I had a pleasure to work with *** annd *****. They both have been excellent. From the beginning *** went above and beyond from the start of the application and has always been in touch and prompt with responding to all our inquiries. When I had some difficulties with security deposit She was great at finding solution that worked for both me and the landlord. She did excellent customer service.Therefore, i highly recommend *** for finding a new place that you will call home.Thank you so much for your help *** ??Review from John R

**************** Dealt with some issues in the beginning but they took care of repairs when needed. I was happy we didn't get an exorbitant rent increase which enabled us to renew. I would recommend them to someone looking for a place.Review from Jennifer W

If I could leave no stars, that would be my choice. If you are looking at a house to rent that they manage, RUN! Their practices as a rental management company are **** with extortion, mismanagement, and deception. You will be met with false claims, money spent out of pocket, and your baseless fees deducted from your security deposit. Once they strip your security deposit, your only option will be to take them to Small Claims Court and will be left to wonder what is your time worth. They know this and will take advantage of you.We have filed a ******** Complaint Form with the ** ***** of *********** and ******** Services. If you have faced the same issues, I encourage you to file a complaint as well. Good Morning Thank you for giving us the opportunity to respond to this review and tell our side of the story before making this review public . The subject tenants has vacated the premises after occupying it for more than 1 year and a half , we have processed their security deposit in excat accordance with the tenant -landlord ******* law ***** governing security deposit processes and out of $3,400 in withheld security deposit we only imposed a claim for a total of $745 for the following items : Cleaning [ which is mandatory per the signed lease agreement ] Garbage Removal Wall repairs and paint touch *** Closet door repairs in the following link I am attaching pictures of the damages we made the claim for , which were found upon conducting our move out inspection : ******************************************* After sending our claim as required by law we received an objection letter from our tenants objecting to the charges and being under the impression that the carpet cleaning fee is the same as the household cleaning fee [ while no carpet cleaning fee was charged to them and while the household cleaning is not same as carpet cleaning ] Out of respect to our business conduct and to all our tenants and because we think everyone deserves a proper explanation , we promptly responded on Feb 14th via a long email clarifying the reason behind every charge and trying to have any confusion or ambiguity clarified and providing pictures of the damages that was found upon conducting the move out inspection . Our response was unfortunately met with the above review while even the link to the photos was not even open and reviewed . A none deserving star. This company needs to be investigated just like every apartment complex or property management in Orlando. They denied my application for no reason other than my student loans . No reason . They take your money and denied the apartment base on a computer screening made to discriminate prosper tenant. They even asked me for a tenant ledger from my landlord , which I complain because I have nothing to be worried about. This aggressive tenant screening needs to stop . Your lost!! My landlord work with me to stay in the same place I have for the last six years. People we need to make held them accountable !Review from Monica W

This company is a not a reputable company to do business with. The company will have you sign a lease then has addendums added . They will advertise one price but will charge more god their maintenance fees. But when there are issues even before you move in they don't fix them. Then they do not send your deposit back and they do not give you any notice about what they are taking from your deposit for past the 30 days. This is not a good company.Review from Steven C

We moved in to a rental home in October of 2021. When they told us the house was ready to be moved into we were able to go look at it. When we got there we found that the Front entrance was filthy as was the garage, there was still a nasty couch in the the living room area, the rooms were half painted( you could see the lines were the new paint stopped. The master bathrooms exhaust fan didn't work and the ceiling fan in the master bedroom didn't work. We told Lee K about these things and the only things they fixed were the exhaust fan and ceiling fan. About a month after we moved in during a good Florida rain we noticed that the patio doors were leaking on the inside and no small amount either. We called and we were told that we had to put a maintenance request in through the app. NOTHING ever happened with the leak. Our ice maker broke, it took 3 weeks for them to send someone out only after we had to call 5 times. We never received a mailbox key let alone a number for the mailbox. We spent an entire day cleaning the house after our stuff was out and they still took 300.00 out of our security deposit because in the lease it says "fee may be waived if cleaned to landlords approval" that was their way to make an extra 300.00 because it surely wasnt that clean when we moved in. I WILL NEVER RECOMMEND THIS HORRIBLE COMPANY TO ANYONE. THE EMPLOYEES ARE NOT NICE A NO WHERE NEAR HELPFUL...Review from Kristy B

Our family's experience with this company has been nothing short of horrible. We sold our home in another state and needed to locate a rental in the Orlando area in short order (one month). The market was extremely competitive, so we chose to use one of Bull's rentals sight-unseen. Though the photos provided were beautiful, I asked Mira, the leasing agent, multiple times if they were representative of the condition of the actual property, and she assured me of such time and again. Shortly after reserving the home with both a security deposit and prorated first month's rent, we paid the company between $5K and 6K prior to our move-in date, which wasn't set until the first of July, though this payment included a couple weeks for the month of June. So basically we started off paying rent for a home we hadn't yet occupied, as there was no flexibility by the company to wait until our actual move-in date.
A few days after signing the lease and providing this hefty payment, we flew across the country to see the house, knowing we still had a few weeks before actually relocating there. We arrived to a home that smelled terribly of dog and human urine. The toilets were filled with such. The floors were filthy with hair and urine, and the walls were damaged and covered with dirt. All of the furniture was disgusting and dirty, and the bedding was in piles on the floor. The pool was empty, and the outdoor furniture was covered with magic marker and/or splattered paint. Every home around us was occupied by drug parties, with marijuana smoke filling the air, and vulgar music blaring so loudly we couldn't hear each other talk. Trash was piled everywhere, at the clubhouse, and in front of every home.
We realized within five minutes that this was no place for a family of four young children. I reached out to Mira, the manager, to explain our deep concerns and told her that the company could keep our neary $6K deposit if she could just release us from the agreement. She refused to budge, even though the move-in date was still weeks away, and the market was leasing within hours. She said that it was a "duly executed contract" and the only way to exit the agreement was paying an additional $6K, for a total of $12K, (not including our cost of air travel, rental car, and hotel expense to view this disgusting home). We even offered to stay within their property management system but in a different home, and she refused.
We had no ability to lose such a large amount of money, so agreed to honor the contract. Mira agreed to ensure that the carpets, walls, bedding, outdoor area, etc, etc would be cleaned and presentable. She also said that the vulgar parties we witnessed with drugs, extreme profanity, and sexual acts was an exception, and they had no reports that those experiences were common.
We arrived at midnight a few weeks later in a Uhaul that the security team insisted could not stay in our driveway, so we were forced to unload a large truck in the middle of the night and return it to the truck rental location. We then returned to the home to find that the ONLY change that had taken place was that the pool was now full. Walls, floors, carpets, furniture, blinds, windows...all FILTHY. The oven door was hanging off the unit. The urine smell was stronger than before. At least two beds were covered with blood and other bodily fluids. We were forced to spend an additional $2K the very next morning after traveling over 1,000 miles on new bedding because what was in the home was a biohazard. Many of the technology (TV, projector, etc) were inopertional because they were missing connection pieces and/or just broken. We then proceeded to spend three solid days CLEANING the home from top to bottom with bleach and other anti-bacterial products. We cleaned on our own dime all of the furniture and windows, and scrubbed walls and bathrooms while trying not to vomit. Trash and food were stuck between cushions of the furniture. Loose pieces of garbage were scattered about our front yard, and rats had eaten thought the netting covering the lanai, leaving feces all around the pool and outdoor dining areas.
Since moving in, the parties described above occur on a weekly, if not nightly basis. We've witnessed so many things that our kids no longer feel safe outside. Cars race down this neighborhood street at 75+ miles per hour. This past weekend, the party next door was so full that the cars lined the entire street in front of our house, completely blocking our driveway for over 24 hours. We called both the neighborhood security team as well as the sheriff's office, and no one responded. This is the same security team that insisted we move our moving truck at midnight after driving 19 hours. Had there been an emergency, we would not have been able to leave our own home via car. Our daughter, unable to park in our driveway, parked across the street and experienced damage to her car that evening. It was new car that we bought for her high school graduation and so that she could commute to and from work.
We've brought these weekly events (many not described here because there are too many over three months' time) to the attention of Bull Property Management. The first option they gave us about a month into the experience was to tour another of their managed homes nearby (same type of neighborhood, according to the current renter). When we arrived, the renter told us that his family was sick with COVID and that he couldn't show the home, but my husband had contact with him for at least ten minutes. The renter told us that he had shared this information with Mira, but she still sent us. The gentleman also said that MULTIPLE others showed up that day, by Mira's direction, despite her awareness that the house was COVID-infected.
Most recently, after the damage to our car, and a removed screen from my daughter's room, it was offered that we could exit the lease, but with additional large fees, and no return of our deposit.
The bottom line is that this company, based in the area, is aware that nearly every home in this neighborhood is now a **** or ******* with no minimum stay required. They are leased out for one night at or two at a time for enormous drug parties. Yet, they are attempting to market this particular home (and others) for 6-month and 12-month leases. They are large homes so will naturally attract families, but they have no regard as to how doing so affects a family's well-being and sense of safety.
Mo, the main contact/manager for the company has been dishonest with us and contradicted himself on many occasions.
I'd advise anyone who isn't looking for a dirty, party atmosphere with buzzards circling the homes and trash everywhere to research for another property management company. An easy google of news reports of similar events in the Champion's Gate area will support our story. I only wish I'd taken the time to perform more due diligence before making such a terrible decision.
One star rating only because there is not an option for zero.
