      My name is ********* *******,I rent an apartment at Amberly place,at first they told me $1910 base plus the other charges. Every month they added more money.the big problem is the condition of the apartment durty the kitchen, the doors the cabinet,so dirty cannot even fix need to be replace everytime I went to them complained about it they never didnt fix anything since June this year, I keep telling them about the apartment condition they turn a blind eyes about the problem. I cant use the draws, the cabinets from the kitchen. Cockroaches. They dont want to do anything about anything, just they money and theyre very expensive.I have some pictures that I cant upload them , keep saying error.

      The apartment complex refuses to fix the problems in my apartment. They constantly close out work orders saying they are complete when in fact they havent even set foot in my apartment. I have been waiting 3 years for light fixtures that are not *****, I have been waiting 4 months for a properly working stove, I have been waiting for a year for results of a mold test whom ******* ******** stated she would provide me, she has since stopped replying to emails. Since there has been several major leaks, there is mold, could be black mold. I have witnessed them spray painting over mold. There are no street lights or parking lot lights, its very dangerous. This apartment complex should be condemned and sued, which I am considering getting my legal team involved.

      9/1/23-8/31/24 I have previously lived at Amberly Place apartments. Totaling 1 years accumulated rent payments to around ****** dollars. The business is attempting to charge me damage fees when I have proof I left the apartment spotless leaving this past month. For 1 year I had a hole in the roof which caused raccoons to come into the apartments ceiling. I had mold issues and poor insulation through the apartment of ***** Unit 3, due to all of this. It caused furniture damage from the rain water leaking through the massive holes in the ceiling before it was repaired a few months later. I had to pay 300 dollar Teco bills while my AC would break a few times during the last couple months I resided at this residence all due to an old AC unit and poor insulation. They want to bill me a few hundred dollars extra when there was zero damage to the apartment. I never reported them during the time I stayed which was the first mistake but I do not believe it is fair to charge for damages in an apartment that only had unfixed issues from lack of care from maintenance and property management that I was subjected to live under.

      The previous resident was never charged anything for damages. The $161.16 charged was for the final utilities. Utilities were billed 2 months in arrears and when each and every resident moves out, they are sent their final statement which will include the utilities. Attached is the resident's ledger showing no GL codes for damages and only utility charges.

      Ever since me and my two toddlers moved in to Amberly Place it has been a nightmare. They dont answer the phone or respond to any emails, they never come to fix any maintenance requests. We have had mold, tub chipping, no master bedroom door, broken sliding glass doors and so much more that have not been resolved since March 2024(currently August 2024). Its super frustrating that they throw hidden fees and exaggerated late fees. Reg. Rent is 1700 with everything else they throw in it comes out to 2100. The pools were closed most of our stay. Trash is broken so there I always an overload and an enormous amount of trash and we live near the dumpster. My sons patio door doesnt close all the way and they refuse to fix it. He gets roaches and bit all over from the critters coming in. We got mold from when we moved in and they refuse to come and fix it. The washer and dryer is always broken and refuse to replace the 7 year old appliances. Even 70% of our outlets are empty and dont hold chargers!! We pay so much for nothing at all and its super frustrating that my kids have to struggle and cant live happily home because of the negligence the apartment produces. Maintenance drives around all day and never comes to fix anything . They show heir face and close the tickets so we get forgot about. Its discouraging and want to break our lease. We have already filed a police report about this issue because as I write this they disconnected our power and water and refuse to turn it back on and act like they dont kno what the issue is when TECO is telling us they are the ones to fix it.

      I applied for an apartment with Amberly place several months before my move in date of July 13th 2024. I called on July 16th 2024 to see what middle school is zone for Amberly Place. The person who answered the phone was so unnecessarily rude and unhelpful. She kept saying that she doesnt know what a middle school is. I asked to speak to someone else and she hung up on me. Ive called back 3 times and now they are not answering. I want corporate to call me back immediately because this is unacceptable. All I wanted to know is what middle school I need to register my son up for! I havent even moved in yet and Im being treated like Im bothering the office because I have a question.

      I moved into Amberly place apartments on February 16th and discovered black mold in the ** ducts. I was tols someone wouls come out o. February the 19th to clean it. No one cleaned it because allegedly maintenance didn't have a proper key to my apt that worked. I was then told that they would come back out February 20th. No one came. This information was given to me by the property manager **************** I was then told om Feb 21st someone will come out. I feel like I'm being misled. I have a 5 year old with severe health problems and I work from home. The manager has been very misleading and unsympathetic to the matter and keeps pushing me off. My ** was leaking upon my move in and I was told they cannot fix it until the vents are cleaned. I get a maintenance note in my door today saying the leak was fixed. I've been lied to this entire time.

      The Property manager she is very rude, condescending and unprofessional. It takes them 2 wk to complete a work order. When I first moved in there was a huge mold problem and they literally didnt nothing about it. I know its a preserve and the apartments in the back produces more mold humidity, if thats the case the apartments should be remodeled with humidifiers for the back apartments or atleast state it before moving tenants in. When I transferred from one apt to the next they lied about my apt being ready and ended up in an apt that I did not choose. They only reason why I accepted it cause my movers I had was paid for that day, the day we agreed on well prior. But when they say came the leasing agent was dumbfounded and had no recollection. My you everything was via email. So I had no choice. I Definitely wasnt going to wait another 2wks. And on top of that my wife at the time was in the bed sleep **** near naked and they came in the apt to do a viewing to show a customer .unlocked the door and walked in. She called me frantic. All im going to say they are lucky I wasnt home. The outcome would have been very different. My AC stop working and they made a big hole in my living wall and it took them 2 1/2 to fix my wall. We pay for pest control but we have to remind them to come to our apartment if we want our house to be sprayed. If we paying for it then it should be automatic. Also when the rent is late they double charge 100 on the 4th and another 100 on the 15th. How is it that they charge 2x for ONE late fee. I can go on and on about this place. Definitely my last few months staying here. Back to the property manager smh. She refuse to enable my ECheck because she has an ego feminist power trip. Therefore I have to travel to ******* or the post office to get a money order for rent. Which is ridiculous.

      This is the worst I ever rented. They charge luxury prices for a slum. We were here 1/10/22-7/10/23. Most of that time, lights in the parking lot were burnt out. It was pitch black and dangerous (cars, wild animals). The light above the mailboxes was also out. I wrote and called many times. It was over a year before lights were replaced (because someone complained to the city).A truck ran over the mailboxes. We had to go to the **** to get mail. I told ******, the manager, I had warned of the danger of not having light in the parking lot. She said the accident happened during the day, missing the point. If the manager is so incompetent, what hope do the rest of the staff have?There was mold in the A/C vent in one of the rooms. We reported it and submitted a maintenance request in Feb. '23. They cleaned the grate but not inside the vent. Someone was to clean inside which never happened. We paid for two rooms but had only one for five months.We had a mice infestation starting Mar. '23, a serious health issue but they didn't make it a priority. The only one who was honest and helped was ****, the pest control expert. NINE MICE were caught in traps! I said I have a phobia and they still didn't take it seriously. Every time I called, whether *********************** or *****, no one could tell me anything. ************************** said it isn't an emergency. We stayed away weeks at a time.Maintenance was to make sure any hole was patched. The maintenance manager said even if every hole was patched, mice would still come in. That's unacceptable! **** recommended a hole be patched but they were being difficult. I filed complaints with the ***** of *********************** Relations, the city and the ***** of ********************** Services who sent inspectors. The city inspector told me he had heated exchanges with Summer over other issues. It turns out the mold issue had existed since before we moved in. A previous tenant went to the hospital from the mold and had to move out early.

      When I moved in I was promised a finished product upon move in. Instead I moved into an apartment with no oven and no working washer. The washer was left full of water with floating wire caps inside which couldve been dangerous. It is now day 24 without a working washer that is included in my rent. The apartment company has not made any effort to fix this issue and every time I talk to them about it, Im given a new date for installation every-time. I tried giving them the benefit of a doubt but after showing up to the office for 4 days in a row twice a day, and being given a different answer every single time. Im over it and looking for every avenue of assistance. They said it was delivered last Thursday but cant be installed because they didnt have my house key but they made no attempt at getting it from me until I started showing up twice a day to the office to ask about it. Its a new excuse every day.

      When I first moved here I spoke with the office staff, manager, maintenance and maintenance manager. I moved in with chip on the kitchens wall, floor tiles peeling in the kitchen, MOLD, and the ceiling on my porch has leak bubbles. Ive been reporting those issues since AUGUST 2022. I was told someone would come see my apartment, I gave them a time and date NOBODY showed up, only thing they did was sent someone with a fan to put in my room for the mold. the maintenances manager told me that he was going to make a call so everything can be fix, nothing happened!The mold is getting worse and honestly Im tired of calling multiple times, tired of asking to speak with a manager. I have asthma, I have tried and tried to be nice about the situation since august 2022. They will be seeing me in court.
