I contracted GoDream Remodeling to pour concrete and build a Lanai in my backyard. The lanai I chose was an upgrade (nothing fancy just better material) which took them a couple months short of a year to complete. Upon completion I immediately started seeing issues/problems with the quality of the workmanship. I contacted the owner ****** with these issue. At first he responded but that is no longer the case. My lanai less than a year of being completed has leaks, is detaching from my house and now the frame is detaching from the insulated roof of the lanai. I have tried to contact the company and owner multiple times via email, text and phone calls with no avail. With almost $20,000.00 spent I am at a lost for words on how unprofessional this company has been. I had to pay workers myself, had to schedule my own deliver, verify appointments..etc, almost as if i was the contractor myself. I have made this complaint short to not bore you with the circumstances. All i want is my lanai fixed and completed correctly, I did my part..asking for the company to do their part.

I made of $2194.50 to have my porch turned into a sunroom. I have been calling weekly and left voicemails and sent text messages to the owner, ****** to find when he plan to start my job. ****** wouldnt answer my calls nor respond to any of my messages. He sent 2 of his workers to my house during the first week in January in 2024 but they couldnt start my job since the windows were too big. ****** advised that he would order the right size windows and have the workers to come back to finish the job. On February 16, 2024 I had my daughter use her phone to call him and he answered. During he stated that he was behind in jobs and couldnt give me a date of when he could start my job. At point I am requesting a full refund of my deposit of $2194.50.

Go Dream took the $4,541.10 deposit for a 2 car carport 12 months ago and I have nothing to show for it but two large holes in my driveway that we and anyone that comes over has to be cautious not to drive into.Well, I do have a lot of unanswered calls, excuse filled text messages and emails, but no good faith effort to return our money after I sent him a written letter to cancel the agreement due to failure to perform.

I paid a deposit of $7400 to ****** and Go Dream Remodeling in Feb 2023 for him to rebuild and extend my lanai (screened patio). The contract indicates this should take roughly 16 weeks, but no guarantee on the time frame. I heard nothing until April or May when an employee told me the plans and permit were ready. Later I came to find out the plans were wrong, and the permit was not ready. Finally around July ****** tells me he is on hard *************** and if I can pay for the supplies it would speed things up, and he will send me a modified contract so as not to increase the price. I told him if he pours the concrete I would be more inclined to pay for the aluminum supplies. A couple months later he poured the concrete, so I ordered the supplies and paid another $6600. When **** arrived to do the install, the plans were wrong again, and they had to be redrawn, so the supplies sat on my lawn killing the grass. Finally they started installing and got the thing mostly complete. **** asked that I pay him directly because ****** owes him money. ****** agreed so I paid **** $3000 for his week of work with his crew. As soon as it rained, the supergutter began leaking and has gotten worse and worse. I'm afraid it is now damaging the fascia of the house. ****** has not been returning calls, even when I send pictures and video of the water pouring in. I only owe $1400 left on the contract, and that will need to cover electrical lighting and fans, but I don't want him to install that because **** is not an electrician, who ****** said would do it. Once I threatened to file a BBB claim ****** did respond, and I've given him several weeks to fix the issues. He has not been able to get anyone out to complete the job because his dog died, **** has been sick, and then ****'s son needed to visit the emergency room. I just need the leaks fixed in 3 places. The gutters are not sealed at the ends, the middle seam of the supergutter leaks, and the joint posts at the fascia all leak.

We received an estimate from this company and after shopping around we ended up having them come back out a year later to move forward with the project. It is a screened in porch in our backyard. We paid them a large deposit and signed a contract in May 2023. We were very patient as we know permits and materials can take time. In October, after we reached out to them, they told us they finally had the permits and it took so long because they filed with the wrong city! Then their excuse was materials. It now December and we have not heard or seen from them. They can not be reached. *** called over and over again. No response. I have seen several other complaints about the same issues. This can not keep happening to people.

We hired Go Dream Remodeling to add an extension onto our lanai. We paid the deposit on July 29th 2022. We were told the project would be completed by October 2022. We never received updates unless we reached out. There was always an excuse of being shorthanded after hurricane ***. After multiple attempts to have our project started, we reached out in July 2023 sland stated that we would be canceling our project. ******, the owner stated to us that he would reimburse us, but needed a month to raise the funds and apologized for failing us. He took full responsibility. The month passed and we still have not been reimbursed. He constantly ignores our attempts to reach out to him. Last week, Sep 19, he said he would be paying us that week, yet he has disappeared again. We have been beyond understanding and he has taken advantage of us. I have read multiple reviews and complaints where he has done this numerous times. It has now been two moths since he said he would be reimbursing us, but he is clearly not making an effort. We have documented all contact with him from text messages to all documents from their portal.

Go Dream was one of the companies we requested to provide a quote to build a Patio early summer of 2022. At the time, their reviews were very good and the experience was positive. We decided to move forward with their quote and signed a contract with a large deposit. However, over time the *********************** were minimal and it became difficult to get ahold of the company. The project still hasn't started and the company has breached their contact. We are looking for a refund of our deposit so we can move forward with a more reliable company. Will update once we have resolution.

Dear ***/*****:I am reaching out for assistance with a contractor who took my deposit ($13,708.33) on 08/02/22 and has not done any work. They are not taking my calls, returning my emails or text messages. I have attached a detailed timeline of events which I have evidence for each item (i.e. text messages, call log, voice messages, emails, documents, contracts, invoices, etc.) that I can provide. The contractor had me complete items which I paid out of pocket to complete (move my ac unit and disconnect my irrigation system) and I am also paying ****% interest on a loan that was taken out specifically for this project and no other reason. In 2 months, it will have been a year since this all started, and no work has been done at all. I have tried repeatedly to get a response from the contractor with no luck. Please advise if you can help. I can be reached at any time. Better Business Bureau:

The contractor finally contacted me once they received the BBB complaint notice. He claims he was not aware that nobody from his office was responding. It had been over three months since anyone from his office responded to any of my calls, text, messages, or emails. I even pointed out that I called his personal cell phone and sent him a text message. He said he gets inundated with calls and messages so he just missed it. At this point they are now communicating with me on a regular basis. Things are finally moving forward again.

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

      Sincerely,

They advised TCS is their partner company & share same General Contractor *********************************. 10/18/23 After months of chasing again, got confirmation from GC ********************************* they cannot do the work because they did not have funds. Asked me if I would be willing to pay the subs and suppliers out of my own account and deduct it from the balance. We signed a contract to have our fence installed in January. Work on our fence has still not begun. We paid our initial deposit. And waited months for any movement. Then work began on some of our neighbors fences so we thought work would begin on ours as well. Per our contract we had to make another payment at material delivery. We refused to make the payment until materials were delivered. As soon as materials were delivered we made payment and then the next day materials were removed from our yard and we not seen anyone working on our fence or in the neighborhood for 2 weeks. The business owner refuses to provide an updated timeline and says he can not issue a refund even though the contract says he would in accordance with the percentage of work completed because he says materials have been paid for but no materials have been delivered. At this point I would like a refund in full as no work has been completed.

We understand your frustration with the delay in starting work on your fence project and the concerns you've expressed in your review. We apologize for any inconvenience caused during this process.

It's important to highlight that your project was part of a package deal involving 10 homes in the neighborhood. While we acknowledge the delays and challenges faced, it's worth mentioning that we had already completed three homes before this review was posted.

We apologize for any confusion or inconvenience caused by the removal of materials from your yard without any progress on the fence. This was an oversight on our part, and we take full responsibility for it. Our intention was to provide an affordable fence project for all of you, and we had to adjust the pricing due to unforeseen circumstances like some individuals backing out at the last moment, resulting in increased costs for the remaining homeowners. Despite these challenges, we made efforts to find alternative solutions and absorb some of the additional expenses to ensure your satisfaction.

We sincerely apologize for any frustration or inconvenience this has caused you. Our team is actively working to address the issues and improve our communication and project management. We appreciate your patience and understanding during this process.

If you have any further concerns or questions, please don't hesitate to reach out to us directly. Thank you for bringing these matters to our attention, and we remain committed to finding a satisfactory resolution for you and the rest of the homeowners involved in the project.

I am rejecting this response because:

We are now entering the sixth month of this project and have now only received partial completion of the fence with no further update of what will be happening. The best resolution to the fence at this point will be to cancel the remaining payment due and not perform services for the remainder of the fence on our property. We have paid more than the fair price for the amount of fence that is installed. It would be best to call the rest a wash.

      Sincerely,

I received email from BBB dated 03/12/2023 with regards to Company not responded to ** to date? I sent email please see Above. I just want to update more details on it, from Go Dream Remodeling who sign the contract with us, who came on Saturday 03/11/2023 to fixed the leak. Monday I received text message from ****** asking me Hi, it was raining. How's everything looking. respond to him that there were no rain here in ******* area, so I can't say anything. I put some towels around that area to check if it get wet.

Wednesday 03/15/2023 there were raining on and off in the morning in ******* area, I text ****** let him know that all the towels are wet and I sent him a pictures.

Received text from him and said that he can't believe it that it is still leaking, he will come on Friday, use my water hose and threw water and find out again, All text message looks like he don't trust us that leak is not fixed ever they tried 5 to 6 times, (Like he don't trust us)

I request him to make a plan during the rain falls at least for half day, come and check then you only believe it. Last time I told him that this is last time you will going to fix it otherwise I need my full refund.

02/27/2023  He text me after he received notice from BBB, that he have lost of manpower and take food from my kids mouth and all. He also mentioned in the same text message that I forget to mentioned BBB as per the contract finial payments were due after install, We hade a few leakages after he installed. In October 2022 we told him that we are going out of country From November 10 to December 10 2022, Please come and fix it before we leave. After so many phone called, email and text messages, he came and fixed all areas that leaked. November 9th 2022, because of hurricane and heavy rain we found 2 areas were still leakages (a lot of water). After we came back from out of country few times we called, email and text messages He called and told us that he will come on December 30th 2022, and fix it but make arrangement to do final payments. He tried again and ask me for final payment, we told him that even you fixed leak today, we have to wait till rain comes so let's just keep 20% on side and we will pay you the rest and by stick to """ I WANT MY MONEY AND HE HAD THREATENED US WITH DESTROYING IF WE DON'T PAY...and keep repeating that, it is stressing me and my husband out and we paid in full.

02/28/2023 I called him because he text me to call, responded over the phone that I follow him where I seen take new projects and finish them too. So where do I come after PAYING YOU IN FULL???, I keep mentioned him that your who ever installed roof they worked few times after 7 or 8 Pm and worked in the dark till 10 pm without any light or flashlight. they might did damaged in the wall somewhere and we can not see but leaks are not fix.

Consider our misery, anxiety, apprehension and stress. Consider the damage it will do to our walls and home if this leak is not fixed. Yes we know we will settle down for refund but now ask for allllll money back.

Please let me know if anything else I can provide you with latest rain and still leaking situation.

      Thank you very much.

      Business response

      03/16/2023

As a business who specializes in outdoor covers, we advise all our clients that with the temperature changes, expansion and contraction happens, and there is a possibility that the roof leaks. Thats the reason why we provide a 3 year labor warranty and we fix these leaks for free.
Every time this client has called we have gone and checked the area, and fixed the issues, we never refused to do so. Unfortunately sometimes we cannot offer immediate assistance since we have a schedule to accommodate service requests. However, we have gone several times, and we have a visit scheduled for tomorrow 03/17/2023.?We will not issue a full refund as the engineering drawings, permits, material and the labor are paid for, and we built the structure as stated on the contract. We will not incur such a big loss for the company when the homeowner is still going to keep the structure and is requesting a refund over a minor leak that we are not refusing to take care of. In addition to the structure, we did concrete work in the front and sides of the house and a concrete slab in the back, which are included in the amount that the clients are requesting to be refunded. ?This structure is permitted and approved by the County, the final inspection passed and its built according to Florida Building Code, which ensures that the structure does not cause any type of risk for the homeowner, its safe and in good standing. No damages occurred to the home as its stucco, and again, this has been designed by a licensed engineer and inspected by the county.
All we can offer is a 3 year warranty to take care of the leaks if they occur again.
In regards to the payment, the clients did not fulfill their obligation to make the final payment when the project was completed, we gave them a grace ****** to pay without charging any late fees (as the contract states) since they promised to pay once they were back from their trip. Once they were back, more than 1 month later, we had to call them several times requesting payment, and they didnt want to do so; instead, they were trying to negotiate with us to avoid paying the full amount as they had promised. At this point, we demanded to get paid reminding them of our agreement.
The clients are trying to take advantage of the situation and get a structure thats worth thousands of dollars for free. Requesting a refund when we are honoring the warranty and compromising to fix any labor related issues is pretty unfair. We are not running away from the issue.
      Thanks.

      Complaint: ********

I am rejecting this response because:

The good news is that the contractor is now responding to the leaking issues.  He came by recently and attempted to fix what we hope is the last remaining leak.  In addition, our roofer is adding some leaking reinforcements. Next time it rains well know if the patio is finally complete.  If the contractor continues responding in reasonable timeframes and actively helps to uphold his warranty we may be able to put all this behind us.  We are even willing remove the complaint with BBB once the situation is rectified.

The bad news is that it took a complaint to BBB before we were receiving attention in reasonable timeframes to fix these issues.  They responded prior to the complaint but it was much slower (we would find ourselves calling, texting, emailing multiple times before getting responses let alone people to try and fix the issues).  So I want to add a little context to what the contractor recently responded with because some portions are inaccurate.

Right after finishing the job, it was known there were multiple leaks in the patio.  This wasnt an issue of some expansion and contraction and minor leaks happening over time after the work was completed. It was bad workmanship with known issues from the start (when building the structure they had people showing up in the middle of the night hammering away in the dark so were not surprised it wasnt done properly).  And remember - the county checks the structural portions - they dont check for leaks.  As an example, Imagine a contractor building a roof.  And the roof passes county inspection because the correct wood, fasteners/attachments etc was used BUT the first time it rains, water leaks into the house due to a sealing issue. No reasonable roofing contractor would say oh theres this big leak but pay us anyway. It means the job is incomplete and they need to fix it.  This is just one example but holds true of other contractor services.

So this is why we didnt want to pay the final payment - because of known issues / leaks that they werent paying attention to.  We didnt want to pay for an incomplete patio.  Regardless, we were intimidated into paying (the contractor told us that we needed to no matter what) so we ended up doing it.

Before submitting a complaint to BBB, it took an unreasonable number of text messages, phone calls, emails, etc to get a hold of anyone at the company to pay attention to the issues.  We have logs of these instances where we reached out and either didnt get responses OR in the rare instances we did get responses were told people would show up and then multiple times they didnt show up at the specified times/dates. A 3 year warranty is great if someone actually answers calls and shows up in a reasonable amount of time but at this point close to a year into the job theres still a leak remaining.

As we said though, the contractor is currently working on rectifying the situation so if it all works out then we wont need to pursue this any further.  We were only asking for a refund because it was incomplete and almost a year later issues still remained.  No need for any of that if it gets fixed.

      Sincerely,

      ***********************

When considering complaint information, please take into account the company's size and volume of transactions, and understand that the nature of complaints and a firm's responses to them are often more important than the number of complaints.

BBB Business Profiles generally cover a three-year reporting period. BBB Business Profiles are subject to change at any time. If you choose to do business with this business, please let the business know that you contacted BBB for a BBB Business Profile.

As a matter of policy, BBB does not endorse any product, service or business. Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation.
