    ***** and ***** from Holland and Picht were suppose to be managing my rental home. During the inspections of the home they never once issued a notice of noncompliance to the tenant for damage they caused the home or breach of the contract. The managers completely ignored the fact that another adult not on the lease is living in the home, holes in the walls, trampolines, parking in the grass and smoking in the home. I noticed all these deficiencies when I did a walk through with ***** in June of 2022. There is also water damage to the walls and floor that I am addressing on my own because the managers will not address any of the issues. ***** is only concerned with keeping the tenants in the home for the duration of the contract. I am the new home owner and have no management contract with his company and he will not relinquish the management until the end of August. His company bought out the prior property management company, First Property, and the previous property owner notified **** **** and *****(who is now working with *****) of his intentions to cancel the contract according to the original contract but **** and ***** did not relay this to ***** when his company took over. I am not legally obligated to keep his services and the previous owner followed all necessary contractual obligations to cancel timely. ***** still has not addressed any issues previously mentioned only that he is trying to hold a contractual obligation where there is none. Documents: Contract was signed by my father before I took ownership of the home. I notified ***** that I would be taking over the property, hence the payments are made to me by his company.     I was told stop complaining or I will evicted by them. I ask ********************************* and team of expert for help with replacing my appliances. They told me to put in work requests because I put too many request in. He threatening eviction because it's was during business meeting. I been paying my rent every time on schedule. I was just upset. His apt manager never came by to walk through my apt. Which I email ****** Alpine stating that need correction on lease which they never did. That was in Feb. 7 2023. Until got phone at 8am where he threatening me stop putting work requests or else " you'll be evicted for harassment" Live at north *********** apartments which they brought in 2021. Since than I was told numerous times by varies people from his firm that it's budgeting issue and depends on situation. This worse estate firm ever. One you insulted someone you actually a decent tenants. If you would actually time see the place you brought than I would be ok with that phone call but ********************************* is not apt. Manager. He the owner. The owner of Holland & picht ( *****). Someone who I never met. Never did business before call me. Instead asking his apt. Manager ****** check my situation call me to only threatening me eviction. I did not do anything wrong by exercise my right as tenants to complain for better appliances in my apt. I never had any person do that to me. I been living in north point apartments since 2014. This was most ridiculous thing I ever heard in my life. If you're paying for $900 but your building is falling apart. You get eviction warning for complaining.

    Early on the morning of March 6th, 2023 (before 7am), **** submitted a string of eight consecutive "maintenance" requests which were actually an ongoing series of profanity filled rants with titles like "Whoever there knock knock" and "************". As we began to address these during our morning maintenance meeting, **** continued to send "requests". At that time, I called him and asked him to stop since nothing new or relevant was being added (he said that his stove and refrigerator were very old, but he didn't indicate that they weren't working). I told him that we were happy to make any needed repairs/updates, but that in searching our property management system I did not find any repair requests from him over the past 12 months. He then started cursing and talking about promises that were made to him by the previous management company. I told him that we obviously knew nothing about that and couldn't be responsible for it, but assured him that we were willing to make repairs/improvements for legitimate concerns. **** continued to raise his voice and curse despite being asked to stop, so when he continued, I reminded him that our lease allows us to evict tenants who mistreat our office staff (this is what he meant by an "eviction warning for complaining"). I told **** that we would send out a maintenance technician that same morning (which we did) and we confirmed that the appliances were in fact very old. We are ordering new appliances for him that should be delivered and installed in the next day or two. To reiterate, ****'s series of profanity filled rants on 3/6/23 was the first we had ever heard from him about his appliances, and we addressed the issue within a few hours. Moreover, it is important to clarify that we do not own the property where he resides (he says we bought it in 2021). That is not correct. We manage the property, and have a fixed budget for doing repairs/improvements. We prioritize these as best as possible based on severity. Old (but working) appliances are not a top priority when other tenants have heat/air that is not working. But, again, we just heard of this for the first time on Monday and are already getting it addressed. This complaint is baseless and should not be posted.
