      I lived in a rental they managed for 3 years, every time they came for their three month inspection, they always commented how well I took care of the place. When I left, I cleaned the Rental thoroughly and have videos to prove it and they charged me $342 to clean and already clean Rental. They charged me for six hours of cleaning when I had left the place spotless I have videos to prove it. As you can see by the list of what they supposedly did, I was way overcharged as well as it was unnecessary cleaning as again I left the place immaculate

      *****, prior to your move out you were sent the move out guidelines detailing items that we look for upon move out along with general cleaning items that are required throughout the unit. These guidelines are sent to help tenants avoid deductions from their security deposit. Unfortunately, the move out guidelines were not followed and we had to send our cleaner to the unit to address items such as, cleaning the refrigerator, microwave, stove, toilet, cobwebs in the living area, and removing personal belongings that were left in the unit. I have attached photos from the move out inspection, which show that cleaning was required prior to a new tenant moving into the unit. Our maintenance and cleaning charges are laid out on page 9 of your signed lease agreement and are also provided on page 3 of the move out guidelines. We stand by these charges as the unit was not left in the same condition it was when you took possession.

      I am rejecting this response because:the small amount of cleaning that was overlooked after leaving the place in great clean order, definitely did NOT *********** hours for that little bit.

      i will accept you keeping $100 of the $347 as that did not take more than 2 hours. I was a good tenant and left that house in great order and took good care of it while I was there. I was continually taking advantage of by the owner with going three months without an oven and a stove when I first moved in and then during my stay, went a month without electric in the back of the house till he fixed it and then on top of it all he used my water twice to pressure wash the house with no compensation. I am standing on wanting my $247 back and I will then consider this matter closed . I have a video of how I left the house, but I cannot attach it here because the file is too large so if you would like to see the video, I have it ready to show

      *****, There were many cleaning items that were clearly missed. Ive attached additional photos of the property at move out showing these items, including the dirty kitchen appliances, both toilets and sinks not cleaned, dirt and debris on the floor and personal items left behind in the unit. You were sent a letter via email and **** prior to moving out that clearly list what items that need to be done along with the charges associated with these items if they are not completed. It is not the owners responsibility to pay for cleaning that you were responsible per your signed lease agreement. We stand behind the cleaning charges.

      Upon renting this property through Ryntal Property Management in June 2022 we were immediately presented with a terrible customer experience. Upon arriving at the unit to receive our keys we were greeted with by Employee, **** who presented a very unprofessional attitude and rude demenour. Throughout our year lease at this property we informed Ryntal immediately of various maintenance requests which were always argued as valid and never addressed to be fixed in completion. We were also charged extra for said requests even though the repairs were not due to any of our own ware and tare on the property, but previous tenants and were mentioned within our move-in inspection. Upon moving out we signed the agreement to relinquish the property 11 days early to Ryntal and they proceeded to show the property to potential new buyers. We still not did not receive our deposit until 38 days after vacancy. We also provided written documentation of professional cleaning services for both the property and the carpeted rooms and were still deducted this amount from our deposit. We NEVER would recommend going with this property management company as a rental property owner and certainly do not recommend any renter sign a lease with this company representing them. They do not have the best interest of any party in mind and are never willing to do the job they have been paid to do without rude comments, terrible customer service, and minimal response time to requests via phone or written through the tenant portal.

      *****, thank you for the comments,however they are not factual. This home was a brand-new build when you moved in,and you were the first tenants to live in this property. There was no signed agreement to relinquish the property early, and per your signed lease agreement,signed off by both you and your husband and stated that you read, we are allowed to show the property prior to you vacating the home. Regarding the cleaning,you should request a refund from the cleaning company that you hired, as there were many items that were clearly missed. Ive attached photos of the property at move out showing these items, including the dirty baseboards and floors, the shower pan that was not cleaned at all, and personal items left behind in the unit. You would have avoided additional charges for the carpet cleaning if you had provided a receipt, but you did not. You were sent a letter via email and **** prior to moving out that clearly list what items that need to be done along with the charges associated with these items if they are not completed. It is not the owners responsibility to pay for cleaning that you were responsible for.

      The company claims that the condition of the unit i rented was according to the photos taken they showed. The photos taken were before my move out as this is NOT the condition of the unit when I vacated post professional clean. The move out sheet indicates not to fill in the holes in the walls. When I rented the place, ALL of the curtain rod brackets were still on the walls and I had to take them down. They are attempting to retain all of my deposit against dirtiness, ( I had the place professionally cleaned, top to bottom) and they are showing photos from a check in at 6 months of 12. They are also claiming that I broke the ** when the pic clearly shows that it works perfectly. (they are lying and exaggerating the situation so they can steal my deposit. What they should rightfully have deducted from the deposit was:1. $825.00 for back rent 2. 1 ** bracket - $50.00 - ****** 3. Services to remount the ** $100-$150.00 Total Approx: $1,200.00 Refund - $1,800.00 Instead they want to steal the money from me as they did the last couple of tenants. They have a track record for doing this.

      The tenants lease ended on December 13, 2022. The move out inspection was completed on December 14, 2022. The photos provided were taken on the 14th of December after you moved out. You can clearly see that there is no furniture in the photos which would indicate that the photos were not taken when you lived there. The curtain rod brackets were the property of the owner and we were instructed to leave them. The ** did not work. We stand behind these charges. Your statement regarding the past couple of tenants is totally false. We only started managing the property just before you moved in and you were the first tenant that we placed.

      I am rejecting this response because:

      1. You have yet to provide line item detail of the deductions on the tenant ledger. 

      2. The bathrooms were spotless and so was the fridge and the microwave as I was there when they cleaned.

      3. all of the curtain ***************** and the screws remained on premise in the drawer in the kitchen where the house and owners things were so if they are not there, then your people took them. 

      4. You rented me the place in much worse condition from when you took it back from me. 

      5. The ** is "on" in the picture. I did not cause the screen crack and you cannot infer that it was me. It was someone from your team that did this.

      6. As far as items remaining on premise, TP and paper towels hardly justifies a charge. 

      8. Why wasn't the hurricane damage repaired post hurricane? I sent pictures of the siding that had come off the shed? Why is there still a giant mound of dirt on the common grass (there for 3 months) at the street? Why did I have to request a power wash of the exterior at move in? Why were the windows so filthy I could not see out of them when I took the place? Why didn't you schedule a window clean post hurricane with me? (the agent came in to do an inspection and I mentioned it to her) Why did I have to take down all the empty curtain ***************** and live there 12 months with holes all over the walls? Why did I have to order a maid service to come and clean when I moved in- because you rented it to me filthy.. PS the ceiling fan was perfectly clean when I left.

      9. The comment about your reputation and the similar complaint from another renter was about Ryntal not about the house I rented or that specific unit. Your practices are shady and are in question this is what the comment was about.

      We would be happy to email another copy of the itemized deductions. The home was not cleaned as you can clearly see in the photos. The tv was not damaged by our employees and was found this way when the property was inspected. Ryntal has clearly shown that the accusations on the complaint are false and photos have been provided. The owner stands behind these charges.

      I am rejecting this response because:

      I paid to have the place cleaned as a move out service clean and it was cleaned. I only owe for the ** stand and $825.00 in back rent and Ryntal did not clear the dirt from the premise NOR did you maintain the exterior of the home or the landscaping.. (see lease agreement) You claim that you will email another copy of the tenant ledger but that is not what is required. I have already stated that the ledger is a bunch of generic lines on a sheet. I need detail and I want to see RECEIPTS and ESTIMATES for any and ALL services done (And PAID) to and for the property AS WELL AS the **'s current market value so that I can ensure there has been proper assessment of its value (which I will not submit to paying for)

      My attorney is in the process of drafting correspondence. I will not be saddled with extraneous and bogus charges drummed up in the attempt to retain $3000 of deposit a partial refund is due. If Ryntal wants to arbitrate or stay out of small claims court make an offer to:

      I have been desperately trying to get an apartment in Sarasota since I discovered my apartment in ************ was infested with termites. I have submitted 2 different rental applications because the property manager, Jozefina P., deleted my first application after I already paid $300 just to apply. She then falsely promised me she would help me find an apartment and she said some were under renovation. Well I applied for them when she posted them even though they are hundreds more than just months ago, and she didn't even process my application but told me I had a denied application already and she was sending me a check. This part in itself is unprofessional enough since she herself told me I could reapply with a guarantor and when I did- now all of a sudden that option is gone. She said she was sending only one set of fees in a refund check. I gave her my forwarding address as she said it can't go back on the card. I am now homeless and sleeping on couches. How am I ever supposed to get that money back I desperately need when this hateful awful person is intentionally messing with me and withholding apartments and money??? I have emails showing all of this. This company is shady, fake, not transparent at all. There is no information about management or anything else on their website, but they do have BBB on there which was shocking. They should not be an accredited business- over the past 6 months with broken promises and greediness my life has been ruined by these people. I really really believed they would help me. I'm a disabled vet w PTSD and this situation is pushing me over the edge. I just need my money back for food. As you can see in the emails I was promised my first $300 back by Jozephina on Dec. 28th and she never returned that fee. I was forced to apply again after she all of a sudden deny me and wouldn't accept my guarantor, denying my second app that was completely filled out as instructed, and now I'm due $600. I want it delievered please.

The property already had an application pending so she was refunded the $100 application fee.( check # ****) Our properties are rented on a first come first serve basis. On November 22, 2021 she again applied for a property but wanted a unit in a certain complex. She was told that there were not any available but we would place he on the list when one became available. On 12/29/2021 the leasing agent contacted her and let her know there was an available unit coming in the complex she requested. We ran her credit and background check. She was denied based on income and a credit score which was much lower than what we would consider. She then again applied for another property with a guarantor on January 27, 2022. The leasing agent contacted her and let her know that she was previously denied and would not be considered for any of our properties. She was mailed a check for $300 on January 27, 2022. (check # *****) As you can clearly see by the text emails she sent that we were more than willing to work with her and went above and beyond to help her find a place to live. When we did run the background check and she did not qualify there was nothing more we could do. The leasing agents also do not have the ability to delete applications. Much of the information she provided is inaccurate including the amount she has paid. She has only paid online to Ryntal $550. We have refunded her $400 for the applications we did not run. The additional $150 was used to pay for the background check we did run and is non-refundable. This is very clear on the application. It is unfortunate that ***** would even think about placing a BBB review like this and also placing negative false reviews on the internet. We wish her well and hope she finds a place to live. The second application was never even processed- WITH a guarantor. I specifically asked the agent if I can apply with a guarantor and she said yes as can be seen in the email I sent. So we spent 300$ applying with my mom as guarantor. The application was not even viewed and Jozephina emailed me saying no you were denied you can't apply again- completely contrary to what she told me just days prior. My guarantor has perfect credit and lots of income and as per their website, one must only have 550 or above credit score. Mine is 590 (see attached). They are denying me housing because the agent doesn't want to deal with anything and she wants to charge people way more than it's worth. The SAME EXACT APARTMENT last year was listed for 1375$ and the one I had been checking up on and applied for with my mom was now $1475. They have tons of apartments I qualify for and there is no reason I should be denied a rental if I can meet the criteria with a guarantor. As far as putting fake information on applications- thats just slander. I want to know what is false??? This company is discriminating against me because I am a veteran. I need to be on the first floor and I am not high income. They want young uniformed people with big wallets and no experience to rent from them, it seems, as I most definitely do qualify even on my own. I have received 0 checks. This is easily confirmed- whatever they are sending is definitely not cashed. Also- why are they sending a check and refusing to refund my mother's card which paid for the second application? How did they even charge her card if she wasn't on the application? Also- noone has posted any false reviews anywhere. Where are they? You are criminals praying on young people who make an honest living. The increases on your properties reflect this. Shameful. Her credit score is much lower that 550 which would not pass *** criteria. We mailed a check to her. It has since been returned. she was called and was going to come to the office to pick it up. She never came. She now has disputed the charge on her credit card. There is nothing further that Ryntal needs to do. I would be happy to provide her credit report and the applications that she filled out clearly showing she did not meet our criteria. I have attached the check from last *** that clearly shows it was cashed.
