      I signed a contract to purchase a duplex investment property from Southern Impression Homes, LLC on 08/21/2021 for the purchase price of $399,900, based on the investment proforma that this company and its broker called ******** *** provided. The home was delivered in October 2022. As part of the contract, the company also had me signed a property management agreement with another company called ******** that's owned by the same owner. After the units in this property were rented out, I have been charged monthly of close to 6% of rental income for lawn services. From that I learned that the duplex that the company built does not have garages, and because of that, the owner is responsible for lawn care services. This two key pieces of information is not available on either the proforma, nor the sales contract. This turns the cash flow from positive to negative for this property. The companies involved holistically mis-presented the information to me as the investor, which made the proforma look much better than it actually was which was known to the company. I also realized the company's recent sales information starts to include this key information. That was a fraud.

A resolution was agreed upon from the owner on 07/13/2023 and is in progress of being corrected by all parties. *** *** has been updated as of 7/14/2023 for the resolution.
      Email chain of the resolution and the owner, *** ***, agreeing to the resolution have been attached.

      I moved into my apartment on MARCH 10, 2023. I reported that my water pressure was low one week later. They sent someone out twice and the maintenance men said that the problem had to do with the plumbing not filters.. I then reported the issue again on April 5th,2023. I was told that a part was being ordered. Today is now May 2, 2023 and a maintenance man came out and told me as long as water is coming out there is nothing he can do and to ONLY call him when no water is coming out.. I Have multiple videos/ pictures of my water being so low that I am unable to bathe my son and I .. I feel as though this is detrimental to our health, one entire weekend we were unable to take any baths I had to fill up bowls of water to bathe my child.. Since I have moved in I have not had anything fixed only have I been told to deal with it. I pay an extra $55 a month for a renter benefit package that includes maintenance and other things that I have yet to benefit from.. I just want my water pressure fixed so that I can bathe my son daily and not have to give him wipe downs. I do not know who else to take this matter higher with but I definitely can not settle for this type of treatment

      Good afternoon,
      We dispute this case.
      The tenant reported an issue with low water pressure and a work order was opened on 3/10/2023 in order to address the low water pressure that was reported from the tenant, ******* ********. The sediment filter was cleared, and all fixtures were clear, in order to assist the water pressure.
      The tenant confirmed on 03/29/2023 that the water pressure was fixed. This work order was then closed due to the resolution.
      On 04/04/2023, the tenant texted and stated that the pressure is back to being low, at that time it was evaluated and deemed an iron sulfur filter is needed. This was installed and the tenant confirmed on 05/08/2023 that the issue of low pressure was resolved again. The work order was then closed as the issue was resolved.
      On 05/09/2023 a work order was opened again for low water pressure. A vendor was contacted, and a dispatch was scheduled. A vendor visit was completed on 05/18/2023 to assess the low water pressure. It is now the day after the vendor visited the property, the maintenance team is working with the vendor on what the assessment is in order to correct. This is still an open work order and is being addressed by the maintenance team. The maintenance team needs to ensure the cause is found in order to gain a true resolution. Once an answer is received from the vendor to the maintenance team, the tenant will be corresponded with in order to schedule for the work to be performed.

      The home does have water and facilities are able to be used, the low water pressure is not causing a health concern, water is still available to the home.

      My issue is during this process we were assured by ****** that Southern Impression Homes (SIH) is "like a family and stays fair to the investors". Even when we brought up the fact that there was no financing contingency in the contract they sent us ****** stated that if something happens he's seen them give the deposit back before and that SIH is really understanding so there was no need to make changes to the contract. Which to our agents error should have been requested anyways. ****** set the bar pretty high in terms of SIH ethics and business practices. So when I did get laid off from my job, which was out of all of our control he still was confirming that they would be understanding. We also tried to save the deal multiple ways by trying to get it CO'd by 3/15 which ****** said was realistic, clearly that was also dishonest. We also tried to get the contract assigned to a different investor but their interest faded after seeing the location. Now that we've exhausted our attempts I was surprised to see him singing a different tune. Now the messaging is "SIH is not willing to refund you the money and you better choose another property asap" even though he previously told us multiple times that they've returned deposits before. It is important to hold ****** and SIH accountable to their actions. Our experience has been challenging, and how they are holding my deposit of $33,000 hostage.

      Yes, we want to dispute this claim. 
       
      ******* *********** signed a mutual release against Southern Impression Homes and her Sales Agent. With a signed cancellation and mutual agreement completion, the deposit of $30,000.00 was agreed upon to release. The return of the deposit was also already completed to ******* ***********.  
       
      Please see attached to this dispute a copy of the Mutual Release and executed cancellation, both signed by ******* ***********.
