      I recently moved from an apartment complex and it was an agreement that the deposit would be moved with my move and she is stating false accusations with the conditions of the home and this is not the first time she has made false accusations towards me regarding the home. When I asked for proof of the accusations she had not sent pictures to justify what she was claiming.

      Gulf Real Estate Group, LLC is committed to providing excellent Customer Service as demonstrated over the past four years with this tenant.  It is unfortunate when we have a circumstance like this.

      The Tenant was given an opportunity to bring the property up to the move out standards addressed in her lease. She failed to follow move out instructions, therefore a demand was placed on the security deposit. The Tenant and a Relative, at her request, were given numerous photos of the disputed responsibilities.

      The required security deposit for the new property was due on the first according to the executed lease.  Additional time has been granted to the Tenant to pay the deposit at the new location.

      Gulf Real Estate Group, LLC has made and exceeded normal procedures an attempt to satisfy this tenant.

      We started working with Gulf Real Estate Group, LLC in April 2021. We hired them to manage our property in Pensacola, FL. Since working with them, there has been inadequate communication and they do not respect the property owner's wishes. We asked them to list our property because our current tenant is moving out within a couple days, and they have not done so. ***** Mitchell and her employees will tell you one thing and then the next day say another. She will then say she never said something when she actually did.

Contact Phone: XXXXXXXXXX Contact Email: **************@mygulfre.com The following is a reply to Carless ******'s complaint Case ID. XXXXXXXX. On March 22, 2021, Gulf Real Estate Group, LLC, entered into an Exclusive Right to Lease with the Landlord/Owner to end December 31, 2022. Our Agreement is specific as to what will be managed through our Property Management group for and on behalf of the Landlord. Currently, there is a tenant in the property and the lease expires today, April 18, 2022. The Landlord's expectations were greater than allowed for listing the property. Per the agreement, we will make" a final inspection and inventory check of the property at conclusion of the lease." Based on this provision, the property will be inspected on April 19, 2022, and/or as soon as the tenant turns in the keys. Any repairs, cleaning, etc. will be made in accordance with the Lease/Landlord/Tenant Act and if required, any demand will be placed on the Tenant's Security Deposit. The results will be given to the Landlord/Owner for his direction. Once the property is markable it will be made active through our Multiple Listing Service. These procedures have been reviewed with the Landlord/Owner via text, email and verbally. It is with pride that we keep good records between the Landlord/Owner and our staff. Our records indicate that we have been fair, honest and the lines of communication have been open. In many cases Landlord/Owner has reacted rather than acted to situations which made it difficult to manage the property. However, we have continued to do our best to honor the agreement in place. We understand the Landlord/Owner is under stress and appreciate his service to our country. The importance of procuring a tenant for him is a priority under the policies and procedures in place. We feel confident that the property will rent in a timely manner based on the current market conditions.
