      Roof put on 3/17/23. A roofer went on my roof and told me the roof shingles along the edge of my room where the carport is are cracked and should be replaced. Company sent some men who could not speak English to communicate. They put some type of stuff down but it did not do the job. There is still 3 leaks along the edge of my roof. They also left a heavy container and flashing that a neighbor put in my shed that I do not want. It is too heavy for me. I have text them and sent an email but not getting a response. *************************** is the Operations Mg. ************. *************************** is the General Mgr., ************ I was dealing with. Sent him an email 1/3/24 but no response. The picture I sent is how they left my roof in March when they finished. I would not have know how it looked if it was not for my neighbor. I am a widow age ************************************* When I got back to ******* on 1/1/24 I noticed there is a leak in my bedroom ceiling. They left nails from their work in March and I noticed that the heads are ok but the nails are turning *****.

       Per the attached photos. That area was already addressed. I have attached two photos of the completed repairs in this area. Per the insured we have material still on site. It was also brought to our attention that a leak has occurred. We plan on reaching out to the insured today to discuss in further detail. Thank you.

      This company got $25,000 from my home owners insurance policy to put on 3 tarps and sandbags that ripped and was hanging off the roof and would not fix it. They received two checks for $14,000 and $11,000. They bought the tarps from Lowes because I videotaped them and the bags were all over the yard. They fraudulently submitted invoices for work that was never done. I was ignored when I asked them to come fix the tarps.

        We don't dictate the pricing for tarps. We use a program called Xactimate. We factor in all line item materials with labor to configure the cost for tarps. Tarps are only installed as a temporary relief effort to ensure your property doesn't sustain any further damages until the roof can be fixed. Tarps usually last up to 30 days before the tarp has to be fixed or replaced. We provided tarp services on two different occasions. I'm sorry you feel like the price isn't adequate. I can not give you a refund at this time. However, I will follow up with your insurance carrier to confirm if a credit is needed. If the carrier believes that a credit is needed, we'll have that finalized with the carrier. I will follow back up on Monday. Thank you.

      Please find a detailed description of the leaks in our roof, water intrusions and mold issues we have been dealing with in the attached Word document.We would like to request the Better Business Bureau assistance in getting help. This nightmare has taken years of our lives and has disrupted our family and work in ways that cannot be explained. The sleepless nights, the emotional distress, the headaches and allergy-like symptoms, the loss of income, the extra expense in hiring an inspector, replacing damaged property, and the list goes on.         We've done everything we could. We found the source of the leak that was caused by water intrusion coming in from a crack in the wall where the two stories tie in. The leak was not caused by our roof install that occurred a couple years back. The stains and water damage to the interior were not a cause of our roof install. We took it upon ourselves to remediate the affected areas. Once the remediation process was complete we had an air quality test done to confirm  the air  quality was in the normal state. We have the certificate of the post verification test that shows the air quality test passed. 

        Lets be mindful that we took that needed effort to find the leak and address the damages that we had no tie to. The interior repairs were complete.  We have addressed all issues with the roof and we'll always stand by our roof warranty. If you have any roof issues in the future please feel free to reach us. As for any leaks with windows, walls or any other areas of your exterior that *** allow water to intrude would need to be addressed by homeowner. Thank you.

      I am rejecting this response because:

      Since Neumann Construction & Roofing has been brushing off our concerns, we hired a licensed inspector to perform a thorough inspection of the roof and the office in our home. We found that we have TWO ACTIVE LEAKS in our roof AND we have DANGEROUS LEVELS OF MOLD in our home office. How can they say this has been fixed??? Please read through the attached report. The inspector found NO cracks in our stucco. But he DID find issues with our roof. We had two other roofing companies confirm the issue is coming from improper installation in the dead valley area. We're reattaching the inspection and mold report from the inspection. We have been unable to work from our office for the last 3 weeks since the smell is unbearable.

      Neumann has gone out to this house and inspected the roof in the location of the leak. We pull up the shingles and looked for damage. We also did a water test on the whole area for 1 hour. We found cracks in his stucco that when tested leaked into his house. This wasn't part of the roofing system that we installed. An engineer is going out to his house to confirm if we are correct  that the stucco cracks is causing the leak. We have told ************** if this is not the case  and the engineer finds out that the leak is in fact coming from the roof we would repair that section. We also did the interior repair and the mold testing even though at this point the leak is not part of the roofing system. If the engineer does find out that its leaking from the stucco are we want all this retracted and an apology letter sent to Neumann Construction since we have gone above and beyone.

      I am rejecting this response because: We acknowledge that Neumann has come to our house several times and attempted to fix their poor workmanship during the installation of our roof. However, during the process they made the issue even worse than before. Have you even taken the time to look at the inspection report from the licensed inspector that we hired? We HAVE TWO ACTIVE LEAKES IN ********** AND THERE IS WATER INSTRUSION INTO OUR OFFICE. We have dangerous levels of mold that was never taken care of properly during the remediation process. The inspector was unable to find ANY CRACKS in our stucco that would cause any water intrusion. At this point we're waiting for a second inspection report from an engineer that was hired by the home insurance company that sent out Neumann's to our home in the first place. 

      We'd like the opportunity to be able to share our experience with Neumann with other consumers through the BBB. We'd also like a sincere apology from Neumann once this is finally resolved.

      My insurance invoked the right to repair and assigned Neumann Construction. Neumann had their adjuster come out in December 2022. Insurance gave approval for Neumann to move forward with a reroof on 1/3/23. I called Neumann on 1/6, 1/13, 1/18, and 1/23 asking for my documents to be sent so that I could approve scope we could move forward with permitting and begin work. After speaking with the representative today they claim my email was wrong (even though they verified it every other phone call and they have sent me email communication previously) and said they would have the document department call me right back. I still have not heard back from them.

      We have been left without a kitchen and main bathroom for a year after a waterpipe leak. ****** Construction finally put in cheap cabinets and flooring in the kitchen without removing the black water damaged subfloor. Now there are kitchen cabinets and no countertops, no sink, no water. It has been a year since the water damage They won't even pick up the garbage. They say they have no plumber. Not sure what can be done to save the kitchen, the floor would need to be pulled out to replace the subfloor. The cabinets don't fit right and need to be custom built to fit the space. It sure would be nice to have a toilet back in the bathroom.

      Just so we're all on the same page it did take the insurance carrier over 6 months to get an approval for the kitchen area to get done. Once the approval was granted material was ordered. The cabinet order took time as Covid slowed down a lot of the progress. Once material was available then it fell to demand which also slowed up the process. We are in the process of getting this wrapped up. The material that was purchase is of like and kind. The original cabinet material were partical board made cabinets, we actually went back with wood.  We cant control material progress but... we can control installation. We hope to have the job wrapped up by New Years or right after. We do apologize for the inconveniences as our intentions were never meant to delay the progress.

      I am rejecting this response because I am still waiting on a bathroom sink, a toilet, a bathtub, kitchen **unters, kitchen sink, floors and cabinets replaced, two screen rooms recarpeted. They only show up once a month or so. I don't believe they have ever shown up two days in a row. The insurance **mpany ** operated immediately and we have been without a usable kitchen for over a year. There are no excuses! Either finish or drop the job from the insurance **mpany so we can get someone else.

      I am still waiting for the job to be completed. They say they are going to do something possibly next week. We will see if anything happens. More than a year has passed and the old bathtub still sits in our screenroom, we have subflooring in our kitchen, no countertops or a kitchen sink. The bathtub has not been installed even tho it is in a box outside. There is no reason they can't rip up the wet stained carpet in the screenroom. It is unreal the conditions we are living in.

      Hello. We completely understand the circumstances as we're continuing to work with you to complete the repairs. We've ran into issues with our subs maintaining their schedule. We'll continue to press forward. 

      This response was taken verbally by BBB:

      Anything wet in the home has been removed. It was delayed because the insurance had not approved payment. At this time granite countertops have been ******************, which includes the toilet and tub is being reassigned to a new plumber to be installed. ******************** did not show up and was let go. The screen room carpet is outside the scope of the contract. The gap in the cabinets is a dead space required due to the design, a filler is already in place on the front and it will be covered by the countertop. We hope to have this completed no later than mid February but the timeline could be affect by sub-contractors which we have little control over.

      Nearing 12 months since the beginning of this roof replacement project and still waiting the most simple of steps. The replacement of rotten wood and the rain gutters. This ignores the fact that they used less nails than required by code in each shingle. If the company disagrees with this assertation, I dare them to come back, climb on the roof and record with video the amount of nails used. I guarantee no one from Neumann has the integrity to take me up on this. I'm not even going put in an official complaint in on dismal if all cleanup portion of the job that left roofing nails scattered like tacks, in scores, around every side of my home. The endgame of which left with one of those nails going through my son's shoe and forced him to a doctor's visit to get a tetanus shot. Medical records and the nail in question are available for review upon request. Yet, all I want is the job of replacing the rotten wood and gutter, of which were never in question nor contention. Neumann mgmt might try to feign excuses by the fact they once sent out a sub who has never once even worked for the company, knew what the job entailed or who did not even have any material to do the job. This person was apparently sent by Neumann without even contacting me to expect them. I am 82 years old and an expect at the very least, a phone call by a contractor to confer someone is coming to do work. I did not allow this person who might not even be licensed or insured to work on my roof, whom I don't even know who they even were. If Neumann thinks this pathetic attempt to finish the most SIMPLE of tasks was professional or even safe, than I rest my case. I do have photos of the unfinished work, or the hole in my sons foot, and the nail. But, I am not going to waste my time loading them unless I know this complaint will actually be viewed fairly by the BBB.

      Business Response /* (1000, 5, 2022/06/20) */ Neumann received assignment from insurance company to perform full roof replacement dated 10/28/21. On 11/3/21 Neumann employee conducted a walkthrough with the homeowner to go over the scope of work approved by the insurance company. Neumann provided a free upgrade for the following items at no cost to the homeowner; GAF 30 year dimensional shingles Peel & Stick underlayment GAF SAR hip and ridge cap Re-roof took place on 12/21/22 and was completed on 12/27/22. After the roof was completed, the homeowner wanted areas of the soffit replaced which was not on the original scope of work the insurance company approved. A supplement for areas of the soffit to be replaced was submitted to the insurance company and Neumann had to wait for approval. Neumann was informed by the insurance company they would be covering section of the soffit to be replaced. Neumann completed the soffit replacement on 3/1/22 per approved scope of work from insurance company. The entire soffit & fascia was painted around the house. The homeowner then requested the wood headers over the front door and windows be replaced. The insurance company denied replacing the headers due to it not having anything to do with the roof claim. Neumann does not determine coverage of policy and can not perform work not approved by the insurance carrier. When the homeowner was informed the headers were not being replaced, she refused to let us complete the job by installing the gutters. Neumann had two appointments with the homeowner to install the gutters which she canceled both times. The homeowner refused to let Neumann back out to install the gutters. Neumann informed the insurance and the money was sent back to the carrier. Homeowner stated Neumann sub contracted **** ******* to come out and complete the job (gutters). Neumann has no affiliation with **** ******* and has never used them as a sub contractor. The roof passed Final inspection on 2/3/22 per Florida Building Code.

The wife called 2 days later after it was pulled and said they cant live without a dishwasher. They refused to let us hook up a temporary sink in which we had on site on the 5th. Now hotel accommodations are being asked of us. Its been relayed to the homeowners that cabinets take a couple of weeks to get built. A temporary sink is how we approach kitchens and baths when cabinets are being replaced until the new cabinets are built and ready to be installed. We cant put a clear time line of completion together on when the cabinets will be ready as materials have been running behind schedule due to material shortage and covid. We'll continue to work through this with the homeowner until we can get this completed. The best solution we can offer at this time is a temporary sink until we can get the cabinets ready.

      Insurance claim. ******* insurance company- ****** **************** Roof had wind/rain damage. We were not allowed to choose our own roofing company-due to a clause in our policy. ****** chose a roofer nearly 1.45 hours away from our home. Roofer hasn't done anything they promised they would do. Contracted via ****** appx 7/27/21 and job started 9/13/21. "Completed" appx 9/20/21.On numerous occasions, Neumann promised they'd tarp off our yard & pool cage to prevent nail and roof debris in our yard. This was never done. Pictures to support. The roofers stepped all over my front garden/ruining multiple plants. A leak in the living room developed while roofing staining ceiling. Tractor tire has a nail in the sidewall. Stucco was broken on the exterior of the home. I stepped on a nail on 10/12/21 & had to get a tetnus shot as i'm autoimmune. They didn't replace black rotten wood. 4 soft spots exist, north side of roof has waves in it. Workers urinating in my side yard. Shingles not laid correctkt

      Business Response /* (1000, 5, 2021/10/26) */ Homeowners Insurance Company assigned Neumann Construction & Roofing the assignment to perform a full roof replacement of the insureds residents. Neumann provides roofing and construction services to the majority of the State of Florida. Neumann has assigned crews and supervisors who are assigned to the specific areas where the work is performed. The crews and supervisor reside within the county the work is assigned or the neighboring county. The insurance company assigned the claim to Neumann on 7/16/2021 and an on-site inspection was conducted by Neumann on 7/20/2021. Neumann signed the work authorization on 7/26/2021 accepting the assignment. The homeowner was unable to docu sign the work authorization sent by the insurance company and a Neumann employee meet the homeowner at the residents on 8/2/2021 @ 2:00PM for the homeowner to sign the work authorization. Neumann submitted for a roofing permit and received the permit on 8/17/2021. The homeowner was notified and a date set for the roof replacement on 9/13/2021. The homeowner was provided an email explaining the dates of dumpster delivery, shingle delivery, and a homeowner' responsibility form. Shingles were delivered on 9/9/2021 but the distributor was unable to load the roof due to a large area being tarped. Neumann talked to the homeowner who did not want the material loaded anywhere on the roof. Homeowner stated it would be ok to set the material on the ground until Neumann started on 9/13/2021. On 9/13/2021 Neumann received a call from the homeowner upset because there was tarps on her bush's and she informed Neumann she pulled them off her bush's. Homeowner also complained about the material being on the ground that was delivered and she agreed to have ground dropped. The homeowner claimed she has stepped on a nail and went to the hospital. We have requested a copy of the bill and Neumann would be happy to pay the invoice. Homeowner has yet to provide documentation. Homeowner provided an invoice for her damaged plants which Neumann sent her a check in the amount of $200.00 which she requested. The homeowner also has claimed they got a nail in the lawn mower tire which they have yet to provide an invoice. Neumann will be happy to reimburse the homeowner for the tire. Neumann has walked the property with the homeowner on three occasions after the roof was installed and each time the homeowner stated everything was good. The new roof PASSED final inspection on 9/30/2021 by Charlotte County Building Department. The homeowner is claiming the rotted wood was never replaced which was and documented with photos. The photos were also submitted to the insurance company for documentation. The homeowner had an independent inspection performed who stated there was two soft spots in the roof. The inspector is not a Licensed Roofing Contractor making these claims. The soft spots are between the truss span and the wood is perfectly fine. This is documented with photos also. The insurance company requested we go back out and install 2x4's between the truss's which Neumann will schedule with the homeowner. The homeowner claiming an employee urinated on her lawn is the first Neumann has heard of this. There is no documentation of this occurring. PARAGRAPH ONE: No comment PARAGRAPH TWO: Onsite inspection was done with my insurance adjustor, Rhonda B. as stated. I was not allowed to make the decision who was hired per my insurance cause. Rhonda made the decision and has the contract with Neumann. No disagreement with dates and information. PARAGRAPH THREE: Shingles were delivered and the delivery truck driver said he could not deliver rooftop because of the LARGE tarp. I cannot recall Neumann talking to me but the delivery driver did come back saying he talked to Neumann. I agreed to the materials put on the ground behind the dumpster. Roof was started as stated date. PARAGRAPH FOUR: This is the first "play on words." YES! There was a wadded up bundle of tarps laying on my road side garden that was just landscaped- these were not tarps that were laid out to protect anything. In fact- I had to tell the crew to move a tool bag and a shoe off of one of my new plants. An air compressor was pushed into another new plant which still isn't right! Yes, I moved the wadded up tarp- this tarp was a good 25-30 feet from the front of the house. NOTHING, EVER was tarped around our house including the pool cage!! I have MULTIPLE pictures of debris including plastic bottles, paper plates/bowls, food left in my yard. I NEVER compained about the "materials being on the ground that was delivered and she agreed to have ground drop." That area wasn't a mess. I may add here, my husband and I never saw any plywood sheets here either- pictures of neumanns do show small area's patched with small pieces of plywood. What I was complaining about was all the crew's unnecessry debris which one of neumanns staff came and picked up with me. PARAGRAPH FIVE: I DID step on a nail and I did seek medical attention and received a tetnus shot. I am watching daily for the bill from Humana and I will send to my insurance adjustor, Rhonda. I cannot control how the Billing Industry processes claims. I also cannot control other businesses and how fast they get back to me with quotes, ie: ceiling leaking from putting the roofing paper down during a heavy rainstorm, the tire store on getting a price for the new tire... I cannot control this. But I will get this to Rhonda ASAP. Neumanns crew did indeed completely destroy my front garden! Yes, neumann did pay $200 for assisting to replace my plants. I agreed to pay the othe $200. My insurance adjustor was the one to say Neumann will pay the $400. I'm STILL waiting for my landscaping. I will provide an invoice to this too. Neumann did walk the property- even the owner and what a shame he thought it was ok... the north side of the house has FOUR large swoops in the roof- very noticable. The owner also throught the gutters were fine but his foreman already had offered replacement because he say the damage done by neumanns crew. Now we're at the point with the gutters. The "seamless gutter" company sent by neumann is so bad, my insurance company is paying for replacement of the gutters to the original company. I DO NOT FEEL MY INSURANCE SHOULD HAVE TO PAY FOR THIS REPLACEMENT when it was done wrong by neumanns subcontractor!!! I have pictures of this too! I have pictures of everything! I have witnesses that will state the house was NEVER tarpped off! I have NEVER agreed with neumann "everything was good." I was a builder, my husband has been in the building industry for over 35 years- this roof is horrific at best. PARAGRAPH SIX: The roof did pass final inspection- this is true but Charlotte County inspectors do not go on the roof- I watched this inspector- he literally walked around the house. He did not look in the attic even. I did have a 4 Point Inspector at our home. I needed a Wind-mitagation report for the insurance and I asked him for his impression of the roof. That information was submitted to my adjustor.True, he is not a licensed roofing contractor but he did find issues of concern which would be reported during a 4 Point Inspection.The wood indeed is NOT "perfectly fine." I had a licensed Roofing Contractor come to the house. He did a complete inspection and found BLACK on the wood in the attic- specifically where it was known to have leaked because my insurance paid for the interioir ceiling to be repaired because of the leak. My adjustor is in possession of this report which she indicated she would be talking to neumann about. "The insurance company requested we go back out and install 2x4's between the truss's which neumann will schedule with the homeowner." I have not heard from the Neumann in regard to this. THIS is not the answer to this issue. Neumann has stated the truss system is the problem. I disagree. The trusses were engineered and approved upon building this house. PARAGRAPH SEVEN: Yes, I did state I believed a crew member used my sideyard to urinate- My office window is next to this specific area. Did I see urination "happening" No but I cannot fathom any other reason for going in there- I DID see him come out of the area. This specific area is extrememly crowded with a very picky tree and debris was left in that area so they didn't pick any trash up while in there. If Neumann hasn't heard of this, this is not my fault as my adjustor knew. Furthermore, if I haven't mentioned before, neumann also damaged my stucco and "patched" it up and said they would be back to paint it. They've not been back. I personally don't want them back. EVERYTHING that could go wrong has gone wrong. I feel very sorry for anyone that has had work done on their roof and has no building experience. I don't care about warranties- I'll never have them back. This job has not been done to the Normal Standards of Business. I can supply multiple pictures if needed. Business Response /* (4000, 9, 2021/10/29) */ The roof was done to industry and code standards. The sagging of the trusses were due to age, in which this happens to all roofs in due time. We have several photos of areas of the roof where the sheathing was replaced, if damage or rot was of an issue. The few soft spots that were identified in the inspection was due from truss to truss misplacement of installment of sheathing. Not all sheathing was replaced. This could have been done by the original builder. Either way we agreed to brace the couple areas of concern. We have reached out to schedule access to the home to climb in the attic to brace the needed areas between the trusses to allow for support. We have yet to make contact. We will continue to try. We sent out a check for the landscape. We just received an invoice from the carrier for the tetanus shot. We'll send out a check for reimbursement as well. We did give the insured a "homeowners responsibility letter" at the signing of the job to advise them of nails that can fall from the roof during the installation process, they were aware. The roof inspection passed final inspection. We followed all codes and procedures when installing the shingles. The gutters were originally detached and reset, upon doing so can be at times, challenging, to reset in the proper place as a new drip edge is being installed which covers the exact location of the existing hole. The gutters did follow the same dirt line based off the fascia's weathering age. New gutters were installed because the insured felt they were not placed correctly. The stucco that was missing above the entry door into the house was patched. You can go on Goggle Earth and look out from the street and see a close up of the front elevation and see that the stucco was already missing in the area. We did patch it. We have no problem with taking ownership of lack of quality. Our view as quality, the shingles were installed correctly and we warranty our work. The inspection passed and would like nothing more than to meet all expectations of the homeowner. I hope we can come to a resolution. Yes, somehow the roof passed inspections but the inspector does NOT go on the roof to inspect as I have mentioned before. Trust me, I will be going to Charlotte County Building Department to file a claim. The TRUSSES are not sagging- the sheathing is. Yes, you do have several pictures of SMALL areas replaced with sheathing. Again I will say the trusses were engineered for this house and sagging has never been a problem until neumann came here. The Riser area is a nightmare- I fully expect leakage there- soon. The area of the attic roof wood which is BLACK was a specific area we all knew had an existing leak. Pictures from a Licensed Roofer shows that BLACK is STILL there. After speaking with several Contractors, putting 2x4's between the rafters is not the solution for bad work. Neumann also claimed Rhonda, my insurance adjuster told them to brace with 2x4's. Rhonda declines telling them to do anthing of the nature. The first attempt, via all means to contact me, was Friday, October 29th. A worker, Chad, I believe, reached out to me to come back and take care of a few things. I told Chad n. is not welcome back. Chad was completely unaware of ANY situations of which we have incurred and endured. Chad said he was going to talk to his boss. I have received $200 for the landscaping. The estimate was $400 and Rhonda (Insurance adjustor) said neumann will pay the full $400. I anticipated a few nails but not the literal handfuls of nails and all sorts of other materials- of which I have sent pictures to Rhonda and I'm sure she has forwarded them to neumann. I am autoimmune compromised- I had no choice but to get the tetnus shot. This specific nail that went into my foot was away from the house- The nail wasn't even in the flower bed area- it was in the middle of my lawn- where I thought I didn't need to worry about stepping on nails. The problem with all the construction debris and NAILS could have been completely avoided IF the house was tarpped off but it was not. I have multiple neighbors who will testify to this. Also, the gutters were never removed from the house- thus the damage caused to the gutters. I stand with the fact, neumann ruined the gutters, replaced them with substandard gutters and my insurance shouldn't have to pay to replace to what I had because of their neglect. The stucco was not missing prior to neumann. Google Earth is at least from 2015. Regardless, missing or not, the tar that is on the stucco is not acceptable. Because you state, "We have no problem with taking ownership of lack of quality" you are therefore taking responsibility and admitting there is lack of quality. I/we should NOT have to have a roof that is lacking in so many ways nor should we be expected to allow them to come back and "fix" something that should have been done correctly to begin with. Neumann has displayed nothing near a craftman like manner in workmanship. Stated promises such as the entire house would be tarpped off alone has caused much unnecessary grief. Dealing with Neumann has negatively effected my health- I have mutliple health threatening medical conditions including needing a transplant- this stress is NOT something I need to be dealing with. What I want: I want Neumann to cut the strings which unfortunately tie us- at this time. I have absolutely no faith they can do the work that is professional without causing more issues. Literally, this roof has caused more grief than what I ever could have imagined. I was a Builder in Michigan before moving to Florida and never in my career have I seen such a horrific roof job! It is an embarrassment to us as it should be to Neumann.
