      This review is provided after allowing All American Home Inspectors Inc. (AAHI) of **** ***** **, many months to make right their poor effort of a pre-purchase home inspection. On May 11, 2022, ******* **** of AAHI conducted a home inspection of a property I ultimately purchase based in large part on their findings. Unfortunately, I was out of the State and could not attend the inspection, but as a “certified” Home Inspection Firm, I relied on their work. The home had at the time an ***************** metal roof. This was our first experience with a metal roof but understood that they should have a fifty plus year life expectancy and was rated by *** **** as being in “good overall condition”. Once the purchase was complete and we moved in, I noted that nearly every screw in the roof was covered in caulk and there was discoloration on the ceiling (water stain). Something which should have raised concern to the casual observer. However, it was later revealed that *** **** didn’t even try to observe the roof other than employing a drone to look at the chimney cap. Had he simply looked at it from the ground or placed a ladder along it (*** **** later stated that he had not) these would have been very evident. Moreover, he made no attempt to enter or even view the attic over the main house (again confirmed by ******* ****, nor had he asked the owner if it was accessible) which the owner confirmed it was. I have been up there subsequent to the roof replacement. Had *** **** followed the ******* inspection standards, the extensive wood rot in the sheathing, along with a broken truss would have been easily visible. Resule - result, we had the roof replaced with a shingle roof at $23,500 vise $45,000 for a replacement in kind with over 30% of roof sheathing having to be replaced. Ultimately, we approached **** **** the owner of AAHI to address our concerns. *** **** has not even offered to refund our payment for this horribly substandard inspection.

      First of all, I apologize for the inconvenience of the situation. It is not our desire to ever put somebody in a situation where they must replace a roof. Our company strives everyday to thoroughly inspect homes and report all visible and apparent defects so that people do not get stuck with large repair bills that they were unaware of. That’s our very purpose for being in business. There are a few concerns that I have with your complaint which I have already addressed with you on a couple of different occasions. #1 **** noted in the report that there were multiple watermarks visible inside the attic and potential roof leaks. This statement in the report should have caused you to have a further evaluation from a licensed roofing contractor, before you purchased the home, as we strongly recommended. Unfortunately, you did not take our advice in regards to this matter. # 2 **** also noted that there were areas on the roof that had previously been patched which indicated past issues with the roof. # 3 You contacted us with this complaint after you put the new roof on your home which is against industry standards and is also not what you agreed to when you signed the inspection agreement. You agreed in the report that you would contact us in writing within seven days of the discovered defect.

      I am rejecting this response because:  The response is inaccurate.  Roof was reported to be in good overall condition, and there was no advice to have the roof evaluated further - why would there have been when the roof was reported to be in good condition.

      Further, response continues to refer to an “inspection agreement” that I was not provided and certainly did not sign.

      Bottom line is the inspection was substandard.  The extensive damage in my original complaint was not limited to “water spots” and was plainly visible had the inspector done an adequate job.

      The statements that I have made previously are true. I attached the pictures to this response for review. The metal roof was in good condition, as shown in the pictures, and in my opinion did not need to be replaced. Metal roofs typically last 40 years or more. The only repairs needed to the roof was the area of wood rot (less than 5% of the sheathing was affected as shown in the pictures) and the replacement of the neoprene washers on the roofs fasteners which can be typical for this type of roof. The entire roof did not need to be replaced. The numerous watermarks visible inside the attic, as noted in the report, should have had a further evaluation by a licensed roofing contractor before the home was purchased.

      I am rejecting this response because:   I am rejecting this response because:  Again, patently inaccurate.  I've attached a link to the inspection report in order to meet BBB file size restrictions  "https://***************************************************************************************". The inspection report clearly does NOT recommend further roof inspection. 

      There are two invoices attached "Roof invoices".  The first is the effort to replace screws and gaskets - approximately 30% of which could not be secured when replaced due to the rotted roof sheathing.  I even got the contractor to use a larger screw size which yielded the same results.  The second invoice for the roof replacement documents the large percentage of roof sheathing which had to be replaced - 34 pieces of 4ft by 8ft plywood roof sheathing.  That’s 1,088 square feet of rotten wood replacement representing approximately 30% of the roof.  

      The suggestion that a roofing contractor could replace the wood without first removing the metal roof is ridiculous. Equally ridiculous is the suggestion that a roofing contractor could or would reinstall the metal roof once removed.  If even legal to do, how could they possibly warrantee their work if they used old materials.

      Again, bottom line is that the inspection done by All American Inspection Services was substandard.

      With all due respect *** *********, the statements that I made are accurate and are based on the information that was given to me from the actual inspection and the pictures that I was shown in the original complaint. Even though I will sometimes offer up my opinion, let me make it very clear that I am not a Licensed Roofing Contractor. The bottom line is that if the report shows potential roof leaks, then a qualified person should have been contacted for a further evaluation. I also should have been contacted once a roofing contractor says your roof needs to be replaced, not after the work was done. I also did not perform this inspection, the inspector that did your inspection left our company to start their own business. In your defense, my statements regarding the issues come from someone that was not there. My opinion is only derived from the inspection report, your statements, and the little bits of information I was given from the inspector who performed your inspection. Because of that, and because of my respect for those who have served in the military, I would be willing to give your inspection fee back.

      Home inspection missed many issues

          I apologize for the delay in responding to this email. We first did the inspection for the subject client June 1, 2021. I started receiving complaints about the inspection in October after the client moved in. He complained of several deficiencies that he claimed we missed during the inspection. I politely went over the report with him and the first 5 items he claimed we missed, were in the report. I explained where to find the deficiencies in the report. He talked about a floor outlet in the living room that did not work which I tried to explain that this could be caused from a tripped AFCI GFCI combo breaker at the panel which can be common for a new construction home. He seemed to have an uptight attitude from the beginning of the conversation and at this point he began to say that I was not a five-star inspector and started to be disrespectful. I respectfully decided that there was no talking to him any further about the inspection because of his attitude towards me. The 53 page inspection report took over two hours onsite and another hour or so offsite with two licensed home inspectors completing. We found over 30 deficiencies with the property which is quite a bit for new construction. I attached a PDF copy to this email for you to review. The explanation of the inspection costs are as follows, Home Inspection fees $399 and the pool inspection was $35.
