      We purchased a home from Aldana Contracting on 10/18/21. When we did the walk through there were many items that were put on the punch out list with one of their employees filling in the paper as we walked around. They put 35 pieces of blue tape up on the inside of our home as to issues that needed to be rectified and another 5 issues on the exterior of the home. We were told that they would be completed in a timely manner within a few months. After many phone calls(over 20) and over 30 emails, they never returned and finished the punch out list aaa they claimed they were building too many houses at the time and their subcontractors were too busy. I was diagnosed with colon cancer in 2022 and had to put the effort into my health and staying alive. I have just finished my last round of chemo and radiation and tried to reach out to them to see if they were going to complete everything as promised and they said my warranty period was expired. They basically blew me off for the first year and then told me that I was out of luck even though they kept saying be patient and we will get your home done. My wife has been my full time caregiver and I was only concentrating on staying alive and beating cancer for the last year with 3 surgeries and half of my colon removed along with a 7cm tumor and 31 lymph nodes. I am just one of many homeowners that this supposed contractor has done this same thing to. They need to be held accountable and stop taking advantage of people and the elderly. We bought two houses from this builder and they did the same thing on both houses. Deny deny deny until their warranty period has expired but the house was never completed according to the punch list on either home.

      This verbal, online attack from this homeowner is yet another attempt to cry wolf and see what he can get from it. We have already had to deal with him on multiple other platforms and agencies. We ask the BBB to review the information below and remove it from our account in its entirety. This homeowner purchased the new construction home in 2021, successfully communicated with Aldana Contracting's Warranty Department from Oct 2021 through Sept 2022 via 35 emails and 22 phone calls, and we have confirmation emails with pictures of his punch out / warranty requests completed. These completed items were tub scratch repair, one missing window screen installed, one flooring threshold repair, an AC service appointment, and an electrical outlet service appointment. The final pending request for additional paint touch ups are the only outstanding items - due to a confirmed agreed upon appointment for Sept 15 2022 being cancelled at the homeowner's request in the final hour. On Sept 15 2022 the painter completed their morning job and then let all parties know at 3pm they were on their way. ***** ******* allowed painters to come into his yard, discussed aspects of the home, and decided to cancel the appointment because it was drizzling rain and he could not let his dogs outside to allow the painters inside. Please see final email thread of communication attached. Since Sept 2022, we have not heard from ***** ******* again. Two years after taking occupancy and a whole year outside his warranty, Mr. ******* decided to file a claim against Aldana Contracting with the Licensing Review Board. ******* and Aldana attended the meeting, were sworn in under oath, and provided testimonies. Aldana Contracting provided ample evidence of completed work and attempts to make the homeowner happy. The Licensing Review Board, made up of 15 Building Dept Officials unanimously decided to dismiss this case with full prejudice, proving Aldana Contracting "did not engage in an activity which reflects upon his competency as a contractor" and no further action will be taken against Contractor's license. This Board Order is accepted at the county level and at the state level with the DBPR. See attached Board Order. 

      ***** *******'s attempt to now complain to the BBB is purely an attempt to harm our company because he didn't get his way. The home was fully serviced. It's habitable. It's beautiful.

      I am rejecting this response because:
      The facts of the case are simple. We were strung along and blown off for months and months by Aldana and finally did get an appointment after many calls and emails back and forth. When we did finally get an appointment with the painter to come take a look at our house, it was set for 12:30pm for the date in question and when  hadn’t heard from the painter by 3pm I initiated an email to Aldana to ask if we were still on the schedule to show up that day because the painter hadn’t shown up yet. I get an email back around 3:13 saying that they would reach out to find out where their painter was. I have a gate at the property in question and have to open it with a remote and need to make sure my dogs are away as I informed them on several other emails. One of my dogs had just had surgery and had stitches, so she was inside and couldn’t go outside in the middle of a down pour with a bad lightning storm approaching.  The painter finally shows up at 3:30pm in the middle of a down pour with lightning popping all around. I opened the gate and had a brief conversation with the painter and he said that it wasn’t his department that was responsible for the exterior repairs on the punch list in question. The painter started blaming the unfinished area on the stucco contractor for the gap between the trim edge of the soffit and the top of the wall. I told him that it needs to be caulked and painted to get rid of the gap to eliminate ants, spiders, scorpions and any other bugs from crawling into my house and infesting my attic including termites as we are a block home but have wood trusses and studs in the home. We had a total of a 4-5 minute interaction outside under the eve of my front door. He informed me that he couldn’t work to complete the exterior in the current weather conditions and I said to him that I couldn’t let him inside to look at the other areas that needed to be addressed as my three dogs were inside and I couldn’t put them outside in the unsafe conditions and one was under medical care of my wife and wasn’t permitted to get up and runaround as it might rip her stitches out and require her to go back to the vet for an emergency visit. The painter said that he would have to come back when it was safe to work on the outside and that he didn’t know if he had the correct yellow paint on his truck to match the color of our house anyways. 
      Travis Aldana was never there at my house that day or any day for that matter.  His statement that he made is hearsay as he doesn’t know what transpired during the conversation between the painter and myself. The painter gave me his number and said that he would have to reschedule for another day. I get an email from Aldana stating that I cancelled the appointment which was false. I don’t know what was said from the painter to Aldana, but I know what was said at my home between myself and the painter. I wrote Aldana back a lengthy email and said I just wanted everything fixed and I had been very patient for 11 months and that I would be expecting things to be done soon when the weather was better.  The items mentioned by Aldana were as follows: The tub was chipped by a contractor during the build process and it was repaired before our closing. The ductwork was repaired as the AC company *** **** had big gaps in the ductwork and it was basically blowing cold air into my attic and causing my bill to be double compared to my neighbors bill with the same model home built by Aldana. That was fixed under the warranty that I had with *** **** directly according to the technician Matt. He retaped and went through our system on June 24 and then again on July 22 to repair more ductwork that was an issue when I had an electrical contractor tell me that while he was running my Starlink cable through the attic that the attic was being cooled by breaks in the ductwork above the garage. I can provide pictures and videos of my home to this day with blue tape still up after two years. I was very patient with them for a long time and then I unfortunately got sick with colon cancer and had to fight for my life. I was told that they would rectify everything and they appreciated me being patient. I am not a vindictive person. I even sent them and their staff a large fruit edible arrangement fruit platter for the Holidays. I just want them to fix the issues that they clearly noted on the punch out list.  I am not the only family that has had the same experience with this company. 

      As to the latest statement of the building board dismissing the case was there was a delay on when I received the certified mail packet from Marion County and I wasn’t allowed to submit my pictures or videos for evidence as it was less than 10 days. I am appealing that decision and submitting my text messages, emails, pictures and videos next month for another hearing before the board. I received the certified letter notification from the USPS on Dec 4th for a meeting on Dec 12th and you must submit your evidence at least 10 days prior to the date of the hearing. So all my evidence wasn’t able to be seen or entered into evidence for the record. 

      All of this back and forth and they could have just came out and met with me and come to some sort of resolution, but they have no intention on rectifying things. They won’t talk with you when you call their office. They just want to fight and not do their jobs that they promised to complete and hold up their end of the contract. I am having three reputable contractors come out and give me three quotes to finish the abandoned job by Aldana. I was willing to work with them, but I honestly don’t know if they will show up and do the job without more drama and I want the job done right. This home was supposed to be our forever home for our golden years and it turned into a stressful back and forth nightmare. I was on my death bed for half of 2022 and all of 2023. They basically dropped off the map. They know what was on the list and knew what was going on with my health. Do you think they would step up and say to us that they want to just come get everything that they promised to finish punch out as appreciation for us buying two houses from them? Nope, nothing but crickets. There was a building boom going on and they were building homes like crazy with several hundred going up in my neighborhood alone between 2021-2022. They were just about the money and moving on to the next. I can get you testimony from countless other home owners that went through the same thing with Aldana and we have formed a group in my neighborhood to compare notes in case we all need to come together in case there is a need for further action in the future. We still have a 10 year structural warranty from the date of the CO on the home and already have large cracks on the ceiling inside at the eve of the peak where the highest point of the interior ceiling comes together. I think there needs to be more oversight in Marion County for these builders and it seems that it is more of a “good ole boys club” vs a community that stands up for the consumer. 

       

      In closing, I have only wanted one thing. For Aldana Contracting to finish the punch out list on my home as promised and hold up to their end of the agreement. Nothing more and nothing less. This has been a very stressful experience and has not been a good experience and contributed to several trips to the ER because of the added stress with my health. They are trying to silence me as to not let other consumers know about this. It is my first amendment right to share my experience and to warn others to think twice about doing business with a company that doesn’t stand by their word and follow through and finish the job.       Where do I start with them? Closed the end of December. During walk thru I mentioned the sliding glass door doesn't open properly (takes an extreme amount of effort to open, and you have to slam it shut for it to close and be able to lock) - clearly it's not on right. Whoever they had doing the walk thru with us said "oh that's just how they are at first you have to use it for it to loosen up" ... lol I've had new sliding glass doors in every home I lived in, never had that issue. He said he will have someone check it out though. We closed and it wasn't fixed. Sent emails to warranty dept - took them a over a month to get someone to come look at it, loosen and tighten a screw and say "yeah something is wrong I can't figure it out, the specialist will have to come". We've emailed back and forth with Aldana for them to pretty much say "we reached out to the subcontractors, nothing else we can do"... actually yes there is something you can do. They are building multiple houses down the block from us in a development and can get their subcontractors there to build - but can't get them to our house to fix the shit job they did on the sliding glass door? Fix our damn door already!!! This doesn't even include the multiple other issues that arose. Their plumbers left a caulk tube in the toilet drain, which caused our toilet to back up on a Sunday - had to call an emergency plumber but they wouldn't reimburse us because we didn't wait till Monday to file a warranty request with their plumber LOL. So we should have just let human waste back up into our brand new bathroom, got it. Our flooring is coming up and we still haven't had anyone come out for that either. Had wood trim issues that needed to be fixed, guy came out - unannounced, fixed the trim issues, but now everything needs paint - so that's ANOTHER subcontractor we've still been waiting on. Aldana doesn't seem to care about honoring their warranty on homes sold, they get their money and disappear. FIX OUR ISSUES!!!!!

      Aldana Contracting is pleased to offer a warranty department to communicate through. We have successfully communicated multiple times with this homeowner. Minor punch out items were requested after closing and we have sent out flooring guys, electricians, and trim/door guys.  Coordinating the schedules of the subcontractors and the homeowners isn't always perfect, but we try our hardest to get the various items completed. Occasionally, parts such as sliding glass doors, need to be ordered. We have requested the subcontractors make this one a priority to get wrapped up.

       

      Our Warranty Packet states that we are only available to communicate Mon-Fri 9am to 5pm. If emergencies occur after hours and homeowners have to hire their own company, the warranty packet states that we do not reimburse or compensate homeowners. This warranty packet is offered for homeowners to review before the home is even under contract and we require Buyer's Realtor to have it signed and submitted weeks before move-in.

      We closed on our house on August 19th. That morning, we did our final walkthrough and all of the blue tape from the walk through before was still there and they didn't fix anything they were supposed to and they had 19 days to do. They ended up fixing all of that and NOT cleaning the house up at all. There was even paint spots on the floor. When we got home after closing, we see a huge deep scratch in the side of the house. They had to restucco it which they did on September 9th. That took them 3 weeks to come out and do that. They finally told us on October 20th that the painters would be here on October 28th and they never showed up. It is now January 14th and they stopped answering me about it. There are parts of the sod that are piled on top of other pieces of sod and that is making it bumpy. There is a bubble underneath my flooring and they refuse to fix either problem. I am so disappointed with the quality of work on this house and the communication with the builders.

      We are pleased to announce that this issue has been resolved through our warranty department. It seems the company scratched the home with the tractor when they were installing sod. This happened right before closing on the home. After the homeowners moved in, we had a crew out to repair the stucco and had the painter out to cover the new stucco.

      I closed on my house Aug 15, 2022. During the final walk through, the superintendent said any repairs that need to be done can be filed with the builder under warranty. I have been going back and forth for a few months now and little has been done. Over the last few months I have reported an issue with the countertop, a crack in the driveway, an issue with the AC and some work the insulation company needs Aldana to do so they can finish their job. I was told that they contacted all of the contractors but I have only heard back from one regarding the countertop. I contacted the AC company directly as it's costing me money having an AC that does not cool the entire house. They told me that Aldana had not put in a work order for my home. I have not received any calls on the concrete work or the insulation work. My next door neighbor closed around the same time and had the same issue with her driveway and that was rectified within the first month of her being there.

      Before the 30 day period was up to report any problems with the new house I sent Aldana an e-mail like they asked. The 3 things wrong with the house that I wanted them to fix was the flooring, facisa and the driveway. They fixed the flooring have not seen them for the facisa and the driveway they said that they will not fix. There reason was the driveway was not part of the job and that they did that for free and its normal for a driveway to do what this did. I did send pictures and talked to them once. This is ther responce Hi ******, We have sent the flooring guys and the fascia guys requests to get the repairs done. They will contact you to make the appointment. As for the driveway, this home was scheduled to only have a parking pad & dirt driveway. See attached site plan. We decided to pour concrete all the way to the road, with is being 75 ft it requires at least 3 trucks of concrete mud. There is going to be a slight fall in a 75 ft driveway. It will not be deemed a warranty issue and will not be replaced or changed by the builder.

      We bought this house in October 2021 and they were missing a sliding screen door for our sliding glass door that goes to our Lanai. It's been almost 8 months and still no screen door . Also the drywall has a bunch of bad areas that were never fixed. The moldings on the inside are short from the floor and are not finished in areas. Also the roof makes Loud popping noises like it's going to break. We are very disappointed in the house we bought from Aldana. I would never recommend them to anyone. We have tried to email them and all they ever say is we will get back to you and they never call or email back except to be rude.

The punch out items and cosmetic repairs such as drywall and paint have been completed at this house. The homeowners have contacted our warranty dept and have had completed, successful repairs. Below is a screen shot of an email from this homeowner praising Aldana Contracting and stating how much they love their home. The items listed in the original complaint are not warranty issues. This complaint is confusing and not appropriate use of the BBB. Aldana Contracting is considering this case closed and will not move forward with communication via BBB.       They will not take care of things after you close. We have paint all over outside trim on all windows that Alyson said I could do. I don't remember being paid for final cleanup. We found there are many others with issued done even worse than ours that would like to go after them.

I am the owner of the company and have personally emailed them back saying further cleaning of the home will be the homeowners responsibility to maintain. She never showed up on the walk thru and the pictures show the way their cleaning crew left it. You purchase a new home to not have to do what they left. Everyone comments on how the curb appeal looks so bad with the front porch which is shown in the pics. We couldn't get it off with the power pressure or with the disc to clean concrete. We shouldn't even have to do it. She needs to learn how to count. Every window had paint all over the window trim on the outside and the main bathroom had more than 4 drips. We have talked with other buyers there that have the same issues and some worse than ours. So I don't think we are just complaining to be complaining. I assure you the so called owner would not appreciate her front porch or missing light covers and the crappy work they did for us if it was her house. Again I have all the pics of what was left for us to take care of. Bob who did the walk thru with us was informed of the trash they left in the yard and the neighboring lots. He said do you own it and of course I said no. Then don't worry about it. How unprofessional is that? Check out the pics of the supposed 4 drips of paint. The gray is all over the window trim down the left side. It doesn'tlook good to us but if they are proud to say they did such a good job then so be it.       Purchased home from business in December 2021. During final walk-thru, over 20 issues identified and recorded on paper. 2 months later, 17 of 20 issues remain unresolved. Repeated attempts with business to get resolution prove unsuccessful. Business clearly does not care about following through with fixing shoddy work by their subs. These are not warranty issues, they're remaining from final walkthrough.

The homeowner has had continuous correspondence with the Builder's Warranty Dept, primarily discussing the painters schedule. The homeowner has complained that trim company, cabinet company, cleaners, and drywall company came to fix their work, but didn't give them enough notice. This is merely complaining that the work is done... just to complain. We first started communication regarding the 17 of the 20 things left to complete as small patches of paint on jan31st. The builder has explained that we have expressed urgency with the painter. Homeowner has now requested the **************** paint colors to touch up the small areas around the home themselves.
