      We moved into our home on 3/1/2023 and are still waiting for the punch list to be completed. We seem to be in the middle of Florida Modular Homes (retailer) and Franklin Homes (builder) trying to decide who is responsible for finishing the repairs to our home. Fireplace not completed Bathtub leaks and is unusable Cracks in Ceiling Crack in Subway tile Moulding not complete, Moulding destroyed by electrician and not replaced Broken cabinets Holes, chips, debris under flooring along with soft spots Hole is Shower Cracks in Walls Exterior Stone missing from Front doorway

      I am rejecting this response because:

      Franklin Homes is only claiming responsibility for 2 of our list of issues.  The fireplace and the stone work on the outside.  What about all the other issues that have not been addressed .  No one will take responsibility and we are in the middle between Florida Modular and Franklin . Very frustrating .  Also Franklin attempted to fix the issues but did not send the correct supplies with the sub contractor and we have not heard back since

      I was about to close and I get a call from the Salesman saying that **** ****** is raising their prices and it would be longer for me to get my home. I was going to wait, but the Salesperson told me that he could not help me any longer. They had people in front of me waiting. I just got the survey for my property and the appraisal came in, which cost me $650. They did not care. I have asked them to refund me the $650 and they ignored my request. Also, they didn't seem to care that I am very sick and didn't need stress in my life. The Salesperson requested that I give them $2000 for permits to speed up the process. I am still working on trying to get that back? This money that belongs to me, which was out of pocket not financed. They didn't fight for my rights. I already signed everything and it was sent to the loan officer. They really broke my heart! **** ****** said I need to contact the Dealership, because I was their client and they need to handle it.

         Unfortunately most of what she said is true but out of context.  What she is saying is Florida Modular Homes can’t get her what she wants, when she wants it and for what she wants to pay for it.   That’s true.  The thing is it is totally beyond my control.  We are a middle man selling another companies product.  If that company can not build the home in the time frame of her financing at a guaranteed price I can not in turn guarantee her that I can.  We have given her options.  We offered to give he $2000 deposit back or to sell her a different home from another manufacturer.  It’s her call.  We’ve done her no wrong.  Just the messenger of the upsetting news.  This is an industry wide problem due to current supply chains.   She paid for an appraisal.  It’s always a risk when purchasing a home.   We did not charge her it was paid directly to appraiser.

      I started working with Florida modular home back in June of 2020. Made the closing in our property in December of 2020. It’s currently august 2021 and this retailer just delivered the home. Nothing have been done or set up in the home since the delivery date. they decided to increase our loan by 25k due to price increases. Made us sacrifice wood flooring for vinyl to cover any additional expenses to the home. But still screwed us over at the end just because they ordered the home late. You never get accurate information. The sales reps will tell you what you want to hear but the information is mostly never accurate. Every time I try to get a time line or accurate information in regards to the completion on my home I get curved by inaccurate information. We are almost at a year since we started this process thinking it would be faster. Since Florida modular sales rep gave us a timeframe of 4 to 5 months. But clearly that was also false marketing.

      Lisa,

        Florida Modular Homes is a retail company selling Modular Homes.  We are very similar to a real estate broker.

      We do not build homes, warranty them, or even set them.  We just facilitate  this for our customers.  Due to market conditions caused by Covid 19 and other supply and labor  market conditions EVERYTHING IS DELAYED.  EVERYTHING.  Just because Florida Modular Homes is the one who our customers purchase the home from does not mean we CONTROL anything.   We just facilitate.  We explain this to customers and fortunately some understand and go with the flow as best as possible and unfortunately  others do not handle it well, and want heads to roll.  Someone needs to be punished.  They purchase from our business so they want us to be punished.  I get it, but it does not change market conditions and how long things take in our current environment.   Also, there was an issue with the permitting in the city this customer lives in, which has caused the delay of setting their home.   The customer is aware of this.  As soon as the permit is issued we will resume.

      I am rejecting this response because:

      florida modular home NEVER advertised or informed that they are only the “facilitator” for this project and transaction. From day one, Florida modular sold themselves to me as the contractors of this project  I was provided with the loan application for the home, paid deposits directly to Florida modular home, and been provided most updates on the building and process of my home through Florida modular home. I was never  informed at any point during my purchase or after, that they were only “facilitators” of this project/Transaction. Florida modular is also directly listed as the contractor/Retailer through Our mortgage bank. Also, not only  I was directly sold false advertisement  from day one and also forced to sacrifice features in my original already purchased modular home because of misinformation they provided me.
