      Vistacam manages the condominium community I live in.       Thank you for your notification.  Please be advised that this request is for *********************** Condominium Association, who employs their own in-house maintenance staff, therefore this complaint is actually for *********************** rather than for Vista CAM.  The homeowner's request was promptly forwarded to the in-house maintenance staff , who inform us that because the Association's well pump has broken, there is no water access for pressure washing driveways.  The Association's selected well pump installer has become unresponsive so the manufacturer of the pump was contacted to provide repairs under warranty, but the manufacturer has been slow to provide service.

      The Island Club's maintenance staff report that the work order remains open in their office and when the pump has been repaired, they will pressure wash the driveway for the homeowner.

      Hi

        Had a medical emergency and couldn't get back earlier. Apologies. I would like to get an ETA for a fix . While I pay all the association fees on time I am not getting the service as expected. Definitely this is is not a resolved situation rather a slacky reason from the association team either to buy time or close case.

      This has been running for months now with no resolution at all.

      Thank you, I apologize that we did not see the original complaint.  This homeowner is in legal care so I have contacted the HOA's attorney to inquire if we can have direct communication with this homeowner or if the communication must be with the HOA's attorney.  Generally if a homeowner file has been assigned to the attorney, all communications must be with the attorney.  I will respond as soon as I have guidance from the attorney.

      This is not a valid request because ************** is not an owner of the property in question and has no authority to direct action or request information about the account.  The account is currently in legal care with the association's attorney therefore we are unable to communicate directly with this homeowner; communications and requests should go through the attorney who has been in contact with the owners of the home.   ************** is advised to contact the attorney who currently handles their account.

      This account has been reviewed and the fees charged on behalf of the *** include only the annual assessment of $160 due July 1; annual interest of 18% per the ***'s governing documents for payments received more than 6 months past the due date; and a $5 late notice processing fee charged each month past the due date of July 1. No error has been identified in the assessment of any charges. ******************** may not have realized that interest has been accruing on the account and there is a current balance due of $26.52. An account statement was mailed to his home address on December 5, 2022. Please see attached. If we can assist with questions or concerns, please ask ******************** to contact us via email or phone as listed on the attached account statement. We regret the misunderstanding.

      the only error is that it per ataman charges nowhere in the bylaws is that stated and 18 percent on late payment for *************** and not disclose to the members

      It appears that this complaint is regarding Riverside Estates HOA, not Vista CAM. The complaint is regarding the interest rate charged for late assessments and the election of the ***** of ********** Please remove this complaint as a complaint against Vista CAM.

      For the homeowner's records, attached please find a 2007 recorded amendment to the Association's Bylaws which includes the language allowing for 18% interest per annum. I've highlighted the section on page 2 in yellow. We hope this is helpful.

      I have attempted to contact the **************** property manager, Diana M********, multiple times over the past few months for issues with the stucco and gutter system around our townhouse. No response. This seems to be a reoccurring issue with this management company. The gutter system has failed around my unit and water is being poured on my AC unit slab which is causing it to sink into the ground by 2-4 inches. The water drainage issue is also causing the foundation to shift and the stucco to crack and bow outwards. This is adding cost to me as a homeowner because I have to fix it apparently yet the main issue has not been resolved by the HOA after multiple attempts. The HOA has also billed me late fees and interest on a payment that has cleared my back account and posted to their system. Now I am getting notices of past due payments and threats of a lien on my property.

      Business Response /* (1000, 5, 2022/10/24) */ Immediately upon receipt of this service request, Ms. M******** reported the maintenance request to the onsite maintenance coordinator as well as to the Board president who had been overseeing a drainage project in the area. It was the Board president's practice to speak with homeowners with issues in this area and it was presumed that Mr. ******'s inquiries would be handled this way as well. We apologize if this was not the case, and after completing our investigation of this matter today, Ms. M******** contacted Mr. ****** both by phone and email to inquire if the HOA's onsite maintenance personnel had provided courtesy gutter cleaning for this home. With regard to the concern about the rainwater that was being dumped onto the AC and patio area from the roof, the issues appear to be related to the need to add or adjust gutters, which is the responsibility of homeowners, per the Association's governing documents. The Board of Directors has respectfully been asked to review the matter and provide guidance. Regarding the late fees and interest charged to the account, on October 20th internal research identified a lockbox error on the timely payment of the HOA assessment, and the late fees and interest charges were reversed. On October 21, a new statement was mailed to the owner showing the correction. Subsequently on October 21, our office received notification of the BBB complaint regarding the error, but the correction had already been completed.

      I was made aware in February that I had an outstanding balance from several years ago, which I knew wasn't possible as a lien would have been placed on my home if so. February 16, they sent me a form to fill out to contest the charge. I immediately filled it out and sent back same day. It's been 2 months and now they've "accidentally" sent me a legal threat with no answer to the contested charge. They apparently have no contact info on the Board of Directors where my townhome is located. I am being harassed frequently at this point. I've owned this home for 17 years with no problems prior to this new HOA.

      This company manages the home owners association for my community, Wekiva Park Townhomes. I received a notification in April about a violation for improper storage. I emailed to request more information as the photo attached to the violation wasn't clear. I never got a response. I have received 2 more violations this month, using the smar photo from April indicating the same violation. I can tell the picture is old based on the plant growth in the picture. I emailed the management company about this three times and got no response. I emailed a fourth time last week asking for a call to help me understand the violation and why they are presenting months old evidence as current violations. I received an email back today telling me to refer to message sent on October 13th. Again no clarity provided as I had request now four time since April. I am of the opinion that this management company is attempting to use false evidence to issue resident violations. They refuse to communicate with residents when they seek understanding on how to remedy these violations and I fear they are operating in either bad faith or are attempting to fraudulently punish residents with erroneous violations. I would like their business practices looked into as to protect myself and other residents from this potential fraudulent behavior. Thank you.

      Business Response /* (1000, 5, 2021/11/01) */ We have emailed with this homeowner 3 times, in addition to the letters and emails that were sent to notify of the violation letters. We provided additional clarity with extensive explanations and let her know that our system attaches the photo of the original violation with subsequent follow-up letters. Our software shows that all of our emails were received and actually read by the recipient, with exact dates and times. The violations remained unaddressed and we are receiving complaints from the neighbors and the community leadership.
