    The Grove Legacy LLC and the Carlyle Group purchased the park in 2018, advertised as a "premier" 5-star park. Unfortunately, it's located in a 2-star neighborhood with daily crime issues. (Reference Spotcrime.) The rent for 2024 is $1,446 per month, including the pass-through. There is a rent increase each January with no annual cap. The majority of residents are Life Lease homeowners, "grandfathered" in from the previous owner, some of whom are paying less than $200 monthly. They currently account for 65% of all homeowners. The remaining 35% are squeezed financially to make up the shortfall. With the exception of letters regarding rent increases, we are never contacted by the owners to apprise the residents of any information. The park manager, in addition to the sales manager and maintenance staff, has just resigned. No information has been sent out regarding replacement personnel. Hurricane Milton had destroyed much of the perimeter fencing around the park. We now have homeless and undocumented people wandering the park, necessitating a call to the Sheriff's Department on a daily basis. The hurricane also damaged the majority of the houses in the park and left people scrambling to find the money for repairs. Does Legacy/Carlyle Group offer assistance? No, they raised our rent instead when the humane thing to do was to provide a little relief for the residents. This is the management with which we are are dealing. The high rent has devalued the homes and created a stagnation in the real estate market here. Unsold inventory languishes, and people are stuck!! Retirees have returned to work in order to pay the rent. You do not want to move here. Corporate greed and mismanagement are but a few of the problems. You are better off almost anyplace else. Just beware of any other park that lists Legacy as the owner or managing owner.

    The management at Legacy is out for no one but themselves. I have lived in one of their managed properties for over 6 years now, having moved here before they took over, and have seen my lot rent jump roughly 50% since then and we are now having to pay for amenities that were once included in our lot rent adding even more to our monthly billing. As of today, lot rent for any new residents is $895.00 a month plus the costs of the amenities such as water, sewer, taxes, etc., adding almost another $100.00 onto the monthly bill making it almost a $1,000.00 a month all total. Do they not realize most people who live in their communities are either retired or about to retire and living on either fixed incomes or retirement pensions and most cannot afford those outrageous fees? My rent when I first moved in was under $380.00 a month, and now it is over $620.00 a month being I am grandfathered in. How can they justify such outrageous fees, they can't. They refuse to listen to the residents and do whatever they please and are taking advantage of them. We can't sell and move as the new lot rent is outrageous and no one will pay it, so we are stuck and being used. Sad way of treating people if you ask me yet they think nothing of it.

    *** and *** are nasty mannered, this is a 55+ community theyre Bullies to the residents. She Closed the office when we walked up to talk with her about a concern.

    It is impossible to get any cooperation from Legacy's community llc. (Manufatured *********) manager. When we ask for help or present concerns we quickly get NO or LEGACY SAID SO. Communication is often untruths. We have to call ***************** or Environment Health and get them involved because managers are unwilling to work in a open, honesty, trustworthy way. Our experience is: The Legacy Communities LLC culture is secretive, functions similar to a dictatorship, uncooperative, and very difficult. Legacy managers are either uniformed or chose to dictate untruthful rules. We've followed up with State and local agencies to determine truths. Shared with results managers without cooperation. Huge rodents run throughout the park and management dosen't address it. Stating it's wildlife and County won't allow Legacy to do anything about it. Have kitchen in clubhouse were not allowed to cook in. We're told it requires license. We checked with State & local agencies, not true. Shared with manager a license not needed but get no response. Well, I'll send to Regional. I've seen Regionals answers, very unfriendly tone with dictator like answers such as THE CLUBHOUSE BELONGS TO LEGACY! Yup we get that, but isn't it for the use of the residents. Trust me, we're adult. We know how to be socially appropriate and treat property respectful, clean up after ourselves. We ask multiple times for clubhouse rules and never get them. Just verbal, can't do this, can't do that, because Legacy said so. Residents are trapped in a community with little to no communication. Very poor communication, and it must be Legacy's way because the managers repeatedly say because Legacy says so. Very, very unreasonable! Rent Increases unreasonable and we have less and less since Legacy bought our community. We'll, it was a community before Legacy bought us. Sad, very, very sad company, culture and management. That's our experience and many other Legacy Communities. ****** it. Lots of stories.
