We have 6 properties with this management company. I’ve been served twice now by an attorney for non payment of HOA. We can certainly afford the fees that is not a problem. We have requested payment booklets from North Bay for our 3 condos there and nothing via Wise. We’ve asked to be annualized to pay in full, hasn’t happened. We try to communicate with Benjamin Alair and he only answers certain questions. We’ve overpaid apparently by $5k and he won’t answer which unit was overpaid. The app was not showing the other 2 properties (diff communities have diff apps) but it shows my physical home address and one of our rentals. Benjamin said Sheri? merged them which still didn’t answer my questions because it was still not letting me make a payment to a different unit that was merged and to contact Wise. When I addressed this he told me to refer to the attorney even though the attorney is for 1 of 6 properties. The state of Florida requires 30 day notice which they are saying they sent…..no you didn’t. I don’t know if they don’t care, ignorant or maybe at this point think it’s funny. We’ve tried to call and see if we can come to office in the past to see if we can get this fixed and told no one is at office. After the incident being referred to the attorney last year on another unit we thought this had been straightened out with Wise. I guess not. I think it’s a lot of carelessness on their end. I deal with 2 other communities here and do not have these problems with Wise. I’ll gladly provide all communication via email and phone records.

I am writing to file a formal complaint against regarding their consistently unresponsive behavior over the past six months. This lack of communication has caused significant inconvenience and dissatisfaction in my experience as a tenant. My primary concerns are as follows: Lack of Responsiveness: Despite multiple attempts to contact the property management office through various channels, including phone calls and emails, I have not received any response to my request for the past six months. This lack of communication is not only unprofessional but also puts tenants in a vulnerable position with unresolved issues. Property Damage: In July, I discovered that the sprinklers on the property caused damage to my car, outdoor shed and fence. This issue was reported promptly through the appropriate channels, but to date, no action has been taken to address or rectify the damage. As a tenant paying $175 for monthly HOA, I believe it is reasonable to expect a timely resolution to such property-related concerns. Ignored Work Orders: I have submitted work orders for the issues and unfortunately, have been ignored. Their neglect not only compromises the quality of living but also raises concerns about the property management company's commitment to its responsibilities. Inaccessibility of Mrs. Cara W***: Despite my attempts to address these issues in person, I have encountered significant challenges. When I visited the property management office, I found that Mrs. Cara W***, the responsible party, is never available. This lack of accessibility raises serious questions about the accountability and availability of key personnel within the company. I kindly request that the Better Business Bureau investigate this matter thoroughly and facilitate a resolution between myself and Wise Property Management. I've lived at 5000 Culbreath Key Way for two years and every interaction I have had with Wise Property Management has been a nightmare. As with all businesses, issues arise from time to time, but the way issues are managed at this property is at minimal distasteful, and more logically disgraceful from a professional company. They don't communicate or interact with their tenants, instead they chose to threaten them at every turn.
Issues regarding the gate key fob system, the onsite storage rentals, and parking are poorly addressed if addressed at all. The front office staff is combative and disinterested in resolving any issues on the property. Half of the time I couldn't finish explaining the issue before they jumped into a manual of deflection, disassociation, and pointing the finger back at tenants.
When asking to speak to someone above the front office trying to relay the issues on ground level, the manager I was directed to showed a similar level of disinterest and responded by stating in an email: "While I appreciate you reaching out, I'm going to stay out of it entirely. I do think (employee) needs to improve in some areas but unfortunately she has to put up with a lot that isn't even her job in the first place. I think there are a lot of scenario based situations that come up where she doesn't have a choice but to be stern yet residents may see it otherwise."
While stating the word "stern", a more accurate depiction of management is to threaten residents. Instead of communicating with residents, the first option they select is always a nuclear option such as threatening to remove and SELL personal property, towing away vehicles that are registered to the property, and adding expenses to their residents for their own lack of management competence.
It took the threat of writing this message to get management to respond in any meaningful way and while I appreciate the response it was very disappointing to see the leadership and accountability across the board.Review from Jordan P

I recently purchased a home in Starkey Ranch. Upon my first few weeks the grass has began to die. As of now it is totally dead and infested with weeds. I pay over $120 a month in fees for "landscaping" and have submitted multiple requests for the issue to be resolved. Wise Property Management states there is a water shortage and that is causing the dead grass. That is false and they refuse to take any action. I have the only dead grass on the entire stretch of homes that is over half a mile long. They are charging me fees for a service that is not being provided. This is blatant abuse of power.Wise Property Management, Inc. Response

Wise Property Management is working through the matter with the Board of Directors for your association. Please understand that WISE acts at the behest and direction of the Board. In this case, the area is experiencing issues with the reclaimed water system managed by Pasco County. There is a solution in the works on the matter, and the grass you are refencing **** be addressed per the Board's direction and instruction.
Please understand that WISE does not have the power or authority to make decisions of this nature and that your association's Board is aware of the matter and intends to correct the matter for you. I will need a reduction from my bill for the time from 10/11 to when the grass is finished. I will have to reassess the grass on December 1st to see if it's fixed and the review will be removed.Wise Property Management, Inc. Response

I'm not sure what bill you are referencing. If you are referencing your association dues, WISE does not have the ability to waive your assessment. Once again, all decisions pertaining to your association are made via the Board's order and direction. To be clear, the review you left is a negative review left on the BBB page of our company, not your association. Our company does not direct or make decisions on the matters you take issue to. A bit odd I have to pay the same as someone who has grass in their front yard, I was told my $127 fee is for "landscaping and upkeep" well since there is no living grass to landscape or upkeep why am I being charged? I moved into a townhome for the specific reason to not deal with yard work and now I wish I never did because you have made this a horrible experience.Wise Property Management, Inc. Response

Unfortunately, it does not seem like you are understanding how our relationship with the association you live in works. As stated, we work at the behest and direction of your Board (elected by you as homeowners). I can assure you that your Board will address the concern in a reasonable fashion. It does seem they have good reason for the delay given the issues the community has experienced with the county's reclaimed water system. Please contact your assigned LCAM for updates on this as your association works to rectify your issue. This will be our last reply on your review.
