For more than a year I have been reporting problems with the pool at Oak Bridge Run to Baran Property Management. Signs state that the pool is for OBR residents and guests. Neighborhood kids climb the pool fence and have broken a window, a concrete table top, and the pool rope. They leave clothing and trash in and around the pool. The kids jam the lock so they will have access to the pool. As a result, the lock does not always function. The Hillsborough County *********** will soon do the annual pool inspection. Kids broke the pool rope and the gate is often unlockedboth reasons for a failing grade. Last summer our pool was closed for 6 weeks and the gate was locked. The residents did not have access but neighborhood kids climbed the fence and entered the pool. An owner suggested Baran hire a part-time worker to monitor the pool but no one ever responded to that suggestion. Since the residents are paying for the use and maintenance of the pool, we need a plan to allow residents to have access to the pool while keeping neighborhood kids from climbing the fence and entering private property.

Baran Property Management has demonstrated a lack of responsiveness and follow-up to services they provide to homeowners with bulk utility ratings. Additionally, they are unnecessarily combative in their interactions. Their actions have obstructed the smooth transition of my Medicare insurance business. Baran Property Management has consistently failed to promptly respond to my inquiries and requests for assistance. Despite numerous attempts, I have not received a resolution to my concerns. This lack of responsiveness has greatly hindered my ability to conduct business effectively and caused unnecessary delays and frustrations. Furthermore, Baran Property Management is solely responsible for adding my home to a bulk contract. As a result of their late response, they requested that I set up a retail-residential account with Spectrum; however, Spectrum informed me that they could not set up an account until Baran Property Management added my home address to their bulk account. My attempts to clarify two different communications from the utility and the bulk contract were met with a combative attitude rather than acknowledging their shortcomings and escalating my situation in earnest. The unresponsiveness and confrontational nature of Baran Property Management have directly impacted the transition of my Medicare insurance business, causing disruption and inconvenience. As a result, I have been unable to provide the level of service that my clients deserve, which has led to dissatisfaction and potential loss of business. Baran Property Management's behavior violates basic customer service principles and hinders the smooth and effective operation of businesses like mine.

    ***** - You are being ********** individual.

HERE IS THE TRUTH FOR EVERYONE TO SEE.

WE ARE NOT SPECTRUM AS I HAVE STATED. THERE ARE GUIDLINES THAT WE HAVE TO FOLLOW.  I CLEARLY LAID OUT THE POLICY OF SPECTRUM AFTER MULTIPLE CALLS ON YOUR BEHALF TRYING TO GET THIS EXPEDITED AND EXPLAINED WHAT WE HAVE DONE AND WHERE WE ARE AT THIS POINT.

YOU SUBMITTED YOUR CERTIFICATE OF OCCUPANCY ON SATURDAY, 3/16/24 AND WE SUBMITTED IT TO SPECUTRUM ON MONDAY, 3/18/24.  Not sure how much quicker you wanted us to get that done.

When I had Spectrum on the call you ONCE AGAIN ignored the calls Would you like me to post the log?

HERE ARE THE FACTS ONCE AGAIN IN CASE YOU MISSED THEM.

    Hello *****,

All communications going forward will be through email so there is absolutely no miscommunication or misinterpretation of the conversation(s).

WE HAVE TRIED MULTIPLE DEPARTMENTS TO TRY AND GET THIS EXPEDITED BUT THEY ARE NOT BUDGING.

Here is a timeline of events and where we are with your Spectrum connection.

On Saturday 3/16/24, you sent over your certificate of occupancy (COO).

On Monday AM, 3/18/24, we sent the CO to Spectrum.

We received confirmation of receipt from Spectrum – 3/18/24.
On 3/20/24, I called our Bulk Rep and was not successful with him – he said we have to go through the process. I than called Spectrum Bulk Property and was on the phone for 45 minutes to find out the same info that has been communicated to you from the office earlier in the week.

As I was on the phone with Spectrum Bulk, I called your cell phone multiple times, but it kept kicking right into voicemail. Spectrum was going to explain the same thing that they did to us. They said they cannot expedite the ticket because they have to create you in the bulk account.  3/20/24 was day 4. Today, 3/23/24 is only 6.

They said they do not know why anyone said that the management co. can call in and just get it connected – that is not the process, and they cannot do what the person said that you spoke to.
Again, if you have a contact name, or something we can go that route and see what they were referring to, because no one else at Spectrum seems to know.

If you want to do a three-way call with them today, let me know what your availability is between today and tomorrow and we will arrange a time to get them on the phone.

A copy of this email has also been sent to the Board President to keep him updated.

    Thank you,
    *****

    03/22/2024 (DAY 5)

    *****,

I was able to confirm late this afternoon with our account executive that the address is now "working" and they are processing it.  Spectrum stated they are still within their allowable 7-10 business days for processing.

When I attempted to confirm whether or not you would be able to call for services the acct rep stated that until the ticket is marked "closed" service cannot be started.  Spectrum said we will be notified right away when the account has updated to a serviceable status.

We will call again Monday morning if we still have not heard from them.  I will keep you updated as we are updated.

    ***** *****

SO, AS YOU CAN SEE, WE ARE CLEARLY COMMNICATING WITH YOU AND HAVE ALL ALONG.
Hope you have the day you deserve.
