      I entered into a contract to buy a new build (************************************************************) on May 28, 2021. Ramos (aka ************** Phase 2 LLC) forced me to close on July 11, *********************************************** Even today, Aug 17, '23 major fixes and/or missing items like $1,000 shower doors haven't been installed. The shower floor tiles were not leveled and need to be redone which was promised weeks ago and the doors, now that I hear they are ready, have to wait. The tub was badly chipped by ******* and they only "refurbished" it, Project managers have quit and been replaced by a novice put in charge of about 6 unfinished units. This unit cost $617,000 with upgrades and they have hired the cheapest ******* who do totally substandard work. The punchlist, created by the head of construction, ***************************** and myself, was not adhered to. I will need to remove them from the premises this Friday, August 17 and have to find ******* of my own to finish and fix. I will need the shower doors provided and tile re-installed properly and leveled or money back. The tub may need to be replaced with a new tub $$. They have caused me great stress for over 1 1/2 years and they don't care at all. Unresponsive with any truth, some of the vendor list provided haven't done the actual work because they were not paid for earlier work done. They laid my upgraded LVT while in early construction and never covered it so it may need some replacing. I have been denied use of my own property awaiting items to get done that haven't been done or very shoddily, costing time and money. Costs may continue to be substantial. I HAVE MANY TEXTS AND EMAILS TO SHOW TIMELINE, NEGLECT AND REQUIRED REPAIRS THAT ARE NOT IN THE ***** FILE. THE *** DOES NOT SHOW IN *****S NOR DOES THE **** FLOOR ISSUE

      Responding To Customer Complaint- In regards to unit #** at **************************************************************. We closed on the unit on July 11th 2023. The Ramos team conducted several walk-thru's with the new home owner, ************************* and her real estate friend *****. We all generated a written punch list to be completed by our punch crew. As of 08/31/23 everything on the punch list was completed except punch list item #**. ******** expressed she had a renter moving in and our services were no longer needed. Regarding our superintendant managing the project quiting, he finally retired at 73 years of age. The remainder of the project was managed by two of our superintendant's that were working along side the one that retired. I over seed the project for which I have 35 years of construction experience. Regarding the master shower door mentioned in the complaint, the glass door was installed. Regarding the shower floor mentioned in the complant, the entire shower floor tile grout was removed, the floor checked for proper pitch and re-grouted then caulked with caulking the new home owner requested instead of the caulking called out to use in the H333135393038353338**H/spec book signed by the owner. Regarding shorty work, ********************** has a detailed sub-contractor and vendor agreement all our subs have to fill out and provide all the proper insurance certificates before working on any of our projects. We have a high standard in quality and craftmanship our entire construction team are proud to stand for with all our projects small or large. We attempted to keep all our clients notified throughout the project of any concerns or milestones reached. Our request is the complaint be removed being the complaint and topics called out are un true and un fair to be posted.
