      Stringer management sent to collection inappropriately for collection of alleged damages who the filed onto credit bureaus. It has been disputed but there has been a defamation of credit. They kept security deposit and charged for additional damages when documents and witnesses prove otherwise.

      When the tenant breached on their lease agreement on May 31, 2021, they left no forwarding address therefore their certified return receipt of their settlement statement was returned to our office due to no forwarding address.  Unfortunately, their lease didn't expire until the end of August 31, 2021.  In the lease agreements it stated that the tenant will give a 60 day notice and they will forfeit their security deposit as an early termination fee if they did breach on their lease agreement.  Our lease calls for an automatic cleaning fees and tenants are charged for touch up painting and any repairs that we're needed.  The owner charged the following fees:  Touch Up Paint $ ******, Move Out Condo Cleaning $ ******, Carpet Cleaning $ ******, Tile Cleaning $ ******, Replaced A/C Filter, Light Bulbs, Blind and Trash Fee $ ******, Early Termination Fee $ 1495.00.  These charges are valid and it resulted in the tenant owing a balance due in the amount of $ 1548.24.  Eventually when the balance owed isn't paid it's then sent off to collections to collect from the tenants which was submitted on 9/14/21.

      Worst realty company I have ever used in my life! They acted all nice and friendly the day we gave them $8500 to move in, then a week later completely changed their mentality. We started receiving complaints saying we had trash and debris in the yard that we had a week to clean it up or else we would be kicked out. We may have a few extra things, but not trash. And it was outside stuff anyway. Furthermore, from day one the main bath tub would not drain. By the end of the shower we would be standing in ankle high water. We told the management about the situation and they basically told us that we need to leave, they werent going to fix the problem while we lived there. Subjecting is to BLACK MOLD. We paid them $2600/month for a 3 bed 1 bath house that was ADVERTISED as a 3/2! We have FINALLY moved out of that h*** hole that has caused our family emotional distress but now we have yet to hear from them to get back our security deposit of $2600. Lawyers will be involved, sad that it has to come to that. This is just a warning to other people: STAY AWAY FROM STRINGER MANAGEMENT!!!! Absolute disgrace to the city, taking advantage of people for an extra buck

      The tenants were cited from the **************** for having trash in the yard at the time of their occupancy, in addition to having a vehicle on blocks without current registration and tags.  Upon the tenants moving into the property there was a plumbing issue that was reported and we sent plumbers out to the home and the only way to fix it correctly would be to have the tenants vacate the home.  The reason why they we're asked to vacate is because to fix the plumbing issue the correct way it would require breaking up the bathroom floors and without having a running bathrooms it would make the home un-habitable for occupancy.  The tenants said they had no where to move to at that time and chose to stay in the property for the next 11 months out of their 12 month lease.  Therefore, since they wouldn't vacate the property immediately when the problem was discovered it left plumbing issues in the bathroom and it left one bathroom un-useable. 

      Their settlement statement was sent to their last known address which was **************************** as Certified Return Receipt and it came back to Stringer Management as unable to forward since no forwarding address was left with the USPS.

      I am rejecting this response because:

      I guess the real question here is why havent we received our security deposit back yet? Weve made multiple attempts to call your office but now we either dont get an answer or get hung up on. I want to iterate, there was no trash in the yard. Yes maybe some extra belongings that u might consider trash but no actual garbage was floating around the yard. Were not scumbags like you make us out to be. We left the house in the condition we moved in and I see no reason why you are ignoring our calls and not refunding us the security deposit. We paid over $30,000 to your company to stay in a run down s*** box house built in the 50s

      I am attaching a copy of your Settlement Statement that was sent to your last known address, since a forwarding address was never provided to our office and you never had your mail forwarded.  You'll see by looking at the charges you we're charged for Unpaid Rent, Late Fees, Carpet in Living Room, Trash Removal and Move Out Clean.  At anytime, you could've stopped by our office to pick up a copy of the Settlement Statement.

      I am rejecting this response because:

      We paid a pet deposit that should have covered the carpet, Im also pretty sure it states that in the lease. I would be really interested to see pictures of trash that was left. We left the place exactly how it was given to us besides the carpet. You are making stuff up, which doesnt surprise me because we were rented a house that you knew had issues. My theory is you needed people to move in to pay for the bathroom remodel. We have given ur s***** company over $30,000 in the last year, for a broken, old, run down piece of s*** house. Typical liberal mindset. I will do my very best to make sure its known that your company are nothing but a bunch of scamming, evil people, with no interest of the renter. ************ the money and move on to the next victims. Hope u sleep well at night.

      Applied for application rental agreement 7.19.21 Paid $1295.00, and asking for refund of $1195.00 from Stringer Management. Notice to withdraw my application was sent on 7.30.21 ( with confirmation). Ample opportunity to find a new tenant was provided, especially in this market today. If the company did not pursue other applicants and was under the impression that I was the tenant, even though confirmation by their office was received, it is not my fault, nor should I be held responsible for them not locating another tenant. Which sounds like happened. The owner texted me (****) on 9.27.21. He wanted to confirm my application was received and ACH withdraw to begin 10.4.21. I called him to inquire what he was talking about. He profusely apologized for texting me.. He DID say and question why the monies was not returned to ME.
