      03/2023 I paid a deposit of $1000 for the closing cost but never followed through with the closing. Said they would have the contractor come on the property to do some work but contractor never did. I also paid *** myself for the Taps. Was not stated in any documents they would charge for services if that was a part of the process until a closing. I was told by ******** ******* i didnt have to put anything down until closing but decided myself to put the $1000 for closing..

      As I have shared with you multiple times, even though you hung up on me in our conversation and refused to hear the explanation I was trying to convey to you, we worked for over a year on your file. We had *** come out in ADDITION to your septic tap location that you did pay *** directly for.  

      We worked several hours in addition to our permit puller working on your file who whether you like to admit it or not, was at your property twice to check for water taps.  The ONLY way we make money in this business is to sell a house, and your property was challenged with this *** issue, so took a lot of extra leg-work on our part.   Your file was about a dictionary thick with research, correspondence, and emails back and forth to make your property buildable.  Our time over a years span is NOT free and I am sorry if that wasn't conveyed to you properly, but your deposit was used in paying for our time on your file to get your Tap Fees due from ***, which ended up totaling $52,000 for *** to put in your water taps.  You were unsatisfied with that amount, so we told you consult with ***, specifically ****** ****** *** ****** *****, as we aren't the owners of your property and that would ultimately be your decision.  

       

      Your deposit is non-refundable after the countless days and hours spent on your file, not limited but including correspondence to your lender, ********************, the permit puller, ***, ***** ****** building and zoning, and I am sorry that wasn't conveyed to you. If you'd like to come pick up a copy of all the work and correspondence done for your file, I would be happy to put it in a folder for you.  We are aware you are unhappy with the result by the 1 star reviews on google, not only that....in addition you've had people you are related to leave 1 star reviews as well, which is not ok since they never dealt with us directly, so we know those reviews are invalid.   

      At this time your deposit is not refundable.  It is unfortunate that you expect a business to do work for your file for a year for free.  That is not how it works, and I am sorry it wasn't conveyed to you.  We will not be addressing this any further at this time or in the future.

      I began the process of purchasing a home from Quality Homes at their Yulee location in 2019. Our house was to be delivered and set up free of defects. The home was damaged during set up and not set up properly which has led to further damages. We also were informed the appliances, that we were charged full price for as new, were actually damaged and have stopped working. We moved in April 2020 without it being finished as the company threatened to repossess the home and with the understanding that there were work orders in to fix the issues. I have been in contact since then and the issues have not been resolved. Some examples of some of the issues are as follows: The damage to my roof during installation. The siding on my home is still rippled. The front of my house slopes. The flooring in areas around my home is buckling and/or has weak spots. Cracks in the walls and ceiling. The gravity plumbing is not sloped enough causing issues in the second bathroom draining correctly. The back sliding door’s rollers are bent which causes the door to not close properly. The screen door is missing the lock and is bent where the lock should be. The seal on the front door was torn when we moved in and the door does not close and seal properly. I have a very long email chain with ***** ******* spanning since we began the process which shows no resolutions have been made. The last response I received was now the home is out of warranty and she cannot assist. I was told over and over that due to the issues being from the beginning to not worry about the warranty as they would still be handled. This entire process has been unprofessional and I have been frauded by this company in several ways.

      Customer's home was delivered 4/3/2019. 

      Customer's home was inspected by FHA Engineering Inspector in April 2020 and passed that inspection. 

      Customer's mobile home foundation was inspected by FHA Engineering Inspector in March 2019 and passed that inspection. 

      Customer's mobile home was inspected by Nassau County Building Department on 2/20/2020 and passed inspection for Mechanical, Electric, and Mobile Home Final, resulting in a Certificate of Occupancy. 

      Customer called Quality Mobile Homes' office manager December 2019 stating appliances were not working.  Office Manger stated Quality Homes doesn't supply, warranty, or repair any appliances, as they are delivered from the manufacturer of the home and the warranty is covered by the appliance manufacturer of the appliance itself.  customer was advised to look in home owner packet for the appliance warranty contact information.  No other information was shared before or after that about appliances.  It is homeowner responsibility to take action for those issues. 

      3/26/2020 - Customer shared AC was not working properly.  AC Company arrived 3/30/2020 to repair.  

      9/3/2020 - Customer sent the Factory her list of repairs. Factory addressed all issues covered by their warranty on 3/26/2020. *Facia fixed, painted. *Shower Door Fixed, repaired. *Cracks due to Tape & texture, fixed, painted, mud, sand, repaired. *Vinyl in floor repaired. *Low hot water pressure, fixed. *master tub, hot water repaired. 

      Items reported to us about Sliding Glass Door track, Door seal damaged, and lock on screen door are all factory issues.  In 35 years that Quality has been open, we have never paid for, covered, or held a warranty on the mobile home. ALL contractors are independently insured and licensed and cover their own work.  Quality doesn't cover any warranty items, rather the performer of the work.  There is paperwork the homeowners signed stating that the warranty is covered by the independent contractor. 

      Items our office is just hearing of TODAY 4/18/23, nearly 4 years after the home has been delivered is issue of plumbing gravity flow. Which is not covered under any warranty by the plumber due to it being brought to our attention nearly 4 years later. 

      9/9/2020 - Customer shared with Quality that the AC was blowing warm prior to blowing cool, so Quality had customer speak directly with AC Company.  AC Company shared it is normal as the air being pulled in is from the outside and intake is normal until it's cooled moments later.  AC company advised home owner that if they were to come out again for this exact issue, there would be a $75 trip charge. Homeowner declined service. 

      09/03/2020 - Homeowner shared issue of wavy vinyl on the home.  The factory while at her home shared in March 2021 shared that the "skirting was on too tight".  The factory does not have knowledge of the skirting job that was done, nor do they install skirting to even know that is an issue.  That was incorrect.  We, Quality Homes, sent the skirting contractor out to the home to address if the skirting was installed too tightly, and after the 1500 or so jobs this contractor has done for us, if the vinyl could have been fixed by "loosening the skirting" it is really simple and he would have done so right then.  The vinyl of the home and the white skirting at the bottom are two very separate jobs and are completed at different times (vinyl in the factory and skirting in the field once house is set up) in the set up process.  The factory knows that when vinyl is nailed in too tightly, it causes a hump/waves and just needed to be adjusted. It's very very common for that to happen and it is one of the easiest fixes from the factory to address, I am not sure why it wasn't addressed, rather blamed the skirting crew instead.... Customer complained again of wavy vinyl again in 10/2021 and the skirting contractor shared that since it's been over a year to come back out about this issue yet again, there would be a trip fee of $75 and the customer declined service. 

      The customer states "company wanted to repossess" the home.  The customer refused to sign their final documents with the lender (which would make Quality Homes whole) over a piece of vinyl sticking up (which the factory has since addressed since it is a warranty item) and the response from Quality Homes was that if you refuse to close, our only option is to come take the home from her site and resell it. Never said to "repossess". Homeowner signed documents at the beginning of their process stating that "factory covered warranty items do not hold up your final bank closing". It is in our standard procedures and operations for the home owners and is signed by every customer for 35 years. 

      The home having a slope is settling and the set up contractor was notified 3 times by our office manager (on 11/28/2021) and admin to meet the customer on site and address the issues in addition to the shingles and vinyl being damaged on the way in. On 10/12/21 we spoke with the set up company owner and told him to get in touch with home owner for the 3rd time.  We never heard about it again and now 3 years later, we are just now hearing about it again?

      I am rejecting this response because:

       

      Original contract was breached and not completed.  The contract states that the seller is responsible for the home being delivered and set up without defect.  The home manufacturer has verified that the issues are your responsibility.  I have been frauded as your business continued to delay repairs to expire any warranties.  I have proof that all issues were reported before warranty expiration and were never addressed leading to further issues.  I am requesting the work to be completed.

      I have emailed the home owner to see if there are ways to rectify the items requested prior to warranty's end that were not repaired.  Anything not reported during one year warranty, we can't address.  Again, it is on the sub-contractor to rectify these items. We will do our best to get what is needed for repair.
