    Home inspection failed to recognize: 1) Crack in the pool pump costing $790, which was noticed by our outdoor lighting professional and pool serviceman rather than the inspector; 2) Pool leak costing $1600; 3) Five - seven cracks in the master shower flooring were quickly identified by Sir ***** but not the inspector. A temporary fix costs $1,100. This is a short term fix. It can only be properly remedied by redoing the tile and flooring in the entire shower, which estimates to be $20 - $25,000. A contractor quote can be provided if necessary.

    I hired Florida Building home inspection to conduct inspection on a home I was purchasing October 4th. The inspector failed to find a serious problem with the house. Its evident that they take acceptable pictures just to push the paperwork thru, over charge for the service. I purchased this home for my elderly mother she would have no idea this error could potentially be life threatening. For one , they inspected her water heater very poorly. They took two acceptable pictures but neglected to take the pictures of the rusted out valves. Here is why that is hazardous especially to a disabled elderly. They neglected to check for rust around the pressure relief valve, which is a safety feature that releases water and pressure if the water heater gets too hot or pressurized. Rust around the valve can indicate corrosion or mineral buildup inside the ******* most cases, a rusted water heater will need to be replaced. But during the inspection, this was overlooked and now we are having to replace the water heater in its entirety. Along the tank: Rust on the tank itself is a bad signand it usually means the tank needs to be replaced. This should have been asked for the seller to do in order to pass inspection. This company neglected to bring that up. We couldnt even shut off the valve on the heater from it being so rusted. Right now that heater is a hazard due to the condition what could potentially turn catastrophic if we were to pull on those ***** valves. The greatest concern is the rusted water heater due to pressure buildup. Water heaters generate pressure as a byproduct of their normal operations, with warm water, they'll make the water both hotter and more pressurized. A valve, for instance, will bleed off excess pressure. The presence of rust may interfere with the valve's ability to bleed off excess pressure. Pressure will then build up inside of the tank. If left unchecked, the tank may then explode. I would like a refund for this poor job. I have pictures.

    *******, I am sorry that you feel we did not do our job!  You ordered 4 reports from us, the inspection report, 4 point (an insurance report), WDO, and HUD Manufactured Certification with additional tie down.  I believe the problem you are experiencing is that the 4 point was the guide.  The 4 point asks very specific questions and wanted specific pictures.    

    The inspection report is a much more thorough report of our findings.  An inspection report will have additional information not on the 4 point.  

    In the inspection report under plumbing category is the information about the hot water tank.   (See enclosed Docx)  When you zoom in you can see the corrosion.  It is also clearly noted that there is corrosion, and a plumbing contractor is recommended for the hot water tank in the inspection report.  You can open the inspection report and click to the plumbing section.  All the attached information in there!  At the top of every inspection report, there is a video explaining how to read our inspection reports.

    I understand this is stressful but in this case the information is in the inspection report.  We did our job by documenting it in the inspection report.  We find that because you need a clear 4 point to close, the inspection report is not read a thoroughly.  It's a common mistake.  Both reports should be opened side by side and reviewed together to understand all the potential issues.

    I hired Florida Building *********** ******** to conduct an inspection on a home I was purchasing. I found out after a repair that they inspected the wrong unit. Their inspection was of my neighbors unit which was only 4 years old. My unit is over 20. They admitted fault but only offered to remedy their mistake with paying a small amount in damages which does not cover our losses.

    I am rejecting this response because: They admitted their mistakes. Made me a cash offer that did not cover our loses. They then put us in contact with a "******************** who offered more money and then a few weeks later decided to offer less. Both amounts did not cover our losses. The company they hired to negotiate and ****** have both ceased contact with us and we have not heard from either party in months. We are meeting with our attorney this week and filing a small claims case against them in addition to this complaint.

    On Aug 8th Florida Home Inspection Group performed an inspection on the house at ******************. that we were under contract to purchase. The inspector for Florida Home Inspection Group failed to find many problems with the house that we later found and have had to pay to get fixed. Below is a list of issues the inspector failed to find 1) The shower had very low hot water pressure resulting in only cold showers. The cause of this was a shower controlled that was seized inside the controller housing. The cost to get it fixed was $355.2) The 3 way switch that controls the stairwell light was wired wrong resulting in switch 1 being able to control the light only if switch 2 was in a specific position otherwise it did not work. This was fixed by myself 3) The 3 way switch that controls the kitchen light was wired wrong resulting in switch 1 being able to control the light only if switch 2 was in a specific position otherwise it did not work. Inside the switch near the garage door a bare section of the black/hot wire was found which could have resulted in a short or a fire if the breaker failed to protect the wire. This was fixed by myself 4) The light in the laundry failed COMPLETELY. This light could not be turned on at all. A loose black/hot wire was found inside the switch housing. This was fixed by myself 5) The *** lights in the master closet were tripping the **** breaker. These lights were replaced with LED lights 6) The *** light in the master toilet continues to pop the same **** breaker and has not yet been fixed.

    We are sorry to hear that you are experiencing issue in your new home.  It can be frustrating to move in and find issues.

    You spoke to our Inspection Manager on Sept 7th and he informed you that our contract states we need to have an opportunity to investigate any issues that *** come up after the move in.  All the electrical issues were fixed prior to this conversation.  Please correct me if I am wrong.

    As per my conversation with our *****************, he also offered you the inspection fee of $339.17 back in good faith.  We have not heard back from you since our initial conversation on Sept 7th.

    Please let us know if you would like to proceed with the refund.

    I have reviewed this information again with our manager and we have come to a resolution, that we hope you will find agreeable.  We are willing to refund the inspection fee of $339.17 and cover the plumbing replace of $355.81 for a total refund of $694.98.  You will need to sign a full and final release.  The *** will be sent to you once I receive a reply to this email if this is accepted.

    We are doing this in good faith.  We were never given an opportunity to investigate your findings so we can not confirm or deny responsibility.  Our contract clearly states that we reserve the right to review, said issues prior to repair. 

    We hope you will find this acceptable.  This is our final offer.
