      We rented a property in Naples from ********** specifically for heated pool. Upon arrival/checkin we noticed that the pool was filled with Algae and filters were not working. We spent 3 days trying to get in contact with them. We had to ask them to send cleaning company back 3x before it was fixed. We were told we would be given a refund for the days the pool was broken. **** has not processed or honored the refund. It shoud be for 3 days (December 25, 26, 27) days it was broken as we are charged rental by day. He is offering hourly rate which does not make sense because the rental rate is by day not hour. I am asking for refund our daily rate that was originally stated by his team for the 3 days pool was not working.

      Rented thru Mike Z Rentals April ****, 2023 and paid $12,986.00 The home was not properly cleaned before we arrived. Carpets are stained throughout the home, entire home extremely dusty , floors not cleaned, bed linens stained with blood and urine, shower curtain moldy, comforters stained with blood and urine. Outside patio was dirty and needed to be hosed down. The plants near the pool were overgrown and vegetation falls into the pool. Furniture is old and falling apart. After several days of sending emails a cleaning team finally came and replaced pillows and mattress covers, and helped clean the home. I took all bedding comforters and washed them and helped the 2 ladies clean the home. It took 4 of us 2 1/2 hours to complete the job. The home was so dirty one lady had an allergic reaction. Prior to this I asked for a representative to come out and check the condition of the home. Days later *** came to inspect and found that the home was sub par. He mentioned the home needed a full cleaning, and that it was in this condition due to end of season. Unfortunately, it was the beginning of our trip, so not acceptable. I feel the rental company misrepresented this home as a 4 bedroom home . Putting 2 urine stained small twin beds in an office does not count as a bedroom. A bedroom must have a closet to be considered a bedroom. There wasn't any storage for clothes, and beds were very tiny. The air conditioning was out for 3 days and it was 85 degrees in the home. They indicated they did not get any of our prior notices on the air conditioning The pictures of the pool area shows it open and able to see out on the golf course. Unfortunately, there is not a view and it is full of overgrown shrubs. This is extremely unfortunate and our vacation was interrupted by a week. I sent a email to Mike Z Rentals with a list of my concerns and asked for some restitution from them but, they have not respond. I feel they have breached their contract with us.

      We purchased a condo which was under contract with Mike Z Rentals. I was provided a document from them that gave net amounts I would receive. We notified them that we would be using the unit through 12/31. When we got back to unit all our groceries were gone. Estimated value $100 which they reimbursed. Mike forgot to put on their calendar that we would be there that is why cleaners came cleaned and threw out food before we had a chance to pack up. This error resulted in a second cleaning which he told me we would not be charged for but now he is charging $150. We also requested that we did not want unit cleaned after last renter left and requested the $200 be returned to us and he agreed. His cleaning crew used some sort of cleaner that caused a stain on 3 walls due to overspray. I was able to get it repainted for $250 which he agreed to pay. Because he feels he paid for food and damage that he is not going to credit second pre-clean which was due to their error. I spoke to him before we bought to make sure what our net would be. He did not list pre-cleans as an expense. I feel like we should not pay either but at a minimum we should only pay one. He believes because he reimbursed us for food and damage that he should not have to absorb second pre-clean which he had already agreed to not charge for. I have texts to support most of this.
