    This company does not follow Florida Statutes, the owner is former State Representative and current Miami Dade Commisioner (district 11) *********************************. This company has assisted in the cover up of fraud and missing funds of over $250,000. Multiple complaints have been filed through the **** on this company for not having ************************ Report as required by Florida Statutes and somehow is immune from breaking the law. Mr. ********************************* has strong connections in the **** to allow his company to participate in fraud. Property manager is attempting to obtain a 7 million dollar loan from a bank without completing the **************** Audit required by law and most banks loans backed by federal money. This company has failed to provide Access to Official Records, another violation of the law. They have gone as far as knowingly telling the **** that the records are there. However, in internal emails they have told the ***** of ********* they cannot find the Records. The attached document shows the Regional Manager stating he cannot find the ***** cash receipts but he will tell the **** that all will be made available for inspection. Til this date the ***** cash receipts have not been found. ***** cash receipts were stolen money by fraud.

    If you are moving into a community that is managed by Florida Advanced Property, RUN AND RUN NOW! You may love the house, but trust me, Florida Advanced will make you lose your sanity, so you will never be able to enjoy your home. We've been having issues with this association since day one, literally! I regret every dollar that we put into purchasing our first home managed by them. They are unprofessional, they do not answer phone calls (if they do, you are immediately transferred to a line where no one answers). Each time you call back, they will ignore your call and they do not return voicemail messages. They will also ignore emails and claim they never received it (although it's multiple emails). Accounting is another department that does not know what they are doing and takes months to resolve your account. The board members DOES NOT live within the community, therefore, what we are paying for, you are not seeing. They have a set of "rules and policies" that are not enforced, nor do they care to enforce them because they do not have to deal with the things that homeowners have to put up with. To add insult to injury, when it came time for board selection meeting (Dec. 6, 2022), the zoom ID and password given to us from the association did not work. Multiple people tried to log in and could not! What does this mean? They had their own private meeting so that the shenanigans can continue while taking our money. We, as residents have no voice or voting in any matter! What is the point of paying an association fee if it feels as if we live in a "normal neighborhood" that is not managed by NO ONE? They also allow issues to go unresolved with no care in the world. Now, they have the audacity to increase the association fee. If we had known that we would be going through this, we would've continued renting and remained in our apartment. I cannot stress it enough; Florida Advanced Properties should not be in business, steer clear of this company!!
