In January 2022, BBB reached out to the business regarding a pattern of complaints received from customers alleging:
deposits are given to hold the unit; they found the unit was not ready to move into by the date given for move-in, and are unable to receive a refund of the deposit.
On March 8, 2022 BBB received a response from the business:
We have had a reduced number of people moving out over the past year or so and a longer time frame to get someone evicted. If we are unable to get someone moved in we refund their hold deposit. We have added a section to our hold deposit agreement that states it could be up to 8 weeks to get a placement into a unit. A majority of the complaints that have come in were already in the process of being refunded OR had already been mailed out.

I looking for a place to moved I came across this mobile home just need a place to stay until my apartment becomes available
They asked for $400 deposit as soon as place becomes available they will you(me)
I went to All of there Locations too see if anyone have any apartments available. No one had anything they told they talk they told me they was waiting for the police to come because they had a several evictions well that evictions never happened no one never called me finally someone from their Lutz location called me and said they have a one bedroom apartment so they gave me an estimate of the deposit I was one to two hundred dollars short and I asked if I can just give them that and if they can wait till I get paid in 2 weeks she said no so I said would you be able to hold the apartment she said yes all of a sudden that Friday when I got paid I called and said hey I'm on my way to sign the lease she says oh we had to give it away to someone else so I'm asking her why would you do that knowing I will be here Friday so with that being said I said I need my $400 back they told me to write a letter send a certified letter to this address no name just a post office box number who does that and then she told me I had to wait 20 to 30 days to get my $400 back that's ******** I gave you the money you should be able to give that back to me so up to this day which is December the 26th I haven't heard from anyone about my refund I would never ever recommend this place to know one they are crooks

I signed my contract and paid my $400 hold deposit to countryside village in Tampa,FL on 10/15/2021. I have all my contracts and receipts to prove it. It does state non-refundable UNLESS after 8 weeks a unit has not came available. During that time frame I was not contacted by anyone regarding a unit. Fast forward to earlier 2022 I go to a sister location to pay to do a credit check so I can open myself up to availability of the other parks to hopefully get something. I was told by the park manager that my hold deposit was never noted in the computer system so that is why I hadn't received contact after I paid the deposit. So $400 and mee needing a place to live was wasted time. I sent a certified letter by mail to the home office in Brandon, FL explaining everything and how I would like my $400 back. I just received the letter back saying it was forfeited due to not complying. But from October 15th when I signed the contract to 8 weeks later and even past that I was not contacted Regarding a unit so how am I not complying???? There is no number to contact anyone. The only way is through mail. This place will take your money and not put you into anything or if they do it is ran down and no where near worth the price they are asking!!!!! I need my $400 back!!!!

Ms. ****** - Upon further review of your request we did have two units come available for you, but they were turned down. However we are going to make an exception and go ahead and refund your hold deposit of $400.00 that was put down in October.

The 2 units I turned down I was contacted about 3 months after I first paid the $400 deposit. The contract specifically states unless after 8 WEEKS. 8 weeks from date of signed contract would be 12/15/2021. Which I was never contacted Regarding a unit during that time frame. So yes please send my refund as I have requested.
