      Re Property: *** ******* ***** **. *** ********* ** *****
Reported window leak to Another Mans Treasure in Dec 2022.
Project Manager ** * proposed “Upon inspection both diverters above this window have failed and have open and floating cracks…”
No water Test Done to check for window leaks.
      Repairs paid= $2650.78 + 2995.19 = $ 5645.97
      Window continued to leak.
July 2023 **** emailed “Our best option is to purchase a new window…” A proposal sent for $4000+
Another Mans Treasure agrees to a water test. Excerpts of their report: “….The horizontal seam between the crescent and the double set existing windows have a ¼” Recess of a gap and no transition…horizontal seam found as the source of the issue within a minute... Water was leaking into the house…pushing of the crescent window from the inside reinforced the issue of ¼’ lip between the window frames cause more water to pour through that was sitting on that ledge…crescent window has signs of rusting, fixtures failing, and movement in window.
      New Proposal for $5000+ sent.
Moisture in the sheathing was detected when stucco repairs were done in April 22, but this was obviously not the primary cause of the window leak. The water test revealed the water was "Pouring" through (their word, not mine) the horizontal seam. In a call, *** ****** said *** * is a stucco/painting expert (company's website verifies this) but that she has not completed training for doors and windows. she shouldn't have been sent to the diagnoses of the window leak.
While I do not doubt that *** * is good at what she knows, she was not the right person to diagnose the problem of my leaking window. I also do not doubt that *** ****** does good work; I am saying that Another Man's Treasure dropped the ball on my project. An early water test could of taken care of the primary issue reported.

Please see the estimate request below that we received from **** ******* in October 2022. The estimate for this was performed by ******** on 10/10/22, but prior to this in October 2021, the owner, ***** ******* who also owns 904 General Contractors, was called and went out and met with the tenants and the property manager, ********, to give a quote. (They realized who he was when we went back to help ******** perform a “FREE” water test.) When ***** went out, he walked the entire property with them and pointed out all the window gaps and stucco cracks. He also suggested that they get it painted and get new windows before more water damage is caused. The tenants and property manager, ********, have all mentioned that multiple window companies came out prior to our visits and told her that they would have to perform a water test to determine where the leak was coming from, but she refused to pay the fee for the test. She contacted ******** after we did the stucco repair and claimed that she still had a leak, so after going back and forth, they finally agreed that we would come out and perform a water test for her ourselves. After just a minute of spraying water on the window, it began to flood into her house. She is now putting the blame on us, even though she’s the one that refused to get windows from the very beginning. The problem is, she has custom builder-grade windows that will take extra time and money to make, deliver, and install. Nothing in the contract that she signed and agreed to states that we would do anything with her windows. Essentially, we are a stucco and paint company and that is what she asked us to come out and do. We performed the services that were agreed upon on the contract and have even gone above and beyond to try to make this right for her.

“Hello, I had a leak in the front formal dining room and thought it was from the window. It seems that it may be because the stucco doesn't go down far enough and hence the seepage. I got your name from someone at the county. They said it doesn't have to be expensive stucco .. even mortar to seal it. Can you please come out and take a look and give me your professional opinion and a quote? Thanks.”

       Complaint: ********

I am rejecting this response because: The business acknowledges twice, indirectly, that new windows would have fixed the leak. This means that the stucco repairs they did was a waste. They acknowledge also that they are a stucco and paint company which means they were never qualified to diagnose my water intrusion and should have said so at the start. They wasted my time on unecessary repairs and now suggest that I pay for new windows. This is not acceptable. Please see attached document for further details.

I have attached both online requests from ***** *** and her property manager, ********. I think they both speak for themselves as to why we were called out for both estimates, so please close this case and remove any negative remarks off of our BBB company account. Thank you so much!

       Complaint: ********

I am rejecting this response because: The business in its response has not added ANY NEW INFORMATION or addressed the things I have pointed out. All they have done is re-post the same communciation alleging that I asked them to specifically do stucco work (when it is in black and white that I was seeking THEIR PROFESSIONAL OPINION to diagnose the problem). It seems that they are saying that they "go to a job site and blindly do whatever the homeowner suspects may be wrong" rather than doing their job and offering a professional diagnosis of the problem. The business has failed to provide an explanation for why 1000s of dollars were spent on repairing stucco instead of simply replacing a leaking window. They have no paperwork to document their alleged  recommendation to replace my windows nor did I ever receive a written estimate for the cost of replacing the windows. If, as they say, the business already had in their records that my windows were leaking, then why did they send out a stucco/paint expert to do my diagnosis/estimate? If a window was leaking, it is commom sesne that you diagnose the leak in the window with a simple water test. Instead they sent someone who is not yet trained (as per the owner Brad) in windows and doors to do my estimate and she ended up repairing stucco outside the window to the tune of $5000+ This is totally unprofessional and unacceptable. This is incompetence and failure of the business. The window continues to leak and I want it fixed at no further cost to me. I have gone through so much of stress and anxiety dealing with this business - not to mention the time wasted.

      Regards,

      ***** *******
