I would advise anyone who is thinking of moving here to be aware of the prohibition of reverse mortgages by the management of OTOW. They have a bizarre adversion to them and the reasons they give are just as bizarre. I don't know how they get away with it, they have the lending and legal community running scared when it should be grounds for a huge class action law suit. They are jeopardizing people's lives as far as I am concern. I have to live in permanent destitution all because I'm not able to get a reverse mortgage. It should be illegal and I will keep trying to do all I can to reverse the injustice.Review from Juanita H

I have a leaning tree in my front yard and requested bracing of the tree to OTOW resident service and it was passed to *******************. I was told that since I was out of warranty they would not brace up the tree. Seems to be some discrimination going on since two homes on my street HAVE had trees braced up by them. I talked to one of them and was told that they were not under warranty.Review from Pamela E

Once again we had a meeting with the Sales Manager, Design Manager, Designer and Building Superintendent. We have had several issues with the designer, Kimberly *****, who received and sent emails from us where she responded to do items and neglected to put them in our contract after our design meeting and before the final permit. She continues to lie that we did not request these items or that she explained how it works which is also a lie. I have documentation in emails and even her supervisors will not be reasonable when we are trying to work with them towards resolution. They just continue to say NO after each mistake that we are encountering. It is very unfortunate as we thought that OTOW was reputable and had honest, qualified employees. This is not the case. DO NOT USE KIMBERLY ***** FOR DESIGNING YOUR NEW HOME! You will be upset as she is not honest and makes many mistakes which she will not correct even when you have it in writing...because it's not in the contract (which she messed up).On Top Of The World Communities, L.L.C. Mr. and Mrs. ****** contracted for a new home on 2/2/21. After signing the contract for the base model and lot, they made a return visit to the design studio to complete options selections. Their design appointment began on 2/26/2021. Since there were custom changes requested by the purchasers, they were given until Tuesday, 3/2/21 to finalize the options selections, but did not sign off on the Design Options and Construction Proceed Order until 3/3/21. The customer signs off on the Design Options and Construction Proceed Order package that the purchaser understands and agrees that no further changes will be allowed as the home is put in for design permitting with the building department.
On 3/11/21, additional changes were requested, but were denied due to the Design Options and Construction Proceed Order already being completed and signed off on and accepted by all parties to the Contract.
The dispute arose because Mrs. ****** is requesting additional options, construction changes, and services outside the scope of the Contract and owner selected Design Options. It was pointed out to her that many of the changes she requested could be accomplished after completion and closing of the home.
Now that the home is in production and nearing completion, she is requesting to add additional options, once talked during the interior design meeting, but not purchased or added by the purchaser (******) to the signed Design Options and Construction Proceed Order or as an addendum to the Purchase and Sale Contract. When pointing out to Mrs. ****** that the Contract she signed did not include the options she was requesting, she became very agitated and felt it necessary to verbally attack, slander, and ultimately libel on social media an employee of the company.
On Top of the World Communities, LLC makes every effort to afford our customers an opportunity to customize and select options for their new homes. However, there are limits and time frames that any builder must adhere to if a home is to be completed within costs parameters and according to the contract specifications. Buyer driven changes outside of agreed upon timeframes disrupt the established construction process and ultimately delay delivery and drive costs higher.

First, I have only stated the facts regarding our requests. Unfortunately, the designer did not like the fact that I had emails from her dated 3-1-21 and 3-2-21 of us requesting and acknowledged by her of the additional items that were supposed to be included in our contract. These dates were before the contract date. She took care of a couple of the items but neglected to update the rest. I pointed this fact that is in writing to her and she would not admit to her oversight. She said we never requested the items which were clearly stated in writing to her and acknowledged by her. This is not slander, this is the truth. Yes my husband and I are quite upset that we have been lied to by this designer when it is evident that she omitted several items that were requested in writing. It is unfortunate that she is not being honorable in acknowledging her mistake and making the appropriate resolutions. Of course we can do any alterations that were omitted after closing, but we would rather be able to move into our new home the way we asked for it to be built. I feel it is important that potential buyers understand that even if your designer acknowledges in writing what you want, that is not the case. OTOW keeps going back to the contract, however, we had requested items be in the contract and Kimberly acknowledged them and then didn't do it the majority of them.On Top Of The World Communities, L.L.C. The customer clearly states in her response that the "requests" she allegedly made were provided to our design professional prior to her signing a contract for a new home purchase. If the customer requests a courtesy browse, it is the policy of this company to afford them the opportunity to do so. The purpose of this is to help them in refining a design budget for any desired additional options to be added to the contract so there are no surprises. Post contract design is built around their budget. On Top of the World Communities builds each home in accordance with the fully executed contract signed by the customer, prior to the start of construction, which includes the selected design options. So, if there are items missing from the contract, the onus would be on the customer to question and resolve any missing items prior to signing a contract, and the selected design options. It appears that customer's response is one of two things - either she realizes her error in not fully reviewing her contract prior to signing it, or she has personalized the matter with the professional designer who has been a valued employee of the company for many years.
On Top of the World Communities takes pride in the homes we build and has always worked with their customer's best interests at heart. We are quite sure that when this customer moves into her new home that she and her husband will enjoy many years of happiness and realize their choice to move to On Top of the World Communities was a great one!

We have tried to professionally work with OTOW to correct the omissions that we clearly documented in emails prior to signing our contract and are not "allegedly made." At this point we would hope that OTOW would complete our home in a timely manner and permit the *******************Contractor to complete the omitted work that he stated he he would be happy to help us with after closing. We spoke with him on 9-15-21, texted him which he agreed to do the work immediately after closing and now he is not contacting us back. We hope OTOW really does have "their customer's best interests at heart" and will honor the work that *******************has said they would do. We put our trust in OTOW and their good faith in making their customer's happy will be evident if they follow through with getting our missing work done after closing by *******************
