We entered our contract to build our new home with **** ****** on 28 September 2020. An inspection was held on 09/12/22. Residential Construction Performance Guidelines ensure ethical practices by licensed builders are conducted. Less than standard levels of workmanship for the products delivered within our home construction and have been reported to Owner **** ******. Present for the inspection were myself, my wife, the Inside & Out Property Inspectors, and owner **** ******. The report was sent to Owner **** ****** 9/15/22. Verbal follow up to the deficiencies took place on 22 Sep and 13 Oct, 22. To date, a minimal number of defects have been addressed and no code violations have been corrected. No one has come out to repair exterior doors, which create safety issues within the home. Water settlement and plumbing issues have not been addressed. None of the JBC violations and the greater amount of more 30 deficiencies have gone without remedy and are now causing additional damage and loss to the property. Mr. ****** unethical behavior, it is our belief Mr. ****** is now with malicious intent, deliberately delaying and denying credible work on the “punch list” to be completed and created an environment where I must work harder than others to be valued as a customer, while other projects start and complete. Code Violations: R703.6.5 The juncture of exterior plaster and fenestration's shall be sealed with a sealant complying with Section R613.8.1. R703.8.6 Weepholes. Weepholes shall be provided in the outside wythe of masonry walls at a maximum spacing of 33 inches (838 mm) on center. Weepholes shall be not less than 3/16 inch (5 mm) in diameter. Weepholes shall be located immediately above the flashing R807.1 Attic access. Buildings with combustible ceiling or roof construction shall have an attic access opening to attic areas that have a vertical height of 30inches (762 mm) or greater over an area of not less than 30 square feet (2.8 m2).
