      ken b*** and John did work on my patio before i wanted more work they gave me a price of $ 7,950 and wanted deposit of 5,000 dollars which ken came bye and pick up a check for 5,000 gave me a copy of the invoice .its been 10-5-2021 i have been trying to text him and its always excuses his dad was in the hospital dying then he text me his dad got better , then he text me again said his dad is back in the hospital , then he was out of town his brother in law die . just doesn't answer my texts i just want my 5,000 dollars back and be done with LTD Exteriors LLC i have copy of receipt , and his business card .

      LTD Xteriors built a lanai for us but are not able to provide us with the engineer plans, warranty or permit. On 11/16/20 we signed the proposal and NOC for B*** LLC to construct a lanai in our backyard. On the contract it's clear "Permitting & Fees" are included in the scope of work. On 11/31/20 we wrote a check to B*** LLC for $7,500 On 11/18 we received a text message stating the engineer was working on the structure plans. On 12/10 we received a text that we were waiting on the permit. On 3/28/21 Ken B*** alerted us to the dissolvement of his business and that he was now working with LTD Xteriors LLC. We received an invoice from LTD Xteriors and met their team. We wrote a check to LTD Xteriors LLC for $7,550. on 3/28/21. The construction began in March 2021 and continued through May 2021. At completion we wrote LTD Xteriors another check for $5,000. We quickly discovered an issue with the roof of the pergola section. We contacted Ken B*** & John M********* (owner of LTD Xteriors LLC) and they came out to fix it. At that point we asked them when the permitting office would be out for inspection. We were put off. We asked for the 10 year warranty for the screen and we were put off. Over the next several months all of our inquiries and requests were put off until... On 9/13/21 Ken & John asked us to resubmit and notarize our NOC. They told us that due to B*** LLC shutting down and having been the original company to file for the permit (which I do not believe they ever did) that they just needed to reapply under LTD Xteriors LLC and then they would be able to schedule the inspection. We resubmitted the NOC to them the same day 9/13/21. On 10/8/21 we received confirmation from Ken B*** that he received the new NOC and was working on it. Since that time we have sent dozens of text messages and made calls to both Ken & John. Ken will not reply or return phone calls. John will reply but has not been able to provide us with any new information.

      We hired a contractor, Ken B., from LTDXTERIORS, on 08/29/2021 ( date of signed contract ) to complete a screen enclosure. A price was agreed upon and money was paid in full. The amount was $7600 and paid in full on 09/01/2021. Though the time frame of September to mid October, very little contact was made with us. False expectations and dates were given for permitting , concrete pour, and material delivery. When those dates came up, the contractor, consistently, gaves various excuses that ranged from illness , the manucipalities delaying things, etc. By the end of October the contractor stopped returning our calls and text messages. Beginning of November 2021, we were able to get into contact with Ken's business partner John. We found out that drawings had not been submitted for permit up to that point, beginning of November. After not knowing anything about our job, and being explained all the details, John proceeded to take over our screen enclosure job and become a point of contact. Permit was issued Mid- November. Expectations were given to us, from John, that the screen enclosure would be completed by Christmas of 2021. It was not. We rescheduled for January 24th 2022. It is now January 25th 2022 and we have been told that work could not proceed due to unfavorable weather. We have asked for delivery of materials, at the very least and have not been contacted since. One excuse that was given, in December was that the materials for our job, had been stolen. Thats why we rescheduled for January. At this time. We have no reason to believe that the job will be completed, or that there are any materials available to complete the work. We also do not believe that LTD XTERIORS inteds to follow through, with their contractual agreement.

      I spoke with ******* this morning and he told me that you had asked for additional information RE: Case#: ********. Below you will find our original text from our complaint in blue to the **** for the incomplete work on our screen enclosure. On Wednesday, February 9, the **** asked for additional information, inclusive of, but not limited to, approved plans, a copy of the building permit, and proof of payment. I have attached here the building permit, ******************* proof of payment and ****'s business card.



      Please note that one of the checks, in the amount of $3,250.00, is paid to the order of ***************. We wrote this check to him personally upon his request. He told us he was changing banks and gave us a sob story about how his bank would not release the funds, into his new account, from our first check (written only 5 days prior) for another week or so.



      Additionally, the ******************* as well as ****'s business card, show a logo and title for a company called *** Xteriors, LLC, while the permit was issued to L.T. ********************** Exteriors, LLC. While investigating this discrepancy, I discovered that ***************, over the past 30 years has had approximately 15 different business licenses issued to him under varying company names. I have attached screenshots from Sunbiz.org for your reference.



      Also, at the behest of our lawyer, we collected information on how many permits *** has pulled in Hillsborough County. I have over 30 screenshots saved with this information, which dates to July of ****. However, what I find most interesting is that since 2016, ************ has only applied for 12 permits under his specialty structure contractor's license ***********. Of these 12 permits, only five achieved a status of FINAL, one has EXPIRED, two have a status of CONVERTD, and four read as CANCEL. I spoke with *****, at Hillsborough County's ****************************** and she explained that a status of CONVERTD simply indicates that this permit was converted from their old system to the new system. However, of these two permits, PAL24327, expired on 7/18/2021, and ALU36747 will expire on August 6, 2022. Both have had and passed slab inspections. No further inspections have been called for.



      Last Monday, February 7, we asked *** and **** to please provide the contact information for the roof panel company/supplier for our project so we could find out whether our panels had been ordered. **** responded by telling my husband that he had no right to ask for that information. We also sent an email on February 10, 2022, asking a second time (the first email was sent on January 25, 2022) for their bond company's information. In this email we also asked for any and all warranty documentation associated with our project, inclusive of all manufacturer warranties for materials they had either purchased or told us they had purchased. There has been no response.



      We have filed the paperwork with the County and paid the fee to have ***************/L.T. ********************** Exteriors, LLC, removed from the permit. I have also notified the Chief Code Compliance Official of the situation. All emails to ******************************* and ****************************** have been kicked back to me and there has been no correspondence from either **** or *** since Friday, February 11, 2022.



      I am going to send a second email with some images of the incomplete work. Please feel free to reach out to me or ******* if you require any further information. We appreciate your time and attention to this matter.

This included a white aluminum screen enclosure with 3" composite roof. The amount also included engineered drawings and building permit fees. We paid ******************* in full on September 1, 2021. He told us that he went ahead and ordered all of the materials for our project. We were promised a quick turnaround with the drawings and a completed project by Thanksgiving. We were given false hope week after week for a month and then ***** completely dropped the ball. He ignored our phone calls, texts and emails inquiring about the status of our project and went radio silent. We finally got in touch with *****'s business partner, ****, right before Thanksgiving and were able to get the ball rolling again. He had no idea who we were and did not have any information about our project. The permit was finally issued on Decmeber 8, 2021. We hired a concrete contractor to pour the pad and he had the job completed by December 14, 2021. We were told then by *** Xteriors that they would be able to come in and get the screen enclosure erected by Christmas. We waited for **** to give us a start date and, by the beginning of January, we still had not been put on the schedule for installation. **** then told us that work would begin on January 24th. When January 24th came around, we were given another excuse as to why the work could not begin. At this time, we asked that work commence by Friday, January 28, 2022, or we would require the bond information. Work started on Wednesday, January 26, 2022, and proceeded sporadically through Thursday, February 3, 2022. On Friday, **** came and packed up all his tools and told us that he would begin installing the roof panels on Monday, February 7, 2022. At this time, we had been told that the roof panels had already been picked up. When Monday (Feb 7) came around we were told that the roof panels would be picked up first thing in the morning and then ***** would head straight to our house to begin work. At around 1 pm that afternoon, **** informed us that the roof panels had not arrived yet. We were told that they were now expected to arrive on Wednesday, February 9, 2022. We also expressed confusion as to why there were no roof panels for our project when we were told that all the materials had already been ordered back in September of 2021. It is Tuesday, February 8, 2022, at 9:43 pm, and we have received no word on whether or not work will continue tomorrow (Wed), despite having reached out to both *** and **** on multiple occasions. It has been ******************************************************************************** our back yard and a partially completed aluminum frame with 90% of the screen material installed. The doors have no screen material and have yet to be installed. We asked for the contact information for the roof panel supplier so we could call and confirm that the materials had been ordered for our roof and we have not received a response. We have no reason to believe that either **** or ***** will return to complete the project at this point. We have filed a complaint with Better Business Bureau and intend to ask again for their bond information.
