      The owner of the house and the rental company did NOT empty the septic tank in a PROFESSIONAL timely manner. The PROFESSIONAL, being the septic company explained that our rental house was completely due to the lack of care the owner and rental company did on the property. Our entire home was completely flooded and we were left to use no bathroom or shower from 4/19 to 4/22. Rental company has fought every step of the way including the concerns for BLACK MOLD. Weve tried contacting several times in which they refuse.

      I am in receipt of ******************** complaint and am preparing our response. I did want to report that the May 8th email was the first that we received; I have searched our email history and cannot find the first one you show was sent.

      On Friday, 4/19/24 at 4:19pm, the tenant reported the guest bath toilet was leaking and overflowing and the plumbing in the rest of the house was working fine. On the same day, 4/19/24, the repairman contacted the tenant.  Based on their conversation, they thought it was a toilet stoppage and the tenants would use the master bathroom toilet until the repairman gets there on Saturday,4/20/24. On Saturday, 4/20/24, the repairman went to the property and found the guest bath toilet was working fine. On Sunday,4/21/24 at 7:40am, the tenant left a voice mail on the office phone system that the master toilet overflowed. The tenant also texted the repairmans phone reporting the overflow. At 7:55am, the repairman contacted me by text and said the tenant contacted him and said they came home last night and the master bathroom toilet overflowed and the water is under the carpet in the master bedroom and in the kitchen. At 8:27am, the emergency restoration company was contacted and by 8:39am, they had been in touch with the tenant and a crew would be sent to address the water overflow. I had also contacted the plumbing company I normally use for stoppages and left a voice mail for emergency service, I also emailed them. They responded at 12:11pm that they did not have anyone working that day. I contacted numerous other plumbing companies until I found one that could send a plumber that day. I did find one and they got to the property between 2:30-3:00. By then, the emergency restoration service had their equipment running at the property. After the plumber assessed the situation, he said we needed to get a septic company out there. After calling 11 septic companies, I found one that could get there Monday,4/22. The tank was pumped and the plumbing worked normally. The emergency restoration service had their equipment there until Sunday,4/28/24.
      During the tenants residency of this property (less than one year,) the hall bath toilet was repaired once because the gasket between the tank and bowl required replacement and at that time, the repairman also replaced all the parts inside the tank. We have no record of the house previously flooding during their tenancy or tenancies before them. 
      On Sunday,4/21/24, the tenant pointed out an area to the emergency restoration company that the tenant thought might be black mold; the technician, who is an IICRC Certified Master Restorer, told him it was not and no further concerns about mold have been communicated since that time.
      On Tuesday,4/23/24, the tenants rent was abated for 4 days (4/19/24-4/22/24) and their account was credited accordingly.
