedy them to the best of our ability.  Unfortunately,  Mr and ************** may be 1 client we just can't make happy in the end.
