This review is provided after allowing All American Home Inspectors Inc. (AAHI) of **** ***** **, many months to make right their poor effort of a pre-purchase home inspection. On May 11, 2022, ******* **** of AAHI conducted a home inspection of a property I ultimately purchase based in large part on their findings. Unfortunately, I was out of the State and could not attend the inspection, but as a “certified” Home Inspection Firm, I relied on their work. The home had at the time an ***************** metal roof. This was our first experience with a metal roof but understood that they should have a fifty plus year life expectancy and was rated by *** **** as being in “good overall condition”. Once the purchase was complete and we moved in, I noted that nearly every screw in the roof was covered in caulk and there was discoloration on the ceiling (water stain). Something which should have raised concern to the casual observer. However, it was later revealed that *** **** didn’t even try to observe the roof other than employing a drone to look at the chimney cap. Had he simply looked at it from the ground or placed a ladder along it (*** **** later stated that he had not) these would have been very evident. Moreover, he made no attempt to enter or even view the attic over the main house (again confirmed by ******* ****, nor had he asked the owner if it was accessible) which the owner confirmed it was. I have been up there subsequent to the roof replacement. Had *** **** followed the ******* inspection standards, the extensive wood rot in the sheathing, along with a broken truss would have been easily visible. Resule - result, we had the roof replaced with a shingle roof at $23,500 vise $45,000 for a replacement in kind with over 30% of roof sheathing having to be replaced. Ultimately, we approached **** **** the owner of AAHI to address our concerns. *** **** has not even offered to refund our payment for this horribly substandard inspection.
