      I hired this Engineering Company on 3/23 to draw up a design to present to Pinellas County Building and Development to get permits to build a deck with a pergola behind my home. I sent them drawings I had done myself online that gave the size and the framing of the deck (16'x24') which showed where the footings for the pergola (16'x16') would need to go to miss the septic lines and the distance from the house to create a legal walkway. They have sent me drawings from 5 different engineers each one changing the dimensions of the deck and the frame layout that I sent them. I know I'm not an Engineer, and I used Simpson strong-tie software to draw the designs myself. And the pergola drawing was a generic photo off the web. The first drawing I received had the footings under the concrete pool decking which is located 24 feet from the house. I then had to request them to move them out from under the existing concrete and the pergola they designed was set under the sofit so the beam was so low I would have to duck under it when leaving the house. I then sent them a photo of the house with measurements for the door opening and to the sofit. The next drawing, I received stretched the east side of the deck to 26 feet and moved all of the footings north (an unauthorized change). I sent back the drawings with the corrections. I got the next drawings (each time from a different Engineer). This time put the east side of the deck back to 24 feet (correct) but then changed the west side of the deck to 26 feet. (Another unauthorized change) Doesn't fit in the 24-foot area. And the pergola was designed to close to the house for a legal walkway. And now they're telling me there going to charge an extra $600.00 for the changes I've requested that brings everything back to my original drawings I sent on 3/23. It is now 7/8 and I was told they would be ready on 7/10 after I pay the additional $600.00. Unable to upload e-mailed Doc's, will forward to your e-mail on request

In this case, we received new information throughout the process that led to extending the period of time it would normally take for us to provide a full set of engineered plans. We have several customer service staff, but only one engineer has been working on your project, along with a couple of drafters. Our layout policy was sent on March 30th stating the following: "We will then send you the layout for approval. Once received, you will have up to 2 non-structural revisions (changes made, not established during design consultation) at no charge, during this phase only. We will review each comment and revision to determine if additional engineering is required or not. Changes made after an approved layout can result in additional fees, so please make sure the floor plan is what you want before we begin engineering." We proceeded to work on your floor plan with some pictures, sketches and dimensions, provided by you, that did not all match each other. After sending you the layout, you spoke with the drafter of your project over the phone and requested a change to the height of the pergola roof and also sonotubes instead of piers. This information was not provided to us prior, and this was counted as your first revision. You did proceed to send over the dimensions of the roof height. These changes were updated and sent to you. You spoke with the same drafter again requesting changes in regards to the septic line and the direction of the pergola for drainage. We proceeded with your second revision. After the changes were made, you saw the size of the deck was not correct, in which we agreed with you on, but then you brought up the walkway. We are now entering a third revision, and the charge for this was $400. You declined to pay the additional $400 and wanted us to proceed with updating the deck measurements. You approved the layout, and we proceeded with adding engineering details to the plans. We reassigned your project from one drafter to another due to scheduling conflicts and the comments you had regarding the engineering, we agreed on. However, the deck flooring height is based on knowledge we were not provided prior and we went with a standard 2x8. The walkway, explained in June, is still an addition to the scope as the walkway was not requested or asked about throughout the layout phase until the third revision, and that option to proceed was declined, originally. We are still on track to complete your project on July 15th, as was stated in the email sent to you on July 5th. A contract showing that same information was sent to you on July 5th as well. Payment will need to be made for access to this set of plans. We are open to communicating with you directly should you wish to discuss our policies further. Our office line is XXX-XXX-XXXX.
