The detail to engerring for complex campuses,- is awesome, being I'm a vendor and seen the infastucture, - it's all about deliving a quality strong service with backups with right equipment that can deliver great service to end users. Terra Management has bad business practices.they can not process payment efficiently You try and pay them from your bank and they say they did not receive it and your bank puts a stop payment on check and you tell Terra this and they do not care and try and process check later and then charges you for it even the fact they knew about the stop payment. Stay far away from doing business from this company. They are incompetent.Terra Management Services, LLC Response

This homeowner made a payment through his financial institution to pay his HOA assessment. On January 8, 2024, he emailed a Terra staff member asking whether his payment had been received. He was advised the payment had not been received as of that date. He then made a second payment through a payment service which Terra offers. The second payment was received and applied to his account. Subsequently, he then stopped payment on the initial check. Unfortunately, prior to the stop payment becoming effective, his payment was received into the HOA lockbox on January 9th. The stop payment became effective on the following day, January 10th and resulted in a stop payment charge to the HOA. This charge was then passed on to the homeowner.
The homeowner is mistaken. Terra did not attempt to process the homeowner's initial check. When payments are made to the HOA lockbox, they are immediately credited to the HOA account. Terra only receives this information afterward. Terra's only input into this situation was advise the homeowner that his initial payment had not been received. That information was accurate.
It is the homeowner's responsibility to ensure that their payment is received by the HOA in a timely fashion. However, even though the payment through his financial institution was delayed, it is apparent he was attempting to ensure the HOA received payment. For this reason, we have reversed the stop payment charge that he previously assessed.Terra Management Services, LLC Response

We have had a water leakage issue for a week now causing disruption in water supply in several homes. Residents have contacted Terra several times for the week and no one even came out to assess the situation or provide a concrete timeline in when this will be resolved. All they said was they are aware and they are looking for a part. Water is a basic necessity and given how much residents pay in HOA they should be trying to resolve this with urgency. Disappointing service and response time. No consideration is given into how this is affecting residents daily lives at all! Horrible !Review from Sherry L

Horrible company and the Lawyers are even worse. The readers digest version. I was in the hosp fourteen times. during the end of 2021 and thru 2023. Theis company said they sent men letters about a 180.00 bill. None of which I ever got. They were returned to them after the P.O.made one attempt, They hold them for 7 days and return them to the sender. Mean while The powers turned it over to the Lawyer on May the 25th 2023. I heard nothing until Jan. 20th 2023. They were suing me for 1100.00 for unpaid fees. I contacted the lawyer and tell him the situation and that I would pay the 1100.00 dollars. That was not good enough and he hit me with over 2000.00 attorney fees. I told him that I had to leave my job and wrote the board and asked for some kind of mercy. Not with these people. I could pay off the dept. at the rate of 250.00 a month. Did they not listen? I wrote to the court as directed and ask for some help to no avail. I was supposed to go to court on May one year after the original foreclosure. What did the attorney do, postponed it till August(I recived the message the morning of) in the meantime he slapped me with another 1000.00. I went to court and the judge did not grant the foreclosure. She suggested that I talk to the lawyer and see if they would let me pay over 24 months. Well they would not now I have to pay 350.00. I have asked for a itemized statement from the Lawyer and have not received one yet. I just had to drop two of my medications for this. The judge called them preditors!!! Oh yeah the lawyer responded today on the itemized list and said this. I am looking forward to our first payment on Sept the first, wow!!!Review from Bob A

I have had a problem with the board, due to a entrance gate issue. this has been going on for 6 months with no results.Told to call Terra, called and got voicemail. I do not talk to voicemail, had done it several times, and no response.Service of the company is not goodReview from William S

I would have to say that our experience with ***** Management Services nothing but awful. Weve been with ***** for only 2 years and have had 4 managers assigned to us. The first one seemed to be professional and knew what he was doing but left the company after only 2 months with us. The next three managers ***** assigned to us were progressively terrible ending with one that was nothing but incompetent. She basically did nothing for our board or our community. The company slow rolled payment to many of our vendors and contractors to the point that some of them declined to do work at our community. When slow payment would occur we were not allowed to contact ****** accounting office, we were only allowed to talk with an incompetent property manager. Board members would be sent documents and financial information that were meant for other communities. ***** seemed to have little attention to detail. The person that seems to be in charge at ***** in ***** is absolutely worthless. I have come to distrust anything she says particularly when it comes to paying our vendors, some who have stopped working for us due to slow payment from *****. This is currently being reported to the ******* ********** of ************ Regulation. The turnover from ***** to our new company has been horrific. Financial documents have been wrong and/or not delivered to the new company in any sort of timely manner. If you are considering ***** Property Management for your property I would strongly recommend against it. Ive seen other reviews that talked about a toxic work environment at ***** and with the turnover and incompetence of their on site property managers I believe that must be true. *** been told, but have no personal knowledge of it, that ***** pays people to write glowing reviews. Run from ***** Management Services! If you select them to manage your property, youll soon be sorry.Review from Jen R

I am leaving a 1 star review because there wasnt an option to leave ZERO stars.This has go to be one of the most poorly ran companies.I have attempted to contact this office via phone and email and NO ONE replies. They are very good at sending out letter after letter but cant not stand behind what they are sending out?They have even gone as far as to fining me $1000 because I have been asking why there is a new charge of $7.50 on my bill? If I am going to get charged for something I want to know what it is for.They have also sent me letters in regard to having my driveway pressure washed. I pressure washed it twice in one month and they continue to send letters. When you try and call & email to let them know, NO ONE REPLIES!They have sent me letters in regard to my landscaping that has been in place for almost 4 years. They now have an issue with it! If you are a community or builder and you are thinking of using this company think again!If your thinking of buying a home in a community that uses Terra as their management company DO NOT BUY IT!!!! We are going to be moving out of of the neighborhood for which we have lived in for over 16 years because of the one sided harassment. This company is the jury, the judge and the executioner. I'm an out of town homeowner of a condo in Dunedin Fl.
Terra management / Holly R. started managing the community earlier this year.
They sent me a letter stating I had not paid my hoa fees and I sent them a copy of the cashed check, clearly proving I did. They are also trying to extort monthly late fees and compounded interest on this payment that was made. I did not hear back from them thinking the issue was resolved but nope.
Approximately 6 months later I get another letter stating the same thing with even more late fees and compounded interest. I took some time to look up Terra in the BBB and to no surprise this is par for their course.
While reading through the BBB's complaints on Terra I found this statement below in a response from them dated 6/15/2020. Terra was legally going after someone for fees in a situation similar to mine.
Quote: our company policy is to send out late notices by the middle of each month when there is a balance due.
This statement is obviously not true as I've not received any monthly billing on my late fees and compounded interest. Lying to homeowners and the BBB seems to be of first nature to Terra.
Why is this company allowed to manage properties when they obviously cant even keep track of timely payments? Or is there something deeper in play here like a willingness to steal and commit fraud for financial gain?
Terra is pathetic....
