The proposal submitted to *********** by us has a portion headed "PRICE INCLUDES" with several bullet points. The second bullet point, taken verbatim from our contract, states;
"Material (except wood) and labor, including lead boots & goosenecks.
Also, when a contract is signed we include a "wood price list" that shows the current cost of wood products that may be necessary to restore the integrity of the roof. The customer must sign it, acknowledging the current cost of wood products that may be necessary to properly install their new roof.
Please note, the cost of wood is NOT included because it is an unknown. There is no easy, foolproof way to determine the condition of the wood deck without exposing it. Consequently, there can be unanticipated wood issues. An existing roof, with the existing roof material still on the deck is as inscrutable as a man wearing a hat. Is the wood deck underneath compromised? Is the man in the hat bald? Neither can be determined without uncovering what lies underneath. Also, with today's supply chain and market issues and the resultant state of market flux, wood prices are constantly changing. We do our best to provide our customers fair prices for wood. There are additional costs that we, as the roofer, incur for wood. Those additional costs must be added to the cost of wood in order to be accurate. The wood does not magically transition from the supplier to the roof. Yes, of course you could purchase wood yourself, however, you would still have to pay for the labor involved in removing the damaged wood, the nails and labor for installing the replacement wood, and the additional cost of disposing of the damaged wood.
We would like to state that, happily, many of the roofs we have installed required no additional wood. Therefore, the agreed upon contract price stayed the same. However, that is not the case with Mr. *********** roof. As an aside, we are a licensed roofer and are mandated by the State of Florida to honor those codes The following is a list of the wood, sans the cost, that was necessary to bring Mr. *********** roof up to Florida codes.
156' of 1" X 12" sheathing/decking
62' of 1" X 6" fascia
42' of 1" X 12" fascia
120' of 2" X 4" rafters
108' of 2" X 6" rafters
70' of 10' "L flashing
35 4' X 8' sheets of 1/2" plywood (just as an aside, a 4' X 8' sheet of plywood is 32 square feet, multiplied by 35 is 1120 square feet of roof landscape)
We wonder why Mr. *********** lawyer told him we should be responsible for the wood that was used on his roof. Why would we be responsible for a roof that was allowed to deteriorate to a point where so much wood was necessary to rehabilitate it?
Mr. ******** told us that he was incapacitated and was financially struggling. Mr. David R. made a premise visit to Mr. ******** on October 23, 2021 to have a frank and open dialog with him in an effort to assuage Mr. *********** concerns and answer any of his questions. An amicable accord was reached, with Charlie's Roofing taking a considerable loss by reducing the final bill by $4,000.00, a handshake, and Mr. ******** thanking Mr. R. for for his courtesy and clarity. He has turned that around and is accusing us of discourtesy during our dialog and impropriety in his billing. Evidently, "No good deed goes unpunished".
