      Worst property management company ever. They overcharge you and instead of giving you your money back they try to come up with other ways of charging you for things. Im so ready for my lease to be over with. And I already know from the reviews and from experience they are going to come up with excuses to not give me my deposit. I should have knew better when I first moved in and they added charges that I had paid at move in.

      Be sure to ask the right questions when you rent from them. They will withhold pertinent information like well water in the rental property and no internet/cable provider. I didn't find these things out until after I signed the lease and couldn't get internet/cable at the duplex I rented and I work from home. It's been a nightmare!! I have to use cellular wifi to work and it has hindered my job performance and abilities for sure. On top of that, I've had to stay another year because i couldn't afford to move and have my deposit tied up with them. Couldn't find anywhere else online to leave a review to warn people.

      This rental management company has predatory leasing practices: namely their lease stipulates that $400-$500 of the security deposit will automatically be deducted for "cleaning and inspection fees" just a tactic to not return full deposit on rentals that are well maintained.Owners and Renters BEWARE

      Worst company to ever exist. Dont rent here please I beg you. Save yourself from the terror. The wouldnt mind you after you page your deposit. They WILL violate you and your deposit.

      I am a senior citizen retired and have been trying to get rental property for a newly built duplex for 2 months. The application process which was all on line and no verbal communication from anyone to explain the process was extremely difficult. Every time you called, you were referred to voicemail. I was going around and around for days. Getting the information and transferring by computer was very difficult for a senior citizen to do without assistance. Due to the fact that the financial obligations are different for retired people who do not work, their criteria was more difficult to obtain and understand. Because of the frustration and lack of personal contact, I could not continue with this application after trying several times in a month and possibly limiting the ability of our age group for renting their property. I would not recommend them especially reading all the negative comments.

      It took almost a year to get the septic system fixed. Late charges being applied to my account, that for the last almost 4 years has ALWAYS been paid EARLY.Month to month charges being added to an existing lease and no refund in sight for $400 payments that should have never been applied in the first place. I'm just told to pay them and they'll return the payment but it takes them over a month to even do that.Property managers just shrug and say it's someone elses problem.Go from person to person for answers and calls never get returned.I cannot wait to get out of here. Judging from all the terrible reviews about deposit return, I am going to guess I will have to fight for that as well.

      Dont rent here they are the worst everything falling apart on new apartment in homes youll never get your deposit they are liars in scammers dont rent here they charged me ****** for a door k*** that looked like it came from ******* just a nasty company

      Just moved out of property owned by this company and I left it immaculately clean. I never had a problem with the maintenance but there was lack of communication when trying to move in. I heard how horrible they were about giving back deposits so I did my follow up because I havent received my deposit. ******* sends me a move out statement that says I left $1200 worth of damages and there were 3 exterior light fixture damaged. I took good care of this house and I get screwed over my money! Whats the need of having an inspector to look over the property and didnt see those issues? And they said they mailed my check off and Ive yet to receive it either thats a mere $389 check out of $1600! Run from these people! Dont do business with them at all!

      I would like to hear from corporate.I am writing to express my deep dissatisfaction with the services provided by our property manager, ***********************, employed by your company. I am a resident and I have encountered numerous issues that have been neglected or mishandled by our property manager.The following are some of the primary concerns I have:1. Lack of Timely Maintenance: Many maintenance requests submitted by residents, including myself, have gone unaddressed for an extended period. This not only affects our quality of life but also the overall condition of the property.2. Poor Communication: *********************** has consistently shown a lack of effective communication. Phone calls and emails often go unanswered, making it difficult to obtain information or assistance. She seems overwhelmed.3. Neglect of Common Areas: Common areas such as the lobby, hallways, and outdoor spaces have been consistently neglected, leading to an unclean and unattractive environment.4. Unresponsiveness to Resident Concerns: Numerous complaints have been made by residents about these issues, but they remain unresolved, leaving us feeling unheard and frustrated.I believe that the services provided by the property manager should meet a certain standard, and it is clear that this has not been the case. I kindly request that you investigate these matters and take appropriate action to address these concerns promptly. It is in the best interest of the property's residents and the reputation of your property management company that these issues are resolved.I hope that we can work together to improve the situation and ensure that residents are provided with the services they deserve. I look forward to your prompt attention to this matter.*********,J.B

      ****HOME OWNER STAY AWAY!!****Terrible Property Management company! Would not use them again and dont recommend to anyone. They deserve a -1 star review if that was an option. Upper management is horrible too, emailed director multiple times with no response at all.Had them manage 2 properties in GA for 3 yrs. First year was okay. After that it all went down hill. They have been constantly changing PM managers throughout the 3yrs. They are completely under staff and hired incompetent /disqualified employees to manage our properties. Emailed Director with no response. Both properties were vacant at the same time.Property 1: They put a disqualified tenant in the property, who defaulted on their first months rent. PM (Kayla) ***** notify us or start eviction process right after defaulted payment. She was hard to get a hold of, we finally got in touch with her manager. Found out she put her 2 wks notice. We were switched to a new PM. By the time new PM hired an eviction attorney tenant have stayed for 8 months. Attorney failed to execute the writ as a result writ was expired and we had to refile eviction over again on our own. Rent and damages costing over $20k Property 2: Tenant decided not to renew lease. Repair cost was over $5k including their SunCoasts expensive markup. SunCoast returned the entire security deposit to tenant making us the owner absorbing all repair costs.
