      this issue started 2/18/24, at this point, I am just getting settled in the place. The sink is draining slowly and backing up I report this to the property mgmt. I've reported this multiple times as seen in the attachments. ******************* responded tenants are responsible for clogs per the lease. I did drain-o, plunging etc...nothing worked. I ended up with the same results a few days late sink backed up leaving dirty stink debris. I've spoken to other residents on the property and they have experienced the same issue 1 being an owner and having all of her pipes redone. I'm just a tenant. I'm not doing that. This rental place is lazy, rude, and unprofessional. I am impatiently awaiting the end of my lease.

      Now underneath the kitchen is flooded with ditty ***********. There also a huge puddle of dirty *********** on the floor in front of the sink and dishwasher.  
      This was unable to be posted within the portal as it seems to be having "errors" like I mentioned earlier this a.m. or I've been blocked from the app. 1 of 2 

      It's 11:39pm *** this is what I'm dealing with.

      Dear Sirs:

       

      Ms. * moved into this condo on January 14, 2024.  At that time, she participated in a move in inspection of the property and found everything acceptable and signed the corresponding form.  She gave us a 5-star review.
      About 34 days later, she reported the kitchen sink to be clogged.  ********** informed her that she was responsible for clogged lines as stipulated in Clause # of her lease.
      This is the only condo we manage in this beautiful village.  We have managed this home since July 1, 2002 and never ever had a clogged plumbing lines.  The *** reports that they have no plumbing problems.
      These are the facts: *lumbing was working fine the time of move in. No history of clogged plumbing lines, the clogg started more than 34 days after the tenant moved in and the lease states that the tenant is responsible for clogged lines.
      Regardless of those facts, Ms. * wants her clogged sink to be unclogged.   This is totally an unwarranted request as each party needs to comply with his/her obligations.
      Notwithstanding the above, a one-time courtesy to her we dispatched a plumber to the property.  Ms. * was not there when he arrived, she had been informed that the plumber was coming but not a specific time was provided since this is an independent contractor and they move from job to job.
      Not only Ms. * was not there but she refused to allow us to enter with our key and she claimed that there was an underaged grandson alone at the property.  Ms. * is the only person authorized to reside at the property and leaving an underaged person alone may be a violation of ******* law.
      We have rescheduled a tech to go to the property next Monday, March 25, 2024, this will be our second and final attempt to provide her with a courtesy assistance to the clogged kitchen sink.
      We are very proud of our many years of BBB membership but it cannot be used to change lease terms and transfer tenants obligations to the Landlord for the reasons stated above. 
      We respectfully request the dismissal of this meritless complaint.

      Hello, The property did provide service on 3/25 after several times efforts of letting them know the issue was more than a clog sink. I sent the property photos of the kitchen floor covered in water.  This prompted the "oh yeah this is more a clogged sink". Maintenance was sent to the property on 3/15 originally. ****** stated he would be there but didn't know what time.  He arrived at 6:51pm. Yes,  my grandson was there no that's not a FL violation (***** is ignorant) even if I was home I wouldn't allow a stranger in my home at 6:51pm being a single female living alone. When Maintenance did come on 3/25 he arrived around 9 or so and didn't land until close to 7. Making 2 ********** runs to get tools and items needed for the repair. Imagine if I would have let him in at 6:51pm. 

      Nonetheless the plumbing is fixed and sink is no longer retaining water.  

      Thank you in your time and efforts assisting me to get this problem fixed. 

      this company needs to be shut the h*** down.

      On about 8/5 I inquired about a rental unit on *********** in Orlando. I received a call from Audrey to set up an appointment to view the property. At the time of our call I relayed our credit scores, and a potential issue on my husbands rental history from 5 years ago, but we just need someone to offer us an opportunity to prove ourselves- we definitely make the money they are requiring. She suggested we come loook at the property they could work with us. So we went and looked at the property and loved it- and again I told her about our issues that have kept us from renting elsewhere- she told us to go ahead and fill out the application at the cost of $75 each, we might have to pay a higher deposit but it should be fine. So- we paid the $150 and with in 24 hours received the denial because of our credit - that we had already discussed with her. So I called and she told me our credit was below their threshold but is over 600 and - although she had told us she owns 33? Units there, the"manager" said no- when I questioned the higher deposit as previously discussed- as well as I believe is on their website- she had no response. They are adamant that Ap fees are non refundable, but I firmly believe they intentionally were misled before applying

When I talked to Ms********, she did not tell me about her husband's past record owing an apartment complex any money and we never did discuss her credit. Furthermore, they failed to disclose this information on the rental application. We pulled credit on her and her husband, she was below our criteria and his was very low, she had balances due and also past due ones, he owed at the apartment complex, something that they failed to disclose and which by itself is enough to be declined There is absolutely no room for misleading, because our website clearly and very detailed explains in several places the qualifications for applying for any of our units. Accordingly, the applicants do not meet our rental criteria and for those reasons, their application was declined. Sincerely, Audrey M. The money owed to a former apartment complex was over 5 years ago, and does not show up on the free credit report we pulled online. We explained to Audrey the apartment was sub leat and we were not notified that the furniture was not removed form said apartment thus causing the charge that - again- does not show on the credit report we pulled. It is my word against hers and I have no doubt she will again disagree.
