    I purchased my home in Aug 2024 at ********************************************** and used the following company to process 4 point inspection in which they charged and provided me a report that was completed. Only to find out they failed to check my plumbing in the crawl space. I immediately had an odor smell/sewage when I moved into my new home and contacted my warranty company to come out my home and we discovered the cast iron pipe was leaking and leaving all the sewage under my crawl space. I had to pay for another company to come and clean up the sewage and then decontaminate the crawl space cost $ 500. Once that was done I had to pay $4,500 to unclog my sewer and change some pipes, only to find out the entire system needs to be changed with a total cost of $13,000. I have attempt to reach out via email and phone call to no prevail from the inspection company.

    The client was sent this email as a reply from the company, as home inspections are visual only and non invasive we are not able to unscrew the surround of a home or in this case disturb the encapsulation of and to the crawlspace. Please note that the client agreed and signed a contract attached that the inspection would be in accordance with: Scope of Home or Condo Inspection.  Subject to the terms and conditions of this Agreement, INSPECTOR agrees to perform a non-intrusive, non-invasive, visual inspection (the Inspection) of the readily accessible areas of the property.     As you indicated in your email the crawl space ... "was closed off by ******** screws" you are of course correct.

    This is why we stated in the report that access to the crawlspace and therefore all the piping there in 'is not accessible"

    We are unable, due to the standard operating procedures set upon home inspectors - to unscrew the surround and encapsulation of a home that you do not own at the time we are there - this is an area which was noted in the home inspection report as a limitation, due to lack of access - for you to discuss with the seller, regarding opening access to the area and then the area being inspected after that.

    Unfortunately, it would appear that you did not discuss the matter with the seller as recommended and 7 months after the original inspection are demanding payment from us due to the home inspection report recommendations not being followed.

    Please note that the report does also state: ITEMS NOT INCLUDED AS PART OF BUILDING INSPECTION Well, Water quality, *************** Isolating relief valves/main shut off valves, Conceled plumbing

    If the home has cast iron drain pipes, there is the possibility that repairs/replacement will be needed in the near future.

    It is recommended that any cast iron drain lines still in use in the home be further evaluated by a plumber.

     Also, a sewer scope is recommended.

    Any and all recommendations made inside of the home  inspection report are intended for you to complete with the seller before the end of your due diligence period and definetly before you close on the home. 

    We would have always come back to inspect the area prior to you closing on the home if you had the seller open the access.

    I feel for a 700$ inspection the bare minimum is to at least take a picture of the crawl space and show at least something. I see this as just an opt out way to be lazy and not help a customer who is just asking for a little bit of help. I will never use or recommend this company to anyone who actually needs a good job done.

    The standards of practice are adhered to for everyones safety. To take pictures of inside of your particular crawlspace would, once again, have required the inspector to dismantle all or part of the encapsulation - at minimum he would have had to go against the *** and crucially here - without authorization from the sellers and would have had to unscrew the sections. Add to that the fact that the opening is less than the minimum height for home inspector access and it is something which we can't do. That is why we did inform you of the lack of access in the inspection report - That is why we did take a picture from the exterior for you so that you could explain through your relator to the seller that access would nee to be opened and the area inspected - prior to you closing . Unfortunately we as a home inspection company can't force you to follow the recommendations inside of the report .  This is included in your report and has been copied to the BBB, showing that the crawlspace pictures and that it could not be accessed. Please see the attched pictures from your inspection report which was performed in July 2024. We would have more than welcomed a discussion about the situation then along with open access to inspect that area for you. We can only show you what the situation was at the time of the inspection and the regulations we are governed by. If you would like to discuss the matter further with the Director he will be more than happy to guide you through steps which may well help you even now with this new issue. However, please note that we are not ever able to discuss matters under threats of defamation.

    I am writing to express my concern and disappointment regarding the home inspection report provided by Max Home Inspections on March 4th, 2024. The report stated that the plumbing in my West Broward home, which I subsequently purchased, was composed of copper. However, a month later, a neighbor of over 20 years informed me that the house actually has polybutylene pipes. It was discovered by a local plumber that the house had prior leaks and did contain polybutylene pipes. I am extremely dissatisfied with the inaccurate inspection report, which has led to my purchasing a home with defective plumbing. I am currently exploring my options and plan to take legal action against Max Home Inspections. I will be seeking compensation for the costs associated with repairing and replacing the faulty plumbing system.

    Unfortunately, this is the first contact we have had from you regarding the issue, other than a ****** review, stating the same content. We would love the oppurtunity to assist you with the previously hidden issue at hand and ask that you contact the Director, ***** on his direct line **********. Please also direct email documents such as the seller disclosure form, response to inspection and pictures of the piping that has been uncovered behind walls etc to ***************************** so that he may have those ready to review with you.

    As you are aware the duty to disclose Polybutelene Piping in the State of ************* squarely on the shoulders of the seller and their appointed agent/s, and not on your inspector. We would be more than happy to help guide you through the process you need to take, should there be a case for failure to disclose a materially known defect by them.

    As stated in the pre inspection agreement and the inspection itself, the home inspector is there, prior to you owning the home. As such the inspector can not perform any invasive testing or intrusive investigations. He is therefore bound to perform a visual only, non invasive home inspection and and hidden, latent or such undisclosed items by the seller do fall outside the scope of what a home inspector can report on. It is important to note that all the piping which was visible at the time of inspection was copper as can be seen in your inspection report and in your4-Pt inspection.

    As we stated though, the Director is well versed in assisting buyers, such as yourself, to find resolutions with matters of seller non-disclosure issues and he would be very grateful if you would contact him directly. 

    At this time we would ask that you remove your ****** review and close out this complaint as resolved, so that we may fully assist you in your efforts.

    On March 5, 2023 I had a home inspection done by Max Home Inspections. As I live in NY I was relying on the home inspector to identify any issues with the unit I was purchasing as I was buying site unseen. That was clearly communicated to the scheduler. Do to delays with the changing HOA and ****************** my closing did not happen until Mid April. Within days of closing the Cental Air unit stopped working ($800 repair). When I was able to finally get in the unit we discovered that there was a bad german ***** problem ($425 for exterminator), the refrigerator door was broken, the stove door was broken, once it rained while we were in the unit we discovered the master bedroom windows were leaking, it was basically raining in the room and the window casing was full of mold (report only stated window does not open/close properly). We had the ****************** come and he was "honestly shocked that the inspector missed such an obvious leak". I submitted claims for the ** unit and the windows and both were denied. I understand the ** unit is over 10 years old so they don't cover it but the window claim being denied is just shameful. This repair will cost at least $3000.

    I had an inspection 8/25/22 by *************************** from Max ***** I was out of town for work and my agent (also representing the seller) was onsite. Report didnt include any evidence of roof damage and sale was closed 10/5/22.11/10/22 I found severe damage in the attic due to a faulty roof from prior to the inspection. I captured videos and photos and contacted *************************** with Max Home Inspections providing photo evidence. The inspector initially insisted the photos were not of my home until I very clearly pointed out the area in the attic the video was taken. I submitted a claim through Max **** per their suggestion. The inspection report states that $3k in roof repairs is covered.At this point I had several roofers inspect the roof. All strongly agreed that the damage couldnt have been recent due the extent and that the workmanship was poor. Additionally, an insurance inspector found a temporary repair in the roof above an area of damage that had been done by the homeowner. The inspection report did not mention this either. The estimates to repair the roof are $9.5k, replacement (suggested) is $16k.I received $1500 from the claim, despite their paperwork stating coverage up to $3k - $500 deductible and my repairs being much higher. I also received $1k from Max **** as a refund of the inspection and my troubles, which seems to me an admission of guilt. Although this difference in coverage is an issue it is not even my biggest.Due to the inspectors extreme negligence, I am now stuck with a roof requiring extensive repairs/replacement at a huge out of pocket cost. Furthermore, because they drag the process out so long, I have been incurring additional damage during this period. Had the report noted the damage, I would not have bought this home without a new roof contingency. The damaged areas are numerous and in easy to see locations throughout the attic. The absence of their findings is either complete negligence or willful exclusion.

    I am rejecting this response because:

    I had to get a new roof ($14975)a new well drilled($2747)and termite treatment($964). All of these issues were discovered months after my inspection/purchase. The roof damage was severe and had been there for years and the inspector either purposely concealed the damage or was so incompetent that he missed it. The termites also were clearly there during inspection as the damage to the wood was also severe and had been going on for years. I had to replace multiple doors and framing. The water was undrinkable when I moved in. I never would have purchased this home if a competent inspection company performed a thorough inspection .

    I am not sure what you are offering me as any compensation?

    As we said, the company has sold since your inspection and is now under new ownership. Given that and the fact that there was a warranty provided by the previous owners of Max, it may be best to challenge the 5 Year Platinum Warranty Protection plan reimbursement that was awarded to you. We as the new ownership of Max Home Inspections do not offer that particular warranty, however, we would be more than happy to assist you in how to challenge the $1500 of $3000 award you received from the warranty company.     ON APRIL 6, 2023 I WAS GIVEN THE ***** NUMBER OF MAX HOME INSPECTIONS BY *********************, THE SELLING REALTOR. I CONTACT THE COMPANY TO INSPECT THE TOWNHOUSE THAT I HAVE PURCHASED. AFTER THE INSPECTION, I DECIDED TO BUY THE PROPERTY. THE REPORT WAS ALMOST PERFECT. AFTER I MOVED TO THE TOWNHOUSE I FOUND OUT: THAT THE A/C DOES NOT PREFORM WELL AND THERE IS A LEAK IN THE SHOWER.     I can not think of a WORSE company and or experience. Because of this company our house has cost us so much money and we would have NEVER purchased this home. DO NOT USE THIS COMPANY FOR YOUR HOME INSPECTION. We purchased our home June 6, 2022. Our home inspector showed up and promptly told my agent that he was just trained. He had no idea what to look for or accurately check for the functionality of any of the major issues you want checked in a home. Because of Max Home Inspections and specifically our inspector, they missed that the entire ** system had mold. He didnt even look into the ** vents. In July we had to have a mold specialist come and completely clean out and dispose of mold. I have full documentation. We also had the package where we paid for every extra test their was. mold, radon etc etc. our mold came back negative. What a joke. They dont even remove ** vents and look inside them. Worst part is our 15 month old at that time had horrible allergies and eczema. He also missed that the roof wasnt properly done when they had a full replacement in 2018. Because of this, we currently have leaks and a hole in a wood beam in the back of our house by the roof. He cleared everything in this house. Filing for their warranty is a joke as well. I had one filed for improper home inspection because he also missed that one of our rooms in the house would have to be structurally repaired to even attempt to have impact windows. We are currently working on filing a warranty complaint on our roof because all these leaks just popped up. This inspector and company has cost be ****** so far due to their mistakes and worse, we would have never ever purchased this home if the we knew what was lurking behind its walls. All missed due to poor training and sending an inspector out whom had NO CLUE what he was doing. This was our first home purchased and I will never be blind sided like this ever again.

In regards to the mold you had mentioned, I see that our inspector had done air quality testing and the mold report provided to you from the lab on April 12th, showed no concern in the air quality for the rooms checked. Additionally, Opening vents to look inside is not a part of inspection requirements as the inspection is visual based, however the inspection report did notify that the **** coil was dirty and recommended cleaning. Unfortunately any hidden mold such as within duct ventilation or walls, no inspector would be able to detect as those sections are not typically visually accessible. I don't see that we had been contacted in July regarding mold, otherwise we may have been able to have that mold warranty coverage assist you with those costs of remediation. Regarding the roof leak, should you have any issues with the claim process, please let us know and we can connect with the warranty company.     I am rejecting this response because:

    Although i received a call, *************************** told me that it was a separate test i needed to swab for mold even though I requested a "MOLD TEST" for an additional $299 and figured that would cover a swab not just an air quality test. If I wanted an air quality test I would have ordered that, I requested a MOLD TEST from the office manager when I scheduled my inspection. He also told me that opening vents wasnt a requirement of a home inspection. When I asked what they do for their mold swab he told me they take samples from air duct vents. HMMMM I was also told I was receive a call from a manager, and I have yet to get that call. In regards to the roof leak, I have filed a claim. I have spoken to *************** and these are issues that should have come up during inspection.

    We contracted max home inspections so that we would be able to purchase a house sight unseen, in ********** ******* because we live in ******** and were not able to come in person. Based on their inspection, we purchased the house. After going to *******, we have been plagued with problems that they have overlooked. One being a major roof leak that was patched with spray foam that they overlooked second they told us our pool heater was fine and indeed it wasnt even hooked up to the panel box. That was blatant negligence because it would be impossible for them to check it. We have had boards buckle and crown mold come down. I did not seek any reimbursement for the boards as I fixed them myself however, I had a roofing company come to fix the roof and had to replace the pool heater. I am only seeking compensation for those three items as I could go much further. They have closed her eyes and said its too long of a wait unfortunately we purchased a house based on their inspection, they did reimburse me the inspection fee, basically admitting their negligence. I am seeking compensation for the pool heater, the roof repair and crown mold repair.

    I had them do a home inspection done on 9/6/22 for a house I was purchasing. I found that the job was not as thorough as it should have been for how much I paid. The seller provided me a copy of another home inspection that was done a few weeks prior to mine, and it showed items that were totally MISSING from my report. I couldn't believe it. I couldn't even argue with the seller for those items when they were missing from my inspection. One thing in particular that wasn't even addressed in my report was the condition of the gutters. The other report shows that they are not in good condition but my report doesn't say anything about gutters, good or bad. I called Max Home Inspections after I read my report and I was asked to send a copy of the other inspection so it can be reviewed and compared. I sent it over immediately but I haven't heard back from anyone. I called to follow up and was told that I would be contacted but I still haven't heard back and it is now almost 2 months since my complaint. Additionally, there was an electrical problem noted in my 4 point inspection so Max Home Inspections sent someone over to fix the problems. Not only did they also charged a tremendous amount of money but they also ruined the wall that now has to be fully painted. I have attached before and after pictures. The before photo is from my Max Home Inspections report. I also attached the other, more thorough home inspection report. Everything that Max Home Inspections was disappointing to say the least.

We understand the inconvenience had when there are differing reports however the report you provided to us and that you have attached to your comments has no visible evidence documented for any of the findings listed - whereas our report shows all findings with visible evidence. On October 17th we reached out to provide you a resolution but have not yet had a response from you regarding that. We will contact you this afternoon. In regards to the repair concern you mentioned, we are just being made aware of this and will have it further reviewed.     Home inspector ****** from Max Home Inspections broke the ice maker paddle and water dispener to my refrigerator while doing an Inspection. Pictures the inspector took clearly show water working and ice in the bin and then the Home buyers and I left at the same time as the inspector. I came home almost 3 hours later and as it was almost 6pm I went into my refrigerator and when I closed the door all these broken pieces flew onto the floor. I live alone so nobody had been there since the inspector, Buyers and I had left. I notified Max Home Inspections the very next morning and the employee said "No problem just send us an email describing what happened and we'll get back to you." Since then I have called several times and spoken to one employee who said to turn the receipt in when it was repaired and they would take care of it. Spoken to ****** 2x who "claims" she is a manager and she has said No they won't be responsible for their employees mishap. This was a $3200 refrigerator initially and to repair it will be about $500 and to fix it they need to use a sharp tool so scratches and little dents were made because they have to take the entire panel off with a sharp tool. Additionally the inspector ****** didn't understand my refrigerator too well because in the report he stated that the ice maker didn't work but the took a picture of ice I had in the lower freezer bin. That was NOT the ice maker it was just a bin filled with ice for when I use my Playmate in the car. His confusion over where the ice was manufactured probably resulted with him futzing with it and then breaking it. I wish he had just ASKED me. Lastly before ****** even started the Inspection I requested he take before and After pictures of the tiles on the roof because I didn't want broken tiles. He never sent them to me but managed to put in the Inspeciton report that "a few tiles were broken." Well of course there were.

    Hi ***,

    Thank you for reaching out in regards to your concern. At the end of your concern it is clear you are making an assumption that the inspector would try to figure out how the ice maker works and thus damage it in the process, but this goes entirely against the role of the inspector. Our inspectors do not attempt to figure out how something works or how to make it work, they simply test the dispenser functions and document the results. This means that they take a cup and place it against the dispenser to verify if water and ice comes out. Whether the dispenser works or not isn't a concern for the inspector, he is not there to fix it nor troubleshoot it, he is there to just document whether it dispenses water and ice or not. The picture of the ice bin is because it is inside the freezer area of the refrigerator and the inspector is supposed to document the interior of the refrigerator.

    In addition to this, I remind you that we had been out to the property before in April with a different inspector, so we have two separate inspections by two different inspectors in two different time period showing concern over the functionality of the dispenser. 

    if it broke it is likely due to wear from constant use, not from an inspector placing a cup at the dispenser to see if it dispenses water and ice because that is all that our inspectors do to test it.
    They do not mess with an appliance to figure out why it isn't providing ice or water, that is the responsibility of a technician such as he one you hired to go fix the concerns which is what our recommendation was on both occasions.

    You had not mentioned anything regarding the roof previously to us but roof tiles can crack due to wear from natural elements exposure. Our inspectors are cautious to not cause any damages to your roof when inspecting it for existing concerns.
