      We purchased new home from **** Homes in Nov 2022. They contracted Dixie Landscaping to facilitate sod and irrigation prior to settlement. Sod was laid in Oct 2022 and upon Settlement 11/23/22, grass was in very bad shape. We were promised by **** employees it was getting the proper irrigation. It was not, we the home owners were watering every other day and have been for months since moving in. Dixie has come out and blamed us on a valve that was not open due to our pool build. Well, the Pool build did not start until January 2023. So, the sod in question had little to no irrigation for over 8/9 weeks prior to that date. And, we the hWe have been trying to get help from the **** Homes warranty team and Dixie now for months. Just last week Dixie finally repaired the main valve and opened it up completely. But, they still blame us for all of their ineptitudes. The damage to the lawn is not reversing even with us applying fertilizer and spending extra money of our own to water heavily. Dixie needs to be held accountable to replace the Sod.

      Dixie Landscape was repsonsible for installing sod for the newly constructed homes. It goes through a landscape inspection by the municipality in which the home is constructed in order for the developer to obtain a CO. It passed those inspections both by the municipality and the developer. Once a homeowner closes on a home if there are any issues they must submit a punchlist of items needing attention to the developer. The deveolper would then contact the trade partner who performed the work in question. Warranty concerns have to be handled by the developer. If an owner is digging for a pool the irrigation to the lot must be turned off. It is impossible to know after the pool is done and during the dry season, what issues are as a result of the irrigation being off or something claimed to be an issue last year when the owner moved in. If the request was made to the developer at that time and the developer wasn't happy with it they would still have an open work order for the complaint. Otherwise the developer feels the concern has been addressed. Dixie Landscape does not maintain the homes in this community therefore it is the owners responsibility to take the necessary steps to ensure the lawn is healthy and green.
