-I had leased a house through Bay Area Property Management ***** *****************, Tampa Fl. 33618) I occupied the premises for 3 years. Bay Area Property Management had a lease deposit of $2295. At the end of the lease they claimed that the house needed interior painting as well as replacement of carpeting and may other items which were totally frivolous. I agreed that 3 of the items were legit totaling $441.29 leaving a balance to be paid of $1,853.71. Bay Area Property Management wants me to pay an additional $1,125.57 plus my deposit for their claims. This is totally un acceptable because their claims are without merit. I have correspondence back and forth on all this if BBB would like to see it.Business response

Business Response /* (1000, 5, 2021/11/01) */ Where do we begin? Problems with this tenant began long before he moved out. Facts: The tenant states our charges are frivolous, however, the damaged caused in three years, far exceeds what is customary normal wear and tear. Photos to be provided via email. Tension between him and the owner had been on-going due to various issues. In addition, several of our vendors reported how difficult he was to work with. His son brought in a Doberman puppy as an emotional support animal. Tenant took some ownership of the damage caused by the puppy. Further damaged caused by the puppy was chewed carpet and fleas through-out the home. Two vendors are witnesses and brought it to our attention. The home had to be bombed and two rooms of carpet had to be replaced. All the carpet should have been replaced. Whoever was living in the front right bedroom, shot BB holes in the ceiling which needed to be patched and painted. The largest expense was the carpet, flea treatment, cleaning and painting. Photos will support the charges. And in fact, the tenant was only charged half the paint cost. The owner paid the other half. Bay Area Property Management paid for the exterior light fixture. The tenant and the owner accused each other of damaging the fixture. In order to move on, we picked up the cost. Bay Area Property Management also did the same for the utility room back door. Tenant agreed to vacate the property by 7/31/2021. He did not move out until 8/6/2021. Owner had flown into town to visit the property and could not get in. She said she is taking him to court for the extra travel cost incurred in addition to the balance owed for damages. Bay Area Property Management always does our best to do what is right by our owners and our tenants. We believe the allegations by this tenant are without merit and that the cost incurred to repair the damages and bring this property back to a rent ready condition are completely justified.
