I submitted two loan files and they closed over two weeks ago. Based upon the signed agreement and my assigned Account Manager, ************************* i would be paid two weeks from client funding. He assured me that I would be paid on the 15th, and l still havent received any compensation. I was skeptical of making this report as my commissions are held, but I dont want anyone else (brokers) to go through the pain of working and not getting paid. Pay your Loan Brokers on time.

I must say, I have over twenty-five years of business experience and own US Trust Business Loans and Alternative Capital Funding. This firm
provides 5 star ISO and client customer service VIP treatment. My client and myself have had an excellent relationship with Jacob, the Sales Manager and Chris M., CEO. Chris and Jacob have their pulse on assisting with my clients and from a retail basis. They keep their word and follow through. My firm was paid in 1.5 weeks and my clients received the personal loans they needed for over 175k in the time frame stated. I have everything positive to say with their entire staff. My husband and I are trying to get financing on a Commercial Building and Property and chose GoKapital to request financing through. I have read the 1 only review on this company and there experience sounds just exactly like ours.

We emailed GoKapital all requested documents (Loan Application - personal info, Bank Statements and Credit Reports requested. I spoke with a loan officer on the phone and advised him we would send in our taxes once we received them from our accountant and he said he would be able to see if we were pre-approved within 72 hours based on our credit scores.

On the phone with the loan officer, my husband and I went over what type of loan, money amount and gave the loan officer the address to the property that we need funds for and now GoKapital is saying by email there was a miscommunication.

After speaking with the loan officer on the phone he then emailed "It was a pleasure speaking with you earlier". "As discussed, Gokapital can help you obtain real estate financing for commercial and residential investment properties" and gave us 10 questions to answer (which we did) and a list of documents needed "In order to provide you with a term sheet, only the following documents are required": signed application, 4 months bank statements, copy of recent credit report (which we sent in).

We were never sent a term sheet and only after I called GoKapital, Sept 14th (almost 2 weeks after initiating the Loan, I was told I didn't send in the answers to the questions which I let the person on the phone know I did send them in and he said he would have the deals department email within an hour which they never did so, my husband called GoKapital today, Sept 15th and we were told our loan is declined but GoKapital couldn't tell us why and someone would be emailing us. GoKapital emailed back on Sept 15th and said they couldn't proceed with the loan because "Low land value - we require land to be worth at least $500,000; Low down payment - our max LTV for vacant land is 50%; Low rate expectations - for land we start at 9% and up"

On the phone GoKapital stated they never had the land appraised and our initial phone call with Gokapital the loan officer never mentioned the Commercial Property needing to be worth $500,000, he stated that GoKapital would fund up to 70% or 80% on the property, and he stated that interest rates are 3% to 12% . We did receive another email from GoKapital, on Sept 3rd stating "Our rates start at 6%, please let us know if we should proceed with reviewing your request, as you have indicated a preference for 3.5%". I emailed GoKapital back the same day "Yes, please proceed with the 6%".

I was never offered to speak to a Manager just to make that clear also. We were never offered any other type of Loan that is advertised on GoKapital's website, GoKapital did not even try to work with us to get funding, It states on GoKapital's website "Quick Business Loans $30,000 to $50MM and Get approval Quickly,

GoKapital has the right to decline a Loan but, at least stay true to what you tell people and what is on your website because misleading us has left us in jeopardy of losing the Commercial Property and our Deposit we put on the property.

We are now questioning why they would not want to offer us some other types of loans or even try to work with us since we do have great credit reports and scores? We are concerned now that they have ALL our personal information, bank statements and credit reports.
