      This is a horrible property management company. They have horrible customer service. They have so many departments and they dont communicate in any way. They have no rush to get your maintenance issues fixed within any sort of time frame but yet they will hound you with emails if you are even one day late on rent. I will never use them again and if I could get out of my contract now without owing them more money or anything I would but unfortunately there isnt a way. We wont be renewing our rental agreement and will make sure our next house is not managed by them.

      I'd give this organization a zero if i could. My 70+ parents are renting a home from this "organization" and have enter multiple tickets for help for their AC unit being out for two weeks in July in San Antonio Texas. A lot of excuses and appointments scheduled and still nothing is resolved. Instead of any sort of fiscal compensation for my folks having to rent a hotel they've gotten, oh we're sorry we'll get someone out there right away for the last two weeks. Pathetic is the nicest word I can say for this organization. The character limit isn't large enough for the amount of mistakes this organization has made at handling multiple issues my parents have had with their San Antonio location. PLEASE if you have someone you HATE, tell them to rent from HomeRiver San Antonio!!! Otherwise stay away from this Trash organizatoin!

      I never seen it coming, all the different fees associated with a lease. Eviction reimbursement fee , because I paid rent on the 4th , not to mention a late fee on top of the eviction reimbursement fee. Just ridiculous on how company's can just rob people. Air vents that low towards the windows. Move in 2/16/2024 stove light stayed on until 3 months later. Heater and AC had problems at move in date, leakage in garage on top of cars. I would never recommend this company to anyone. One of the many repairs , the gentleman stated that this was problem house, these repairs has been needed for years.I will be glad when the * ease is up here.Very bad business.

      HRG failed to complete a pre-move in inspection prior to me signing my lease. Per the terms the inspection is to be complete within 2 days of the lease being signed. I did not have full access to the home (because I was locked out of the garage) for well over 2 weeks which is a breach of contract. HRG lapsed my Rhino surety and is demanding $2900 deposit fee for a home that has over 30 maintenance requests and no documented inspection. Ive read several reviews of HRG keeping deposits for homes left in pristine conditions. I have requested a drywall repair from a plumbing issue that was present pre move-in and there has been ZERO motion.

      ZERO stars for sure! I recently signed my lease to begin 06/08 and was given 1 key to the front door through a lock box that was on the door. I have not met up with anybody from this company not even when I went to tour the house. Communication has only been through emails. There were several problems with the house when I moved in and I did follow the rules of sending in a maintenance request for all of those things on 06/13 and they still have not been taken care of. The yard was not being maintained at all! There was a storm at the end of May in Dallas and trees fell all in the backyard and still have not been removed. I have called and emailed anybody I could get ahold of but somebody seems to be able to help me or understand what It is that I am needing. I also have no access to the garage as of yet because I was not given the garage key. This has been such a horrible move in process. But yet we are expected to pay the rent and all fees required in a timely manner

      STAY AWAY! This is a ruthless, heartless, deceitful company. I never once spoke to a real person, they ignored requests I made for repairs, ignored my requests to drop the pet fee AFTER MY DOG DIED, they took $400 out of my security deposit for cleaning after I hired a cleaning company to do it myself, and they illegally pulled an entire month rent from my bank account AFTER I TERMINATED MY LEASE AND MOVED OUT! Im STILL trying to get that fully refunded. I needed that money immediately for bills for CANCER TREATMENT but they ignored me completely. Ive never dealt with a more heartless company in my life. Please do the world a service and put them out of business!

      Good morning ! First time renting from this company. I have lived in this property for some time, do I miss the original OWNER! Trying to make a purchase of my first time ownership of a home, but unfortunately, my finances are not permitted to me at this time. But getting back to this company. May 16, 2024 storm came through tore down the fence. AC was broken and keep in mind you it’s about 97 to 100° temperature after the storm the AC broke and all I could do was call to Home River management company in my calls just kept getting from one extreme to the other. I even spoke with someone taking my order all the way in Asia no one local in Houston Texas!! We had to find someone on our own to repair the AC, which was the capacitor on the AC that blew out all I kept getting from Home River Group was, they would send a vendor out no one ever came out, no one to expedite the call ASAP for a broken AC out with temperature 100° in the house. No concerns from home River Group. And I also let them know we repaired it . We found someone to expedite the issue !! No concern for Rent was deducted from my monthly rent for the repairs that we paid out of pocket. Going forward the fence didn’t get it didn’t get fixed until June 6. The storm is May 16

      Complete SCAM! They stole my security deposit after telling me I had to move out due to the homeowner having to move back into the house! They sent me the home river group official security check back and then bounced It! They had the check bounce! When meanwhile, they sent the paperwork to show in detail with the check that I am entitled to everything and there were NO deductions that were taken out of the check. 2 weeks later when I deposited the check into my bank account after getting It by mail, It got flagged for insufficient funds on home river groups behalf. $2,350 that I was told I would be getting, actually GOT SENT by check, then bounced and they said I was no longer entitled to It. I have already contacted an attorney and since Im a single mom they will be doing It for free since the amount they normally would charge would be more than my check and they knew I was needing the $ since I had to rush to move out with my child and find a new place to live.

      We sincerely apologize for the inconvenience and distress this situation has caused you. We understand the importance of timely and clear communication, especially in matters involving your home and finances.

      To clarify the situation, the homeowner initially notified both us and you on May 17th of their intention to move back into the property at the end of your lease term on July 31st. The homeowner also offered additional time to stay if needed. However, on May 20th, the homeowner changed their mind and decided not to relocate, opting instead to renew your lease for another year.

      When we informed you of this change, it was only three days after the initial notice and well before the end of your lease term. Unfortunately, by that time, you had already signed a lease elsewhere with the intent to move out early, despite this being well before the timeline we discussed.

      According to the termination addendum in your lease, we are entitled to rent through the end of the lease or until the property is reoccupied. However, the homeowner agreed to only charge the deposit (which was just short of one months rent) as reparations for the early termination of the lease, nearly three months prior to the agreed date.

      Regarding the check, we acknowledge that our team sent it in error. We corrected this mistake the same day by sending a certified letter for the deposit claim. We understand this has caused confusion and frustration. If you can provide us with details of any fees incurred and screenshots, we will happily address and pay those fees promptly.

      We rented from Blue Mountain property Man in Jan,2017 never missed apayment always had issues with repair home owner passed away so home was in probate then Home River Group took over ownership from Blue Mountain an things got even worse still never missed or was late paying rent always on time took good care of property always. It was when my spouse found black mold it took for ever for them to do anything also never had us put up just let us stay in home while repairs took 9 months to do as we didn't have a front room while this was happening so after seven years of being good tents and being lied to about almost anything the lack of communication on home river was given 45 day notice to move. Spouce and myself cleaned yard and inside so we left home better than it was when we moved in and was chartered $400 in cleaning fee's when we did clean so only got $650 of are deposit back. I would never do business with these people ever again or recommend then to anyone so don't ever rentbfrom home river group they are the worst company in Colorado Spring to rent from!!!!!!

      If I could give zero stars I would. HomeRiver in Dallas is awful. I had 4-5 property managers in the year and 10 months that we lived in the home. Communication was awful. We were lied to when he looked at the home prior to moving in. We were told that all the issues in the home and pool would be fixed. False, nothing was fixed other than some trim work and shutter work. The pool had broken and busted tiles, the deck was all dry rot, cat piss in the master closet. The hallway light and back door light didn’t work. A year into moving in the owner kept stopping by. Asked my husband why he was there because he “wasn’t on the lease”. My husband is Hispanic and light skinned and dark and tan in the summer. She did not believe him. The last summer we were there I couldn’t allow my children to swim for fear of them getting hurt. Started tearing apart pool without speaking to me while I was still in my lease. It has been close to 60 days and they cancelled 1st deposit refund and didn’t consult with me and check bounced. Still waiting on a new check and no one will call me back. I am told it’s not up to them, it’s up to accounting and they are the only ones allowed to speak to accounting. There is of course more, but I have run out of steam. DO NOT RENT from Home River Group.

      To confirm HomeRiver Group is not a party to the lease agreement, and all repair requests, as well as the security deposit accounting refund must be reviewed and approved by the homeowner prior to vendors being dispatched and the security deposit accounting refund being processed.  In the case of the property you leased the homeowner is heavily involved in all aspects of the property, repairs, management, etc., and I'm sorry for the issues you experienced. 


      The security deposit refund checks have been mailed through UPS, and according to their website they are scheduled for delivery today 6/28/24. Please only cash check numbers ***** and ***** as the others have been voided.  Both checks were mailed together
