      Dear **************,

We hope this message finds you well.

We wish to bring to your attention the recent developments concerning the property purchase agreement we have in place. Our communication with Monarch Title, the title company handling your property's closing, revealed that you have signed multiple agreements, including ours.

Monarch Title has confirmed the validity of our purchase agreement and has reached out to us accordingly. We have been in contact with *************************, the representative at Monarch Title, and have provided all necessary documentation to support our claim.

We are currently working towards a resolution of this matter and are eager to reconcile this issue amicably.

As a reminder, you agreed to sell the property to Quick Cash Offer for $268,000. Subsequently, we became aware that you are attempting to sell the same property to another party for $290,000.

To facilitate the resolution, we kindly request that you pay the difference of $22,000 to us so that we can proceed with the closing as planned.

We remain committed to finding a mutually agreeable solution and bringing this matter to a swift close.

Thank you for your prompt attention to this matter.

      Sincerely,

Entered and signed contract for quick cash offer to purchase our home for quick sale for the sum of $40000 on february 22, 2022. Contract was signed to purchas our home as is. Attempted to contact company numerous times via phone and emailbetween 3/14-3/18 to follow up on purchase and next steps with no calls returned and emails unanswered. On 3/18 call was returned that company would be revoking offer to purchase home. There was no changes to the property when contract was signed and they stated they did not want to purchase a home in our area, which they knew the location of at the time of the contract being signed. We will now have to delay the purchase of our new home and may have to default on our own pending contract, potentially costing us money already invested for the purchase.

Business Response /* (1000, 8, 2022/04/15) */ We apologize for any inconvenience, however we included in our contract a Due Diligence period where we confirm that the property is suitable for our purchasing needs/plans. We included an Earnest Money Deposit agreed upon by the "seller" and our contract clearly states that if we do not purchase the home, "Seller accepts the deposit as Seller's sole right to damages and holds Buyer harmless for any and all other incidental or consequential damages that may be incurred in connection with this Contract." Upon complete review of the property, it was verified that the client grossly understating the damages to the property and we tried every way possible to justify the purchase but due the egregious misrepresentations by the seller, we elected to use our contractual provisions to safely protect both sides of this transaction. We both analyze and purchase tens of thousands of homes a year and we take great pride on always executing to perfection. However, once in a while a less than genuine seller may elect to try and take advantage of our generous purchasing policies as was this case in this transaction. As such, we wish the "seller" best of luck in the future endeavors. The agreement has been canceled per the terms of the contract and we have elected NOT to pursue the seller for losses incurred during inspection due to the misrepresentations.
