      GJ Gardner homes was the builder who built our new home. The Hand-Over date was Jan 10, 2024. Per the construction contract, they were to have Punch List items completed within 10 business days. They also left us with a damaged floor. *************************, from GJ Gardner Homes, told me that they would take care of the damaged floor but this hasnt happened yet. We also found multiple windows that have obvious manufacturer defects and scratches. Some of these were noticed during walk-thru inspection and noted on the Punch List, some after. After multiple going back and forth, the business is slow-walking, appearing to avoid addressing our concerns. They have addressed some of the smaller punch items, but even those, painstakingly slow. They need to address: the multiple window defects and scratches throughout the home, the foyer floor has what appears to be a stain that removed the tile finish, multiple chips in this foyer tile (pictures taken prior to move-in show them as the builders are trying claiming that these happened as a result of our moving-in), misaligned corners on multiple sliding glass door frames, concrete in the breezeway in uneven as noted in the professional inspection report, bent and stained LaCornue stove top which their own ********************** stated -whom they sent over to our home-it was quite obviously done during their install; caulking around beams as per punch list; low water pressure throughout the home; poorly located outlets near sinks in two bathrooms; water temperature will change from hot to cold back to hot; kitchen faucet was installed incorrectly switching cold and hot water lines. There are punch list items not mentioned here that still need to be addressed. The representatives of GJ Gardner North have been slow and ineffective to respond and have recently become unresponsive to our requests. As consumers, we are seeking what possible recourse we may have at this point. Thank you.

      Thank you for the feedback regarding your experience with **** Gardner Homes. Please see below for our responses to the issues mentioned in the statement.

      Regarding the stain in the foyer tile floor, **** Gardner Homes offered to have various cleaning companies sent out to the home, but the Homeowner did not accept. A representative of the flooring company was sent out to the residence regarding the chips in the foyer flooring. The tile material that was selected for the flooring has a rustic look to it, which makes it looks like there are imperfections in the tile when that is just how the tile was made to look.

      For the window defects or scratches, the window supplier is sending a paint/touch up kit, and once that is received, we will schedule a time to come out to the house and have those windows touched up. For the sliding glass door frames, a service request has been created through PGT and ********, the exterior door supplier.PGT has let us know that they have tried calling the Homeowner four times and left voicemails each time with no response. Due to the lack of response, they want to close the service request. If the Homeowner would still like PGT to keep the service request open, they will need to provide different contact information. Regarding the breezeway, gutters may need to be installed by the homeowners to help prevent any water from pooling in the breezeway.

      Regarding the ********* Stove Top, the appliance supplier, ********, is ordering the piece for the stove top. Updates on the status of this piece will be passed on to the Homeowner and/or Homeowner representative. For the caulking around the beams, the Homeowners representative was contacted about fixing this item, as furniture would have to be moved to access the beams, but the representative did not present a solution.
      The well company was contacted about the lower water pressure, and a representative of the well company has already inspected the well and reported back to the Homeowners with their findings. We would recommend reaching out to the water filtration company to inspect their work, as we have received feedback that water filtration systems have affected the water pressure from previous homeowners. For the outlets near the sinks in the bathrooms, the outlets are located by the electrician per code.

      ***,the finishing supervisor for **** Gardner Homes, will continue to update the Homeowner and their representative regarding any remaining items on the punch list. We would greatly appreciate it if the Homeowner and their representative would continue to communicate with *** directly with any remaining concerns. Thank you!

      I am rejecting this response because:

      Regarding the stain on the tile floor: I have documented that one cleaning company that came out sent by GJ Gardner Homes. GJ Gardner was notified of the outcome on Feb 15, 2023. They have not followed up. This cleaner stated that she saw it prior to handover and reported it to the builder. She said that they did not respond to her. She said it is an acid stain and cant be cleaned up. GJ Gardner was notified and they did not follow up. No other cleaning company came so the story of multiple cleaning companies is a lie. The stain occurred prior to hand over. Geni, from GJ Gardner stated that they would take care of it in an email. They never sent anyone else out.


      I have not one voicemail from any supplier. I did receive and email from a Tibetts Lumber on March 26, 2024. In this email, they stated they have tried to contact me via phone however the phone number they had in their email was incorrect, meaning, it was not my phone number.  GJ Gardner has absolutely not followed up inregards to the defects or scratches in the window (or anything, for that matter).  I have an irate email from the owner, ***************************, with multiple unprofessional slanders in it. I will forward them to BBB. This man is angry and has no regard for ethics. 


      GJ Gardner has not contacted me about anything, including the ********* Stove Top. They also stated as per the documented, mutually agreed upon punch list, they would **** around the beams. We dont care what they have to do to accomplish this but they need to do it. They simply do not want to be held accountable and are beyond unprofessional and unreasonable. 


      We have not heard from ***, the finishing representative in months. They simply do not care.

      A formal walk-through was completed on 4/5/24 between the Homeowners, their representatives,and **** Gardner Homes representative, ****. During this walk-through, the parties went over all the Homeowners concerns and previous punch list items that *** have not been completed yet or they were not satisfied with. A plan was created to address any remaining items room by room, and to sign off on each room as they are completed to have an efficient system moving forward. There was an understanding that it *** take some time to complete all the items on their list as service calls and/or replacement items can have extensive lead times. **** will continue to work with the Homeowners and their representatives to address any remaining items in a timely manner.
