    I live next door to a property managed by All County Preferred property management. A situation occurred where the tenant caused damage to my personal property. I contacted them in Mar 2024 and was told that they had just found out about the *** violation notice and would have someone come out to assess the situation that weekend. Since I didnt hear from them and the damage hadnt been addressed, I contacted them again in May. I was told that they were waiting for a violation letter from my ***. This of course is not accurate because our *** only deals with the owner. Since it was obvious that they had no intention of doing anything, I had to resort to reporting the violation to the city. Although the rental property issues appear to have been addressed because of the violation report, Im still left with damaged property. Since ********* appears to be incompetent, dishonest or both, I reached out to ******. I left him a message but he never returned my call. All Im asking for at this point is to get access to take pictures of the damage to send to my fence company so I can get the repairs done. Ive watched this property deteriorate and believe it is being poorly maintained which reduces the value of my home. Due to their negligence, the owner of the home is going to end up being sued. The issue could be easily resolved without involving the courts.

    Darryl Gichia ********* is an absolute disgusting realtor and property manager.

    The tenants that he placed in our home were nasty and disgraceful. They left now a non functioning dw that Was just newly placed in 2019. A 300$ water bill just received and no one has been in the home the last 90 days. and they left rice throughout the carpet. This turnover has cost so much time and expense on my part. You as an agent should not be allowed to service clients anymore. You never bothered to notify me of the incoming tenants so I had a say in them renting our property. I wouldn't have known of their disgusting ways if it wasn't for the homeowners insurance inspection and the filth we found in the yard. You never once checked in my grandparents home in 18 mos and you took half of the rent upon renewal of the lease. This was not a new lease signing! Wrong on all accounts! You should be ashamed of yourself. I hope this is an awakening others need so they do not have to deal with your wrath like I have! Please pull this man's license. I would give a 0 if I could.

    Hello Michele,
    I am truly shocked at the comments you are making about me. When we last spoke, I was completely unaware that you felt this way. I would like to address your comments and try to resolve things as clearly as possible.

    We have not turned on the water in the property since maybe August before your husband started doing work at the property. I do not know why you have a $300 water bill, but we have not been there since I stopped by the property to see the work that had been done by your husband. There is a chance that there is a leak somewhere and watching the water meter with everything shut off may help to discover if that is the case. The water department may also be able to let you know when the water is being used in case someone is using the water at the property while it is unoccupied. $300 for a water bill is rather high, so I suggest that there may be a leak somewhere.

    I agree that the tenants that vacated were not great tenants and they did not honor the lease agreement and leave the property the way they were supposed to. I wish that we could control tenants so that they did everything that we would want them to do, but we unfortunately cannot. We charged the tenants appropriately and we will let you know if we recover any additional monies from them to cover any damages. As I explained, my assistant and our field inspector had been in the property over the 18 months of the tenants occupancy, but I had not been in the property personally during that time. As I thought you were aware, we have a team and I may not always be the one that accomplishes a certain task. During that insurance inspection, we did find that the tenant was storing items in the backyard/side of the house, but they were not viewable from the street and were not damaging to the property. Those chairs and tables were eventually removed and left no damage, and is not something I was concerned about as damaging to the property. They were not the most sightly, but they were not viewable from the street. I understand that you did not like them, and they were removed by the time the tenants moved out.

    I reviewed your account again and only see two leasing fees (one when the first tenant moved in and one when these last tenants moved in). Once again, if you want to send me something showing me why you think you were charged for another leasing fee, I would be happy to review it and address it.

    As I explained in an email to you, once we have an approved applicant, we do not discuss the tenant's details with a homeowner. We were trained to review applicants that meet our qualifications while not discriminating based on the protected classes so that we do not violate Fair Housing laws. With that, and based on our management agreement specifically stating "BROKER is given the Exclusive Right to screen and approve or disapprove prospective tenant(s), ...", we chose the most-qualified tenant. We do check rental history and did not see any red flags for this tenant that would indicate that they would not satisfactorily meet their obligations per the lease agreement.

    As I said, I am happy to review your account with you to see if I can see any charges that you find were incorrect and address those with you and correct anything that we may have done incorrectly. I do not feel ashamed about anything because I do not see that I did anything wrong and I am being entirely truthful with you. I am regretful that you see me in such a negative light, and I am wondering why none of this was discussed with me when you were asking me to find a vendor to do work with the kitchen sink after your husband installed new countertops. The tenants had been out for over a month and none of these concerns were brought to me and your husband had already been in the property to make repairs and I was starting to market to find a new tenant. I am caught off-guard by your comments about me and would be happy to try to address your concerns if we can do so professionally.

I do wish to address anything that you find that I may have done improperly, as I am a person of integrity and wish to address your statements appropriately. Your claims are significant to me and I am happy to address them.

    I am unable to post pics but there was debris and a large sink that was sitting in front of the gate during home inspection for insurance. Clearly seen from the street. Also pics of the dw that was damaged and left with grease screen oven hood in it. I am unsure who placed the screen in there and this was not documented or brought to our attention upon a move out inspection. The DW is damaged and now has to be replaced. This was a new dw that was placed in the home in 2019. Also upon renewal of the lease Jan 2022 the rent was increased by 300$. This was without my knowledge or consent as the homeowner. I sent an email to Darryl stating I did not authorize such an increase as this will cause tenants to leave the home and I was looking for long term renters. I would never increase a tenants rent in such excess. If they are great tenants sometimes an increase isn't warranted especially in this economy. It was very difficult to get a hold of him. He never answered phone calls and we would only get a reply via email. My husband did come to the home twice this summer (there was no leak identified) and wanted an opportunity to meet face to face and have a discussion but he wasn't able or willing to do so. We never got to meet him in 3 years of being our property manager. I am disappointed overall how the working relationship evolved. I hope others have a better experience. Thanks
