On 5/11/2021 we hired Shane H. from Terre Inspection Services to inspect our house before purchase. I was concerned about mold since I knew this was a frequent issue in Florida. I asked Shane if we need to get an additional mold inspection completed his response was "this is one of the cleanest houses I've seen, you don't need to worry about mold". Our assumption was that Shane would inspect our house for us and let us know if there were any concerns. We received the inspection report from him and it didn't say anything about leaks or mold. We moved into the house on 6/8/2021. Unfortunately I was not there doing the initial walk-through or the inspection. My husband was there, however he had just had COVID and had no sense of smell. Right after we moved in I noticed a moldy smell coming from my husbands walk-in closet in our master bedroom and from our kitchen cabinets. The smell continued to get stronger and I ended up contacting a mold remediation company. On October 6th we had FP Property Restoration come out to address the issue. We were told that there was a very high level of moisture in the wall behind the kitchen sink. I then contacted our insurance company and filed a claim. On October 14th Amber Schwarz from Citizens Insurance came to look at our kitchen to assess the damage. We found out that our kitchen was completely covered in black mold. We were told by the plumber that it was gross negligence on the part of the house inspector to not notice this leak and because of the amount of water damage it was obvious that it had definitely been there for a long time, at least several years. We also found out that the whole house had humidity driven mold growth and our walk-in closet also had black mold. The closet needed to have the drywall removed and repaired as well as the entire flooring. We also found black mold under the bathtub and will need to fully remodel our bathroom as a result. We are out $47,279 as a result and counting.
