      This is a complaint against Urban Cottage Educational Collaborative. Urban Cottage has been allowing a contracted tow company name ************ to illegally tow vehicles from Urban Cottage's property. I have attached documentation with photos that outline and show where my car was in contrast to what the **************** requires signage regarding tow away zones. Facts - 1. Urban Cottage contracted with ************ to have my vehicle illegally removed from Urban Cottage Educational Collaborative on May 30, 2022 Memorial Day when the campus was closed.2. ************ coerced me into paying for towing that ************ new at all times was illegal because of no tow zone signs where my car was parked. 3. Urban Cottage knew at all times their lack of tow away signs were in violation of not just ************* ordinance but also state law violations as well.4. My car was illegally removed from Urban Cottage and damages to my car as a result of my car being illegally towed from Urban Cottage by ************. 5. Accordingly, both Urban Cottage and ************ caused my vehicle to be illegally removed pursuant to ******* Statute Chapter ****** (9) (4).************ was approached by me before they left the Urban Cottage premises so to get my car back before ************ took my vehicle to its towing yard. The ************ driver refused to stop to allow the return of my vehicle once it was put on notice. Furthermore, when the ************ driver saw me coming to ascertain my vehicle, the ************ driver speedily left the Urban Cottage premises. ************ speeding away from me on a bumpy ally road sustained bumper and under damage to my vehicle. I attached an estimate of how much the damages are. According, Urban Cottage and ************ fall under the purview of ******* Statute ****** (2) (a) 3.Thank you for your attention to my complaint as I would like for resolve to this issue quickly.       The individual making this complaint is not a client of the Urban Cottage, has never done business with the Urban Cottage, and has never interacted with any member of The Urban Cottage staff.  Apparently, this individual's car was towed from The Urban Cottage's parking lot when he parked there during clearly marked business hours and while the business was operational (The Urban Cottage is not closed on Memorial Day).  In accordance with ******* Statute ******, towing from private property is authorized by a licensed towing company (in this case ************).  ************ manages the towing from this property without direction from The Urban Cottage **************** complaint regarding the tow should be taken up with ************ exclusively.

      Greetings,

      Thank you for taking the time to examine my serious complaint against a company who is trying to avoid liability for services it is providing not just to me but other customers in the name of public relations. I am not a client of Urban Cottage Educational Collaborative, however, I am a consumer in connection Urban Cottage Educational as they are providing me a service with the agreement Urban Cottage Collaborative has with Bula Kavananda. Accordingly, Urban Cottage Educational Collaborative violated the service arrangement we had. (See BBB Guideline requirements)

      FACTS.
      1. ***********************, MGR/Owner of Bula Kavananda and Urban Cottage Educational Collaborative have a business arrangement/agreement where Urban Cottage Educational Collaborative allows Bula Kavananda customers the use of Urban Cottage Educational Collaborative parking lot.
      2. This agreement between Bula Kavananda and Urban Cottage Educational Collaborative is considered a business service. (See Goods and Services attachment). 
      3. Since Bula Kavananda and Urban Cottage Educational Collaborative have an agreement that allow Bula customers the use of Urban Cottage Educational Collaborative's parking lot, the business service between Bula and Urban Cottage is a public relation issue as it involves Bula Kavananda, Urban Cottage Educational Collaborative, and the customers of Bula Kavananda. (See About Public Relations attachment).

      Accordingly, the Better Business Bureau has full legal authority to investigate my complaint against Urban Cottage Educational Collaborative for:
      1. Falsely advertising under false impressions the white fence area of their property is the only towing area. However, Urban Cottage was responsible for my vehicle being illegally being towed when it was not in a tow away zone.
      2. Urban Cottage allowing a tow driver to illegally tow my car from an area that was a legal parking area when Urban Cottage knew at all times my car was parked in a legal parking space where there were no tow away zones near my car on their property.
      3. Urban Cottage continuing to provide unlawful service by not refunding me what I paid for the towing. 
      4. In addition, Urban Cottage is providing unlawful service by not reimbursing me for the damages done to my automobile by the tow driver who illegally towed my car from Urban Cottage Educational Collaborative property.

      The Urban Cottage has no agreement with Bula Kavananda permitting its clients to park in our parking lot during business hours.  Furthermore, it is clearly indicated both in our parking lot, as well as on Bula's door, that their clients are not permitted to park in our parking lot during business hours.  While it is possible that the complainant believed that the fact that the Monday in question was Memorial Day would change the facts clearly indicated on the multiple signs- they did not.  The Urban Cottage was open with students present on Memorial Day, and holidays are not excluded from the "Monday through Friday" clearly written on multiple signs.  More importantly, towing on the property is completely the responsibility of ************.  ************ installed and maintains the towing signs.  ************ monitors the parking lot for violations and self-dispatches to tow violators.  ************ towed the complainant's car, and it is ************ that allegedly damaged the car.  As stated before, this complaint should be against ************, not against the Urban Cottage.

      I am rejecting this response because: Urban Cottage has made false representations knowing those representations to be false when Urban Cottage made the representations. Urban Cottage's intent is to deceive the Better Business Bureau by confusing and conflating statements and falsifying information that goes against ************* Law Hillsborough County Law to disrespect the constitution of the **************** and perform illegal commerce here in *******.
      FACTS: 
      1. Urban Cottage made a false representation knowing the representation to be false when Urban Cottage said "Urban Cottage was open for business and with students  on May 30, 2022 of Memorial Day." (Exhibit A and B). On the contrary and as a matter of fact, Urban Cottage was not open and was not with students on May 30, 2022.
          Bula Kavananda staff members and customers who were present will testify in person in court of via affidavit.
      2. Urban Cottage made a false representation and/or misleading statements knowing the representations to be false or the statements misleading at the time Urban Cottage made the representation and/or misleading statements when Urban Cottage said "***************** installed and maintain the towing sign."
          On the contrary and as a matter of fact, Urban Cottage is the owner/lessee of the property and is the only business qualified to have signs placed on the property of           Urban Cottage.

      **************** has never been a client of my business and has never stepped foot in my business. He parked in my parking lot on a day my business was open in order to visit an adjacent business. His car was towed and he is now blaming my business for that. He has had an attorney write a letter to my business rather than the tow company even though he has no affiliation or tie to my business. In addition to retaining an attorney, he is now filing a complaint here and against the state to further slander me. I have retained counsel and am asking for the Better Business Bureau to close this complaint as unfounded.

      I am rejecting this response because: I have attached a letter and video to this rejection response. Again, Urban Cottage continues to misrepresent information with the intent to deceive the BBB by discontinuing to bring light to Urban Cottages attempt to cover up their involvement with ************ in harming consumers through improper towing in violation of Hilsborough County and ******* state laws. 

      I also attached a video that was given to me by a Bula customer that shows the conduct, behavior, and actions of the Ghost Tow driver. This video demonstrates how abusive and non compliant the Ghost Tow driver. Here is the background of the video.  A customer of ************* was notified by several other customers that his vehicle was being towed by the same ************ driver. The driver is the one telling people to back up. The customer attempted to get his vehicle prior to the Ghost Tow driver leaving. The Ghost Tow driver did not let the customer have his car even when the customer was present to get his vehicle before it was towed.  Accordingly, both ************ and Urban Cottage are liable for my issue and clearly you see they are doing this to other customers.
