On June 29, 2022, Tyler J*****, owner of Ultimate Home Inspections performed a complete home inspection, Wind Mitigation Form and Termite Inspection for a farm at **** * ******* ** that I was considering purchasing. The damage that I discovered upon moving in was significant. I have reached out to Tyler and he has just made excuses and has not in any way addressed the shortfalls. Nothing identified in the report was significant. Just some leaking faucets and hose bibs. Nothing that would affect my offer price. Bought the farm. Moved in and things started to materialize that were significant. The kitchen sink itself leaked, not the faucet mentioned in his report, and it flooded the kitchen floor. The dishwater did not expel water after it cycled and had to be replaced. The kitchen refrigerator did not cool. The under cabinet lighting in the kitchen was missing fixtures and had hanging wires with just wire nuts on them. There was an outlet above the microwave that was just hanging loose (not in an outlet box). The fan in the master bedroom did not work at all. There was no battery in the whole house generator. However, the most significant issue was mold in the dining room wall. On the outside of the home there was evidence of a poor quality repair. In the dining room, there were stains on the window casement where water had run down the window! The adjacent drywall was moldy and had to be removed, mitigated and replaced. This damage did not happen over night and the outside repair and the stained casement should have been an indication of a potential water intrusion and mold issue. He was paid $1,225 for these inspections and was RECOMMENDED by my realtor. I had a Wind Mitigation Form done for a previous home and the price was $125. I am willing to deduct that from the refund I am seeking of $1100. It does not begin to pay for the cost of the repairs but it does represent a good faith solution to this issue.
