DO NOT BOOK THROUGH HOUZLET. I booked on VBRO for a Houzlet-managed property. A month ago I got an email from VBRO saying they are no longer working with Houzlet because they "have been made aware of issues with Houzlet concerning cancellations and refunds." I should have canceled then but I didn't. However, when I tried to shorten my stay today Houzlet said there was a 30-day minimum, which wasn't mentioned anywhere. I decided to cancel entirely and I was told they couldn't send me a refund because "a recent change in our merchant account has restricted our ability to refund your original payment directly." I called my cc card company to dispute the charge and I now have no vacation house to go to.Review from David and Geneva D

************ Last May we rented a condo in ********************* paid *******. down payment 9 months later we get an email from ************************* (Houzlet) stating the rental had already been rented and they did not know this. We contacted ******* and told him we wanted our money back, he advised us they could not give our money back. But he offered us a more expensive place, my husband said no we want our money back. ******* advised us to file a dispute with our bank, in which our bank denied because it had been longer than 180 days. We are convinced that ******* knew how long to wait, so no one would pay our money back. In an email from ******* he states that they sent us a gift card, which he also lied about we never received a thing from Houzlet. I have a brother in ************* I had him go where the condo was suppose to be, there was no such place. We are waiting to see if VRBO will make it right with us. I have filed a claim with WV and Florida ************************ Called BBB and will file Police reports with *******. This kind of business needs to be put out of business for good. And arrests needs to be made!Review from Steven F

Our story is almost word for word as the others. We booked a unit 4/5/23 for 3/1-3/31/24. This was done through the **** website. A deposit was payed to Houzlet. We attempted to make the final payment starting 1/20/24 and were unable [ thank goodness ] . The same excuses software problems etc. Phone numbers not in service. **** attempted to help without success. The reservation was cancelled 9 days prior. The unit supposedly no longer available. We were told to file a dispute with our credit card company to get our money refunded. Same reasons as others have noted. We were able to get our deposit refunded working through the credit card company. This was just finalized today 4/11/24. The dispute was initiated 2/18/24. We were told by Houzlet at one point that they would not refund our deposit because we failed to make the final payment, which we were unable to do. Fortunately we had documentation for all, we felt we were being scammed in early February. **** has told us that they have dropped Houzlet as an agent. As others we had family with plane tickets etc. Beware of this outfit.************** 4/11/24Review from Donald R

We rented a condo in Bradenton Fl for month of March 2024 . Paid first payment Jan 15 $2332.00 second payment Jan 29 . Of $2332.00 Two days later got a email that the host or owner canceled so I called and said I want a refund on my credit card .after two week of no credit We went to Bradenton and stayed in a Hotel because by then we couldn’t find a condo for the mouth of March ! When we got to Florida We went over to the condo we were suppose to get and found out it was rented to a couple for Jan ,Feb,and March right from the owner so the renter gave my the owners name and phone number so I called the owner and she said that she rents the condo on her own and never knew what vrbo even was. So then I realized what a scam Houzlet and vrbo really is After two months finally got a refund from Howzlet for $4664.00 having to get it thur my credit card now fighting with vrbo to get $301.00 to get that back ! So just letting people know vrbo and Houzlet are the biggest scam around so stay away from these bandits!!!Review from James D

A reservation was made a year ago for a ******** rental unit for April,2024. A deposit was given to Houzlet at that time. Two weeks before the rental was to start received an e:mail stating the unit was unavailable. I had texted Houzlet prior to receiving their e:mail requesting check-in and final payment instructions. Their e:mail said unable to refund my deposit directly due to a change in their merchant account. After getting my credit unions fraud department involved I finally got my **** account credited. Great effort and time in trying to secure new accommodations in a short amount of time. Several family members had purchased airline tickets to visit us in April.Review from Therese S

I have the same circumstances as other complaints. I rented a house through VRBO website in February 2023 for February of 2024. it was managed by Houzlet. I paid my deposit and in January 2024 I was notified by Houzlet that there was an electrical problem with the house and we couldnt go there. They offered me tow other crappy places for more money. I refused and they said they will refund my money. That was in January and this is ***** and it still hadnt been refunded. Houzlet told me to file a dispute with my credit card company and I did. Now my credit card company said that it cannot help me because the charge was made to long ago. I have contacted VRBO to help me and I pray they will be able to refund my $1911.00. I checked the address of the house, and it was being rented by another company last year. Houzlet never had the right to rent the house!! They are a dishonest and irresponsible company Dont have anything to do with Houzlet realtors. Another person actually contacted a TV station and there is a news report on Utube if you want to watch it. Beware and dont book any house more than 90 days in advance!! VRBO is no longer doing business with Houzlet.Review from ANNE N

I made a reservation with Houzlet under VRBO 11 months prior & they cancelled 3 weeks before. We are still trying to get our money back. They stopped taking phone calls & answering emails & said due to a software change in their system they could not refund our money!!Review from Ross B

Same exact thing happened to ** renting in ******* . We are trying to get our deposit back but the bank said too much time has passed . The deposit was made about a year before the rental was supposed to be . I dont know why **** would be asdociated with such scum . **** BReview from Stephanie M

We have a similar story as all the others here. We saw a rental in Naples for February of 2023. We booked it through VRBO and had to pay Houzlet $4400. We thought we were all set for a rental from February of 2024. Same story as the others have been-describing .one month prior, we get an email from.Houzlet indicating that the property owners have had to sell because of hardship and our rental is canceled.. They try to offer us other properties that are unacceptable. When we request the refund back to our credit card, they tell us they cannot do that because its past 180 days they offer us a gift certificate to use on any of their other rental properties. We have disputed the charge with our credit card, but it doesn't look like they will help us. Houzlet in engaging in ********** practices and stealing money from people. We booked with VRBO & 2 months later we were advised the property was not available and they referred us to Houzlet. We booked a property with Houzlet and were given the address which they represented was located in West Palm Beach. We asked for move in information a few days before our rental and were informed they were unable to reach the agent to obtain the information but assured us we would have it by the time we arrived. Based on their assurances we had our mail forwarded to the address and our car was to be delivered to the address subsequent to our moving in. The day we were going to start our rental, we were called at 11:44 am that the house that we were scheduled to rent was no longer available. We received an email at 11:21 am while we were busy checking in at the airport for our flight scheduled at 1:30 pm. We were advised that the previous tenant damaged the property and the property was no longer available as it needed repairs. We were then advised we would be given another rental in the same complex. They sent us pictures of the inside of the rental. We requested the address and the location was represented as being in West Palm Beach it was Riveria Beach and when we exited our car you could see and smell drug use. We then met a renter in one of the second floor units who told us that he rented the unit four days prior and planned to leave the following day because the area was unsafe. They were afraid to leave the unit at night to do anything. They were also paying much less than the rental we were being charged. We also drove to the house that we were told was no longer available. There was a car parked outside and the property was obviously occupied. There were 2 kids playing outside. Obviously, the story about the damages to the unit by a previous renters was a false story. We then had to find other accommodations & expended more money for hotels & food. We demanded a refund & they refused. Wish we could give this company no stars!
