      Purchased the program sold by FlipSystem back in December of 2023 and they stated and guaranteed to help you find, purchase, and rehab investment properties that are hand picked by them by setting you up with an entire team to do it remotely. They do not delivery on the promise and have sold the product too many people with not enough properties making it impossible to get any. They over promise and do not deliver. The contract they send is from ****** which is a dissolved corporation in ****** with California as choice of law. When you ask for a refund under the guarantee or anything the stop responding or say you didn't do anything they asked. When you report a problem they always have an excuse. When you provide even more pushback for money back they then get an attorney to intimidate you who then commits state bar violations for how they treat non-licensed attorney clients.

      Thank you for providing this feedback and we are sorry for any challenges you have experienced as a client of ours.  We take all of the feedback we receive seriously and always aim to find a resolution.  We have a very generous refund policy that is outlined in our contracts with specific requirements that would need to meet in order to receive a full refund.  When you originally requested a refund, you did not meet that criteria, but we offered you solutions to move you to a new team/market to assist you in acquiring your first property in addition to waive the monthly fee for 2 months to help kickstart you in a new market as we know it takes time and effort to make enough offers to get one accepted.  We are clear from the beginning that this business is a numbers game and you need to make multiple offers in order to have success in the program and that shows from other customer having success in the same markets.  Our records show that not much activity has taken place since this resolution and another request was made for a refund.  At that point, you decided to hire legal counsel, in which we decided to have the lawyers work out a solution between the two parties.

      I am rejecting this response because: they have hired an attorney to threaten action for going to BBB and wanting comments removed. They are unethical and the program was followed to a T as they requested. I use a VPN and multi options to hide my identity online. This can affect them recording logins and such. They didnt respond, they signed a false contract under Nevada law with a disolved company and committed fraud. Its blatant. Please see attached responded written by legal counsel of which I had to a letter for me to help resolve this however the company has results to threats of intimidation and other tactics used by criminals who have intent to deceive the public. At least full refund is continued to be demanded

      Company and attorney are now discriminating against me further stating English is not your first language. This is a tactic used by those who intent to deceive and commit further fraud. English is my primary language and this discrimination is based on the fact I have legal residency in ****** as well as *****************. This is extremely unethical on companys part and the attorneys. These type of companys are harm to business in general let alone the public.

      Hello **** of BBB *************: 

      The response from your customer was never received. That is absolutely false as there attorney has failed to contact me or negotiate with me personally. He states he will not speak with me because he has speculated English is not my first language because after they investigated me and obtained information through unethical means found out I am a documented Mexican resident. I do not have an attorney handling this and the client blatantly provided false inflation and lied to your organization. I have never been represented by an attorney for this matter and there attorney and client knows this. An attorney write a letter under a legal rule which facilitates and encourages the business to communicate with the party requesting relief. I have attached the fraud letter written for the fraud the business continues to commit. 

      Multiple state attorney generals are looking into the matter however they do not represent me. Attached is a response to the State of Nevada. **** fraud investigators are also looking into the matter. No resolution has been offered, accepted, or attempted by the business and *************** was dishonest and flat out lied in the response. They have provided false information. 

      Please help with a resolution if you are able.

      I am rejecting this response because: once again the business has provided blatant false information. Their attorney has NOT reached out in good faith with me multiple times since the filing of their complaint. Instead they have attempted to degrade and attack personally. Their attorney has never reached out via phone. They reached out through email however they refuse to work with e without legal counsel claiming English isnt my first language. Attached is that response. 

      The company is a doing deceptive acts and directly giving misleading and false information to the BBB. They are unethical and not doing the right thing. Unless they have another legal team handling this besides ************************* attorney in **** I have NEVER received any attempt to reach out or contact. 

      Please ask the company to prove correspondence and all dates and methods of communication which the business claims they have reached out.

      I have emailed and correspondence has showed. He has said he did not want to work with me because of his I discrimination against humans who may not speak English as there first language which has been submitted with the file multiple times. It is his attitude and disrespect which not only due to his potential multiple bar and ethics violations but also the filing of additional complaints to multiple state agencies regarding the unethical and deceptive practices of his client FlipSystem LLC of whom I have been trying to work out the issues in a professional manner but they have refused to honor any requested and ignore the information provided. The support they have is non-existent, they continue to charge a credit card even though it was said to have been  stopped from *************** and and then reported as fraud for those transactions as they had been run without authorization.  

      This business is not reputable and does mot deserve the respect of being BBB accredited. Especially after the last response give.  That should be documented and counted towards the decline in status with the BBB as it was not considered and respectful to not only the BBB but the customer. 

      They continue to avoid the issue and have not addressed the blatant false and misleading statements made to the BBB. This is to keep the score they have however that is beyond deceptive as they are a sham of a business as clearly shown. 

      i highly recommend the BBB consider if FlipSystem LLC they would like to continue giving an accredited badge.

      I joined their online program back in November 2023. I have been dissatisfied for a while and have reached out for a refund and I have emailed several complaints to them. They said I was not eligible for a refund and in order to receive one I would have to do unrealistic steps to qualify. They advertised that "no matter what we guarantee you will make a profit or your money back". I paid $****** to join their team and have been paying a monthly subscription of $*** to access their house flips they find. They teamed me up with two different realtors who both have lied to me about properties and have failed to help me secure a property. FLIPSYSTEM claims unrealistic profits on homes and they issue construction bid estimates which are way off from the actual numbers in order to make the house flip deals they send look way more appealing. I believe this is very unfair and false advertising.

      Hello, This is my first time utilizing BBB. I was unaware that apparently I did not reply correctly. Can we please update this case and reopen it? I was under the impression that I chose "do not agree with Business response" and then after I would have the opportunity to express my concerns in further detail. I have the response but I am not sure where to send it. I will include it below. Thank you.

      Hello, I have reached out to Flipsystem with feedback several times on how this system is not working and was told to keep trying or to watch their videos explaining what to do whenever I had certain issues. To a member this doesn't seem as if Flipsystem actually does value the customer or the feedback like they claim they do. It is very easy to point the finger at me and say the profits Flipsystem promised aren't there because of my efforts, meanwhile their efforts were just telling me to keep looking for more properties. I believe I have put in more than plenty of effort with zero return over the last 6-7 months. In fact, I believe I have put in more effort to succeed than Flipsystem has to actually help me. I feel as if my issues are shrugged off and not actually resolved when I express my concerns.

      I just can't seem to justify that $****** for a sign up fee is valid for my situation and the amount of actual help I received. $****** to give me a realtor and hard money lenders contact info seems very steep to me also just to answer a few emails? The ads claim GUARANTEED profits at an avg of $******-$****** per deal or your money back. I kept trying to stick with it when all the deals weren't working but literally every property that was sent does not work out based on Flipsystems very far off estimates for rehabs and purchase prices. The deal shows $****** profit when realistically its about $*****-*****k on a $******-******k investment. I have asked for a refund twice now and was told "I don't qualify" or to keep looking for more properties. I have not been told why I don't qualify. I even asked if Flipsystem is so confident this works, then help find me a deal that makes actual sense profit wise to prove me wrong. That is not asking for a lot especially after how much money I have given to them. Instead, I was told to just look for properties and send them to them to review. The only way I would feel somewhat better is if they actually find a deal that works out and makes my money back or refund me. 

      A ton of the information provided on these deals are no where near accurate. I have sent in deals for review and then flipsystem says they look great but they end up losing money in the end once my realtor tells my the real numbers. I was told to submit 25 offers per week which is not realistic at all. I send my realtor about 3 at a time and he can barely get those submitted within a week. 

      My satisfaction and trust in this program is non existent for a good reason. I know Flipsystem are not scammers, but I cant help the fact that I feel as if I was scammed. $****** plus the $*** a month for a "property tracking calculator system" with zero return and no resolution is a good reason to feel this way. I feel the ratio for the amount of money to help I received is very unfair. If they see a client struggling for this long especially after paying that much money to have not yet been able to secure a deal goes to show why this complaint is valid enough for a refund. There was no plan to help me whatsoever was just told to keep trying.

      I am rejecting this response because:

      Yes i understand that I have initiated that what I believe is a very fair chargeback request based on the amount of help I actually received from flipsystem. This does not mean my bank will approve this chargeback, it is still under the investigation process. Therefore that means who knows if I will be compensated in any way. You did advertise average profits not "guaranteed profits" but you also advertised that "no matter what you will make sure we make money in the deal". This again is not true since I was still unable to get into a deal with the help and guidance from flipsystem. Now you are saying you guarantee entry into your first deal but that doesn't seem to be the case here whatsoever. I have followed ALL the steps you have provided and your system is not working for me. I don't feel as if I am being understood at all or treaty fairly in this situation. I have dished out over $****** in the last 6 months working with flipsystem and their ground teams and haven't received a ***** in return. That is not a good look from a business standpoint that there was no actual extra action taken to help a dissatisfied customer from ********************** every time i asked for help. This is not a good feeling for a customer especially when the company keeps beating around the **** or tells you to "just keep looking" and to send them more deals to review when I could just review them myself, that doesn't actually help me. I feel like i am not being taken serious or my concern is not actually taken into fair consideration. The only thing flipsystem has done is take my money the last 6 months. You can keep your PTS fees but I 1000% don't believe keeping your set up fees are fair for my situation.
