As a Past President of a POA that has a contract with Vesta to manage our association and a current resident of the same community that has also contracted with Vesta to manage the Community Development District - Vestas documented performance sadly does not offer evidence of abiding by even minimal professional and ethical standards.For example: 1. the ************************* Manager routinely violated FS Chapter 720 by requesting the ************************** vote by email.2. they were unable to a accurately record property owner annual dues payments. Dates and amounts of revenue were inconsistent with property owner bank records.3.they declined to offer explanation on potential conflict of interest/self dealing of one of their senior managers who appeared to be simultaneously serving as a CDD Supervisor while working for Vesta.All of these instances and far more are well documented in emails and am happy to provide to the BBB.Recommend that any volunteer board considering a partnership with this organization be highly attentive.Vesta Property Services, Inc Response

They suck!! Took money from my bank account that was unauthorized. I paid my Dues on 4/1/24 and money was withdrawn from my account on 5/2/24. I contacted ************* and then was transferred to the ****** ************** who then transferred me to the corporate office who then told me I needed to speak to someone in the ******************* and to try back @ 2 because they were at lunch. Who gets a 2 1/2 lunch break? I left a message and no one has called me back. I tried again this morning and was once again transferred to a voicemail.Vesta Property Services, Inc Response

Vesta has been servicing our association for several years. We work closely with our CAM. She is responsive to all our messages The key I believe is keeping Vesta informed. on all associations activity even if they are not directly involved in all aspects.As with any service I believe one needs to set the level of expectation close to the services we need & keeping us within our budget for these services. We have an active board & use Vesta to supplement our efforts. Vesta maintains our financial records & reporting & keeps us within the confines of our ******************* statures I feel the cost of their service matches the our current needs. This is in regard to the Vesta Property Services office in Vero Beach, FL. Our HOA board is very involved in caring for every aspect of management, and is and have been in close and frequent communication with property managers. Prior to Vesta assigning us our current PM we had three property managers in quick succession within a year. Rene ****** is the 4th and has, until recently, been an excellent representative for us. However, she was placed as on site five days a week, which has resulted in a dramatic reduction in how she is able to respond to our needs. She was, for a time, forced to call, text and email as well as complete jobs at night and on weekends in her personal time, that is ridiculous and probably goes against employment laws. Recently we have had several accounting errors, and we discovered that the entire accounting department was let go and our accounting is now handled in another city. We have yet to meet or receive any reply to communications with the new current office manager, Sarah ********, who is the 3rd in 2 years, and is also working in Melbourne, FL. We have some serious issues that need to be ironed out quickly and the office manager gives us working on it answers through the property manager (one unpaid invoice 12 months + overdue). Yesterday one of our vendors got a 1099 for the 2023 year. They have not done any work for us since 2020. How does this happen? I have been on the *** board for 4 years, and this company has really gone downhill. We have 108 homes here, perhaps our development is too small to warrant good care? Perhaps we should be looking elsewhere? I would really like some answers.************************* ************************ ******* *Vesta Property Services, Inc Response

I applied for many positions with this company and was told by the recruiter that I would be scheduled an interview, the next day I was sent an email telling me they went with another person. I have now moved here from ***** and see a lot of jobs available with my background and I still cant get an interview. Yes, because of my age? I did reach out and explained my situation, but still not accepted!! I believe this is discrimination!!
